I just wanted to touch base to see how everyone is coming along with their properties. I have recently seen some pictires of the inside of the properties, along with the near completed outside pictures. You can see that the whole develment is going to be very nice once finished. The outside of the buildings are very impressive but i will hold my opinion of the inside until i see them in the flesh.

Hi

Just to inform you all that i visited Yasmin Village the week before xmas. The development is going to be a fantastic one, once complete. The problem is that i feel that is several years away as yet. The development is situated in a very good location right on the edge of Rak, only a short car journey to their developing investment area. All the road infrastructure is now pretty much in place and buildings 1-4 are completed, they now need the professional clean to be done for handover. I have to say the buildings look good from the outside and all the rooms inside are very spacious with high ceilings. Poor finish in the kitchens and the light fittings leave alot to the 1980s.But in all it is going to be a very nice project once finished. I have been told by the foreman that phase two will be ready for handover in march, i do not feel that is realistic and more likely May at earliest. He also said that the lagoon will be completed by end 2010 with the whole development finished in three years time. We will see, lets hope.

All utilities are connected, although the electricity is coming currently from generators.

Generally though i have to say i was more impressed than i thought i was going to be I had concerns over the development, with the lengthy delays and these are still a concern, but having visited it i must say once done it will be very desirable.

I took many pictures so if people respond i will post them.

Thanks very much for the update it was good to hear a progress report as havent been out there since June. I for one would be delighted to see the photographs you have taken so please post them.

I have a unit in phase II, so it is encouraging to hear that this phase should be ready sometime this year, hopefully mid year. I am hoping to rent mine out as soon as it is ready - do you know whether any of the other units have been rented out? Out of interest which phase is your unit in?

Anyway thanks again and look forward to seeing the pics.

The development really will look good once completed. I have apartments in blocks 2,3,4 of phase one so these are ready for handover. All the apartments need a proper deep clean as they have not been since being completed. There is for sure at least one person that has moved into block 2. This person was there when i looked around.

How/can you post pictures on here??????????????

hi folks, new member here. Now, Nov 2010 and I have no further news from TFG regarding a 1 bed, I purchased @ Yasmin. I was told, handover would be before xmas about 8 months ago.
Any news folks?

What phase did you buy in-Phase 2, which block. I have been told that all of phase two will be handed over in the next six months. Nearly all of phase one is rented out currently i think.

I have purchased an apartment in building 10. The progress seems quite slow. Did you all receive a letter from FG re electricity problems dated May 2010 together with a schedule giving completion dates? Does anyone know what is happening re electric probs or has this problem been rectified yet? I visited the site in May last year and things were progressing quite well but when I visited in December not much, as far as I could tell, had been done on building 10. Not sure how the other blocks are progressing in Phase II. Also requested how much a one bedroom apartment would fetch, rental wise but so far no one has been able to tell me this, although as far as I can gather all the one bedrooms in phase 1 have been let out.

Any information would be appreciated.

Hi there, would be interested to know which building number your apartment is in. As I said in my previous post mine is in building 10 and this should have been completed by now according to the completion letter I received in the post dated last May. Any news info would be greatly appreciated.

Hello everybody, I have purchased a unit in Phase 2 and just received a letter that the completion is postponed to November 2011 (was April 2011), did you receive it? do you have any news about the actual rents and if the area is potential for business...

I also recieved an email today saying the apartment will now be delayed until March 2012!

When I visited the site their was limited work ongoing.
Losing patiance with the whole purchase considering I first deposited money to TFG 2007 for the apartments in Umm Al Quwain

I too deposited the money to TFG in 2007 for one of the Beach Side Apartments.

I was reading their July newsletter this morning and there appears to be problems with the contractors re Yasmin Phase II. (re interior fitments and decor). I have an apartment in building 10 and hoping to get it completed by December this year. Have you heard anything further from TFG re the delays? To tell you the truth Im getting a little bit fed up with the whole thing, November this year it will be 4 years since I made my first payment. I am going to call them tomorrow and see what I can find out. Please let me know if you have any up to date news. Do you also know how much the apartments will be rented out for when they are completed because when I spoke to them earlier on in the year they were reluctant or just didnt know how much a one bedroom (fully furnished with their furniture package) would command.

I await any furtner information from anyone who is waiting for their apartment in Yasmin Village.
