Although my gut tells me that render's been floating around as an old version of this proposal for a while, I won't put money down on that since I can't even begin to place where I'd have seen it.

Still, I hope that's closer to what we ultimately get. I hate the design we've been shown so far.

A switch to wholly residential sounds more likely than one of the other ideas Morali floats in response to a question about Hurricane Sandy. "Who knows?maybe we'll have elevated walkways between our tower and 151 Maiden Lane next door. And then maybe more neighbors will join in. Creating a new plane opens a ton of opportunities. Why not have the High Line?or something like it?wrap all the way around Manhattan?" We're not holding our breath for a borough-wrapping High Line, but the rough completion date for 80 South Street is 2016, the same time as 56 Leonard.

That's clearly what he meant. ThatOneGuy is hyper-sensitive about modern boxes and is sometimes too quick to jump to defend them when they need no defending.

Anyway, for my money, both the "stacked cubes" design and the slightly curvy box design from 2008, are vastly superior to the incoherent mess we're being show right now. There appears to be no rhyme or rhythm to the shape of the gaps, or the pattern of the cladding.

It feels like somebody was watching that Gotye music video and decided that sort of thing would look good on a building... provided you put some random holes through it so that it made even less sense.

This butchering of Calatrava's design borders on sacrilege. They should have just let Calatrava get on with his proposal, instead of bringing in another architect to do a half-assed imitation.

The economics of selling units in Calatrava's 80 South St. required prices north of $30 million per unit. In 2007 that was considered unachievable. Post 2012, we're seeing $50 million units in a few top properties below 14th St. But the Calatrava still needs EVERY unit to sell at those kinds of prices. And South Street Seaport lacks desirability.

But I do agree that mimicking Calatrava was unnecessary and Morali (or someone else) should have put forth their own vision.
