ALI's first premier land development in Mindanao to be launched in Cagayan de Oro
By Mike Baņos Ayala Land, Inc. (ALI) will launch its first Ayala Land Premiere (ALP) development in Mindanao on June 9, signaling ALI’s entry into the southern Philippines real estate market. Dubbed Alegria Hills, the 53 hectare (ha.) high end residential subdivision lies 240 meters above sea level and approximately eight kilometers from the city proper. It is the first phase of a master planned 200 hectare property that straddles barangays Indahag, Macasandig and Camaman-an. “It usually takes ALI two years from a project’s inception to fully develop it but we shall already be selling the first 95 lots before the year ends,” Tetta Baad, Vismin marketing and sales head, told media in a press conference following the blessing of its office at Limketkai Center Friday, May 18, 2007. Although ALI officials did not divulge the opening price for the first 96 lots with an average size of 440 square meters, Ms. Baad assured it would be well within the means of their target market. The project is a joint undertaking of ALI and joint development partners Manny Boniao and Ricardo Murillo. Started by the Boniao couple as a land banking project in 1993, they were joined by Mr. Murillo 20 years ago when he also became convinced of the development potential of the property. “We chose ALI as our partner since it had the experience, track record and professionalism in the real estate industry,” Mr. Murillo said. “Mayor Emano approached the Zobel brothers to have the project expedited,” said Ver dela Cerna, Vismin corporate communications and property management head. Mr. Boniao cited the city government’s South Diversion Road and Emmanuel Pelaez bridge as concrete evidence of the city government’s all-out support for the project. “Although this initiative was already in the drawing boards of previous administrations, it was Mayor Emano who actually implemented it as a strong show of support for investors,”Mr. Boniao said. Mr. dela Cerna also clarified that the project is not getting any perks or incentives from the city government and insisted it go through the regular process of acquiring its PALC and development permits, having no desire to stir up any controversies like the brouhaha over the Huluga settlement. “We have no technical proof there any archeological sites or artifacts within the property but we are willing to submit ourselves to any group which could prove this to us otherwise,” Mr. Ver said. Toti de Guzman, project consultant, Marcos de Guzman Architectural Network, described Alegria Hills as inspired by “Organic Tropical Architecture.” “The community of Alegria Hills shall blend with the philosophy of architecture that promotes harmony between human territory and the natural world through thematic designs that seek to be part of the unified whole,” Mr. de Guzman said, adding that the designs drew inspiration from the late American architecture Frank Lloyd Wright. Other ALP projects include Ayala Alabang, Dasmarinas Village, Forbes Park Makati, Ayala Westgrove Heights, Ayala Greenfield Estates, Amara, Ayala North Point, The Residences at Greenbelt, One Serendra and Anvaya Cove. www.kagay-an.com |

![]() P250M Agora facelift project to commence soon by Rubelyn B. Yap/City Information Office The facelift of a new and modern Agora Public Market and Integrated Bus Terminal will soon begin. This was announced by City Mayor Vicente Y. Emano after a local contractor submitted its project proposal to the city government to handle the reconstruction of the old Agora terminal in barangay Lapasan, this city. Mayor Emano said that the P250-million market redevelopment project will be built under a Build-Operate-Transfer (BOT) scheme. Once completed, the new Agora public market and terminal will house a sprawling one-storey building complex for the terminal of buses plying the eastern side of the island of Mindanao, a spacious area for vegetable landing and a cold storage facility. Presently, City Planning and Development Coordinator Estrella Sagaral said they are still processing the necessary documents prior to the signing of the contract to be entered into between the city government and the project proponent. Mayor Emano hoped that the reconstruction job will kick-off in April this year as soon as the paperwork is in place. The redevelopment of the Agora Public Market and Integrated Bus Terminal aims to give market vendors, vegetable sellers and dealers, and stall owners in the area a comfortable and adequate place where could ply their trade, the city mayor stressed. i'm really excited about this project. this would facilitate agora's much needed "facelift", masyado na kasing luma at madilim ang agora terminal not to mention ang public market. Hope this project will speed up the commerce on the surrounding areas of agora and make it another business district in the city. medyo underutilized pa kasi ang area bandang osmeņa street tabi ng CU. at isa pa, ito rin kasi ang terminal that i use when i go home to n. cotabato hehe

hello bloodyred.. That's indeed a cool project.. i hope relocation of the squatters around follows. From the rendering, this new bus terminal would resemble the West Bound Terminal.. Would you know where the bus terminal operation would be diverted once the construction starts?

Well, no pain no gain. We have to give up something to gain something. Pero sana nga matugunan ng city government ang temporary operation diversion ng terminal. Of course we wouldnt want to have horrendous traffic in that area. Public safety and passenger comfortability dapat ang main agenda. My gosh may ulterior motive ba? Im a user of that terminal eh hehe |

as far as i know, a building has to be over 12 storeys to be called skyscraper. The hotel that a Korean investor is planning to build there is gonna be 16-20 storeys as per the news releases.
