Bellevue: 10833 NE 8th
In the DJC's design spotlight on Ruffcorn Mott Hinthorne Stine - the architect of 5th & Madison, 114 Pike - they listed their current projects which includes a 40 story high rise for Bellevue by Beacon Capital Partners.
My educated guess is that this tower is going to be on the large parking lot on NE 8th street between 110th and 108th avenues across from the Bravern. Beacon Capital bought this site (along with City Center Plaza) earlier this year and have been rumored to be planning another office tower once CCP is complete. Because of its location at the top of a ridge, this tower would presumably be the tallest in the skyline. http://www.djc.com/special/design2007/survey.html |

Awesome! Where does it say it will be office, though? A 40 story office tower would definitely be over the 450 height limit, no? I'm thinking it would have to be residential or mixed-use.

Yeah, a 40 story office would most certainly be over height limit. Sweet. Thats the perfect spot for a tallest. Right in the core.
I REALLY hope to see this come to fruition.

Spieker was the development firm that once planned a 25 story office tower on that site about 6-7 years ago. Here's a rendering of it, kinda looks like the Lincoln Square office tower.
This site has changed hands a bunch of times since then. Equity acquired Spieker. Blackstone acquired Equity. Beacon bought the site from Blackstone. I'm assuming this is an office tower because of the location and because Beacon is a major office developer. Mixed-use is definitely a possibility though. I hope they buy the Yen Lui site because an old photo studio would look really out of place sandwiched between all these new developments. I'd also like to see them line NE 8th with retail, that'll help bridge the gap between the Bravern and the Bellevue Collection. |

They should make it 50+ stories and design it better to be Bellevue's landmark skyscrapercity.

The building's biggest problem is that, if built (in Louisville) it'll be the signature tower in that particular skyline. I think this building itself is sort of interesting, but as the dominant tower in any skyline it will look god-awful. It would look far better were it to be built in Seattle, where there would already be enough taller and similar sized towers surrounding it--which would add to the tower's uniqueness. However, it would look horrible in Bellevue.

I dont care AT ALL about that funky building. If you want to talk about it, take it to a southern thread. All I want to hear is the sweet sound of Bellevues height limit squeaking upward.

There's a rendering of this tower in this week's PSBJ in an ad for Rushing Co., a mechanical engineering firm. Unfortunately its another bland box, similar to the 1918 8th tower in Seattle. If built, this will be the tallest tower in Bellevue due to its location at the highest point of downtown.

http://www.ruffcornmott.com/ Image 04 has a second tower on the site where the Yuen Lui studio currently sits. There's no mention of this in the description so I'm thinking this is probably phase II once they finally acquire that site. btw, we should change this thread title to "Bellevue: 10833 NE 8th" or something like that.
