Here's the lowdown:
- The project will be built in two phases.
- Phase I is construction of the mall and the three 20 storey towers that stand on it. This is due to begin end of this year, but dont be surprised if it's delayed to Q1 2008. THe structure of the building should finish by mid-2009.
- Phase 2 is unknown.
But the whole project is scheduled to finish by end-2010.

Tertunda 10 Tahun, Ciputra World Kembali Dilanjutkan

Setelah tertunda karena terpaan krisis ekonomi moneter, PT Ciputra Development Tbk melalui anak usahanya, PT Ciputra Adigraha, memutuskan melanjutkan pembangunan superblok Ciputra World di Jalan Dr Satrio, Jakarta Selatan, pada November 2007. Ciputra World merupakan nama baru dari Grand Mall Ciputra yang tertunda pembangunannya karena terpaan krisis ekonomi moneter, dengan nilai investasi mencapai Rp 2 triliun.

Direktur Ciputra Development Tulus Santoso mengatakan, Grand Mall Ciputra dirancang sejak tahun 1996, tetapi tak dilanjutkan akibat terpaan krisis ekonomi moneter pada paruh kedua 1997. “Setelah tertunda beberapa lama, akhirnya manajemen perseroan memutuskan untuk melanjutkan proyek tersebut,” ujar Tulus kepada Investor Daily di Jakarta, Kamis (5/7).

Ciputra Adigraha menganggarkan dana sebesar Rp 2 triliun untuk merealisasikan superblok itu. Sumber dana investasi berasal dari kas internal perusahaan sebesar 30% dari total investasi, dan sisanya dari dana pihak ketiga seperti pinjaman perbankan dan hasil presale .

Ciputra Adigraha merupakan perusahaan patungan antara Ciputra Development dengan kepemilikan saham sebesar 70%, Peninsula Group asal Hong Kong (20%), dan Natsteel Corporation asal Singapura (10%).

Rampung 2010

Pembangunan Ciputra World dibagi dalam dua tahap yang keseluruhan ditargetkan rampung pada akhir 2010. Saat ini, Ciputra Adigraha sedang mematangkan desain Ciputra World yang akan dibangun di atas lahan seluas 5,5 hektare (ha).

“Desain final kami harapkan selesai dalam satu dua bulan ini. Di Ciputra World, desain bangunannya akan bercirikan modern building dengan konsep green architecture dan hemat energi. Kami menggunakan RTKL Associates Inc dari Amerika Serikat sebagai konsultan desain dan arsitek ,” kata Tulus.

Tulus menjelaskan, pihaknya pada tahap pertama akan membangun mal lima lantai dengan luas 100.000 m². Kios-kios di dalam mal dipasarkan dengan sistem sewa pada kisaran harga US$ 40 per m² . “Pembangunan tahap pertama diharapkan selesai akhir 2009,” ujar dia.

Tahap kedua, kata Tulus, pihaknya akan membangun satu menara apartemen, hotel, dan gedung perkantoran. Ketiga bangunan yang masing-masing berketinggian 20 lantai tersebut merupakan satu kesatuan bangunan vertikal dengan bangunan mal. Bangunan mal menopang gedung apartemen, hotel dan perkantoran.

Ciputra akan membangun apartemen yang terdiri atas 400 unit apartemen dengan luas berkisar 150-400 m²per unit. Sebagian unit apartemen diperuntukkan sebagai apartemen servis.

Seperti halnya mal, semua ruang perkantoran seluas 40.000 m² di Ciputra World akan dipasarkan dengan sistem sewa. “Untuk hotel, kami akan membangun hotel bintang lima dengan jumlah kamar sekitar 200-300 unit. Pembangunan tahap kedua diharapkan selesai pada akhir 2010,” jelas Tulus.

Tulus optimistis Ciputra World akan diterima oleh pasar. Optimisme itu didasarkan pada prediksi bahwa bisnis properti tahun 2008 akan lebih bagus dibanding tahun ini. Prediksi itu didasarkan pada tren terjaganya inflasi yang rendah, penurunan BI rate yang diharapkan akan ikut menekan suku bunga kredit properti, maupun pertumbuhan ekonomi yang moderat di Indonesia.

Ketika disinggung mengenai peta persaingan bisnis properti di daerah Jakarta Selatan, Tulus menjawab ringan, ”Bisnis properti itu kalau semakin banyak pemainnya semakin bagus. Karena saling terintegrasi,” ujar dia.

Bangkitnya ‘Sang Raksasa’

Direktur Eksekutif Indonesia Property Watch Ali Tranghanda berpendapat, keputusan Grup Ciputra untuk kembali eksis mengembangkan megaproyek ibarat kata ‘bangkitnya kembali sang raksasa properti’.

“Dua tahun belakangan ini sebenarnya Grup Ciputra sedang konsolidasi keuangan. Mereka telah menyiapkan dana tersebut jauh-jauh hari,” kata Ali.
Ali pun menilai, superblok yang akan dibangun Ciputra di daerah Jakarta Selatan tetap prospektif. Sebab, di kawasan tersebut kebutuhan terhadap area komersial masih cukup tinggi.

“Apalagi, selama ini publik tahu bahwa Grup Ciputra kuat akan jaringan hotel dan malnya. Namun, sebaiknya proyek tersebut dilakukan secara bertahap, dan harus dengan konsep yang jelas dan beda. Proyek tersebut harus segera dibangun sebelum over value ,” ujar dia.

Ali menyarankan, pembangunan superblok tersebut harus memperhatikan masalah kapasitas jalan raya. Maksudnya, jika Ciputra tidak membangun akses jalan, yang timbul adalah kemacetan yang semakin menjadi-jadi.

Di kawasan Mega Kuningan, dalam amatan Ali, tidak banyak pengembang besar yang bermain. Kalau toh ada, itu sebatas konsorsium. “Setahu saya pengembang besarnya hanya ada, yakni Grup Dua Mutiara yang dipimpin oleh Tan Kian dengan proyek Ritz Carlton-nya. Dan yang baru akan masuk adalah Grup Pakuwon dengan Kota Kasablanka,” jelas dia. (her)

The Ciputra World Jakarta, which is expected to cost about Rp 4.2 trillion to build, will be developed in stages over a period of between three and seven years. Construction will commence by the end of this year.

The 558,000 square meter Ciputra World superblock will be built on an 11-hectare plot in the heart of the city's "Golden Triangle", linking Jl. H.R. Rasuna Said, Jl. Jendral Sudirman and Jl. Gatot Subroto.

"The project will be developed in three phases. The first two are expected to be completed by 2010, while the date for the third has still not been decided. But it shouldn't take longer than 2012," company director Artadinata Djangkar said.

this is new design of course, by RTKL (USA firm). the theme is green, so you can see that they have plants and open space on top of the mall. pretty cool!

thanks encon for correcting. yeah, 2012 is the scheduled completion. No, 7 years don't seem too long, i guess it all depends on the company's finances and economic prospects.

It's about time to have this project tracked since they already stocked the structural material on the site.
whew... Jalan Casablanca will be hectic than ever in 2010,
and if Kota Kasablanka is commence to build, then the street is one way to hell...

please correct me if i am wrong: CW located on Jl. Satrio. it is next to The Somerset Berlian Apartment, and not the site between Manhattan hotel & NISP Tower, right?

then both superblock are only less than 3 km distance, passing the casablanca tunnel.

However both site are preparing the construction, i don't have info for the other one.

i see monorail track on the CW rendering.. too bad there is no sign of development of the track at all.

@KK, there is no significant movement on the project site. no change on physical too.
but my colleagues received a fax last week from Pakuwon group, he said that some tenants are already confirmed to lease on KK.
