The second Usce tower starts with construction only after the Usce Centre is completed. Seeing as how MPC is currently completing their documentation, working on an environmental case study, etc. for the mall, I expect them to start construction with the Usce Centre some time early next year. That means that we'll have to wait for the second Usce Tower to start with construction some time around 2008. MPC is also involved with the Blok 11a towers and someone from Beobuild emailed them, and they said apartments sales will start this fall, with construction starting in early 2007. Delta's Autokomanda project will definitely go ahead, but I doubt it'll be finished by 2008. I think mid-2009 is a more realistic date for completion. Delta has said that they first want to complete Delta City 67. It should be done in mid-2007. Once that is done, they'll start the Autokomanda project. However, they probably won't be doing the towers and the mall at the same time (just like with Usce), so it'll all depend on whether they decide to make the towers or the mall first. Delta is also planning a tower for Blok 20. If rumours are correct, Intesa bank no longer wants to be the anchor tenant for the tower because they want an entire building to themselves. I don't know if that rumour is true, but if it is, then Delta now must look for another anchor tenant. Besix is not waiting for approval yet. The tender for Blok 26 hasn't even been announced. However, before the tender is even announced, the city needs to finish the regulatory plan for the land (if they haven't already), which will determine what kind of development they want in that Blok. Based on what the city planners want, a tender for the Blok will be announced and companies will offer their solutions. Besix will participate, but it will not necessarily win the tender. They have to offer the highest amount of money for the land, offer to invest the most money, and provide the best architectural solution. Therefore, although the Besix plan will probably be among the best offers, there is no way of us knowing if they will definitely win the tender. |

There's one thing that seems wierd to me about this project. It says that not including the parking spaces, there is 13500 square metres of useable space in the tower. Does anyone else see something strange with this? It's a 40 floor building with only slightly more space than a a lot of the 6-storey buildings I've been following in Belgrade (and no, they're not spread over a huge plot of land). That would mean that theres around 337.5 square metres of space per floor. I'm under the impression that this would either be a really really really thin tower, or the journalist made a mistake in the article. Also, I don't see how the investor would be able to profit from such a building when they're investing a large sum of money to get so little office space in return.

Pyromaniac, I have to agree with you there, if it's really 13.5k m2, then that's a problem...
considering it's 142m tall, the average tower should have around a good 40ooo m2, while you say it's got almost 4 times less. now obviously this tower is slim, but usually the slimmer a tower gets, the taller it gets as well, as to optimize floor space, while 140m is, if you think about it, not very tall. Well I'm still confident anyway, and no matter how much office space, Sarajevo is doing a great job. My only problem is the design, it's got some flaws, but it's good enough

I think you are giving this ''journalist'' too much credit, especially with such (minor to them and their readers ) details. The only thing you can be somewhat sure about is the design and the height (which are their selling points). The rest is to be taken with a grain of salt, especially with a paper like Avaz..

nicely done ZLK!
What I like the most is Sarajevo's narrowness, so, not only does it emphasize the highrises, but also constrains the developers to build close together, hence the density. And more important, they seem to want to build high and close together, so that's a perfect combo, and Sarajevo, for 600k people, is building itself one sweet skyline
