Harga rumah di P. Pinang paling mahal
![]() S.M. Mohamed Idris diperhatikan Michael Lim Mah Hui menunjukkan carta peratusan peningkatan harga rumah di Pulau Pinang, semalam. PULAU PINANG 2 Dis. – Harga rumah di negeri ini merupakan yang termahal di negara ini dengan purata seunit mencecah hingga RM540,000 tahun lalu iaitu hampir lapan kali ganda purata pendapatan isi rumah penduduk Malaysia setahun. Felo Kanan Institut Kajian Sosioekonomi dan Alam Sekitar (SERI), Dr. Michael Lim Mah Hui ketika mendedahkan perkara itu berkata, kajian yang dilakukan pihaknya juga menunjukkan harga rumah di negeri berkenaan turut melebihi purata harga rumah di Kuala Lumpur iaitu RM390,000 seunit. Menurutnya, trend harga rumah yang terlalu tinggi di negeri itu bukan saja menyebabkan golongan bawahan tidak mampu langsung untuk memiliki rumah, malah golongan pertengahan juga turut mengalami nasib sama. ‘‘Amat jelas sekali harga yang ditawarkan amat jauh daripada jangkauan. Jika golongan pertengahan tidak mampu untuk membeli rumah atau pangsapuri yang dijual, apa lagi golongan bawahan. ‘‘Pada masa ini, penawaran dan permintaan untuk rumah tidak sepadan. Majoriti rakyat Malaysia mahukan rumah yang mampu dimiliki, namun pemaju lebih cenderung membina rumah mahal untuk mengaut keuntungan,’’ katanya pada sidang akhbar di pejabat Persatuan Pengguna Pulau Pinang (CAP) di Jalan Masjid Negeri di sini hari ini. Turut hadir Presiden CAP, S.M. Mohamed Idris. Jelas Mah Hui, keadaan itu menyebabkan negara dipenuhi banyak rumah kosong yang dibina pemaju untuk memenuhi permintaan pelabur asing dan spekulator, bukannya untuk rakyat. Menurutnya, ramai di kalangan pelabur dan spekulator memiliki dua buah rumah atau lebih sama ada dibeli untuk disewakan atau untuk tujuan menaikan harganya bagi aktiviti penjualan supaya mendapat keuntungan. Katanya, tindakan pemaju memasarkan hartanah itu secara agresif di luar negara memandangkan ia masih murah mengikut standard antarabangsa turut menyebabkan harga rumah di negara ini bertambah tinggi. ‘‘Amat malang bagi rakyat negeri ini khususnya jika Kerajaan DAP Pulau Pinang tidak memandang serius isu ini. Mereka patut memperbanyakkan rumah mampu milik dan mengawal pembinaan rumah mewah terutama di bahagian pulau. ‘‘Jika kerajaan itu benar-benar ingin menjadikan rumah sesuatu yang mampu dimiliki rakyat, sepatutnya kuasa yang mereka ada digunakan untuk mengawal pemaju, sektor perbankan dan spekulator supaya kenaikan harga rumah dapat dikurangkan,” katanya. Sementara itu S.M. Mohamed berkata, terdapat pelbagai faktor menyebabkan berlaku kenaikan harga rumah termasuk dasar kerajaan membenarkan orang asing membeli bukan sahaja pangsapuri malah hartanah lain. Jelas beliau, pihak bank turut menyumbang kepada kenaikan harga rumah melalui pelbagai teknik pemasaran yang agresif termasuk melonggarkan standard kredit sehingga 95 peratus pinjaman kepada pembeli. ‘‘Kini tiba masanya kerajaan memulakan dasar perumahan awam yang menyediakan perumahan mampu milik terutama di bandar seperti dilaksanakan Lembaga Perumahan Singapura iaitu kerajaan menjadi pelopor pembinaan rumah berkenaan,” katanya. Menurutnya, bagi sektor perumahan swasta, kerajaan perlu memainkan peranan utama dengan mengambil langkah bersesuaian untuk mengawasi harga hartanah berkenaan bagi mengelakkan kenaikan harga yang tidak sihat. ------ actually Malaysia pun ada agensi yang bertanggungjawab utk bina rumah utk rakyat biasa, SPNB. but they are all lembab, bodoh, lembu dan nak mampus! |

needs FIRM ACTION on that issue !!. not only in Penang..in KL/Klang area too.nanti kalau nak turunkan harga memang dah tak boleh dah. i have thought if someone bought 5 units of apt or houses (second hand or new one) and then he sell one of his unit and his proxy buy it back - 40% much higher...you can see how they manipulate and speculate the market. ![]() later, malaysian unable to own a house and we keep renting. yang kaya terus kaya..yang susah..terus susah. dah la developer lebih suka buat rumah kos mewah dan pertengahan. takda dah rumah kos rendah.

I say FIRM ACTION for the whole of M'sia M8... In near future, renting a plc will work out to be more worthwhile and if buying... maybe 2 to 3 generations needed to buy 1 accommodation. Corporate capitalism in property market i suppose...

i aso want to buy home...
Average in PJ is now RM500+ per sf for new home and RM450+ per sf for secondary home. I hope PJ can catch up with places like Bangsar and Mont Kiara RM650 to RM800 per sf in a few years time. I believe those who can't afford a home should just RENT, if not the rental market will collapse if everyone wants to own a home. The government should quickly set up a Mass Rakyat Housing Developer like HDB in Singapore. I think even PKNS is now going upmarket.

we must not deny that traffic jam in KL-PJ-Subang Jaya-Shah Alam…all that, is contributed by escalated property price.
how? people who are working in KL are no longer afford home in KL. so they sought cheaper home in Kajang, Bangi or Rawang. these peoples commute EVERYDAY to office, spending approx. RM10 just for petrol EVERYDAY. imagine if they only have household income less than RM3000? and if all wives are working, then we need more and more foreign maids working in our country. the kids now have closer relationship with maid than their parent! do you think this is good? seriously, uncontrolled property price invites more harm than good. the government should not just wiping the rich developer's butt only!! geez, this idiot gov don't even have balls to increase capital gains tax! sigh |

Perumahan Rakyat for low income ppl but if we are not addressing this issue, its will also affected middle income groups. berebut pula beli rumah yg murah.
