This luxury residential high rise project is located in the upscale Coal Harbour neighbourhood of downtown Vancouver. There isn't too much information available about this $220 million ($240 million US) project just yet but I wanted to put the word out about this beauty as soon as possible and we'll update as time goes on. There will be live/work units in the podium and retail at grade. Bi level flats and loft units will run up the side of the taller building along the "creases". Thoughts?

West Pender Place is approved by the Urban Design Panel

A couple weeks ago the development proposal for West Pender Place was by the Urban Design Panel, which is the second to last step in the development process before final approval.

The Urban Design Panel (UDP) is a form of peer review for projects. It is a volunteer panel comprised of representatives from the architectural, landscape architectural, development, and engineering professions and a representative from the Vancouver City Planning Commission, which is the citizens' advisory body for urban planning.

Projects come before the UDP and present their application. Development staff from the City ask the UDP to respond to several questions about the proposed scheme, ranging from massing, public realm interaction, and whether the project had earned the proposed density bonusing in exchange for a variety of public amenities. The UDP votes and projects that pass are then welcome to make a formal application to the Development Permit Board, whose ruling represents the official recommendation of City Staff. City Council utimately approve or reject the application but they are heavily, heavily influenced by the recommendation of the Development Permit Board and the staff report, which are both influenced by the projects' approval or rejection and comments by the Urban Design Panel.

Projects that are rejected by the UDP are required to reapply once they have made whatever changes they are prepared to make. If a project is rejected a second time the UDP officially recommends that the Development Permit Board reject the project. A project is fully entitled to continue on to the Development Permit Board without the approval of the UDP but it must go through the process first. Only on rare occasions has a project been approved by the Development Permit Board after it was rejected by the UDP.

At every step the proposal is in the public domain and an audience is welcome at each level of meeting.

Based on prior examples in the city I would hazzard to guess that West Pender Place will break ground in the spring and top out by early 2010.

oh yeah it says 36 FL but you have to correct the part of the feets (10ft)

He/she didn't follow the template as to how to write the title, hence the confusion. He/she forgot the height in metres needs to follow the floor count.

Update by me:

2 months to pour 4 parking levels... 2 more to go, plus the whole other half of the site, lol. Also notice where the concrete for the neighbouring building's parking garage ends around 3 stories down the side of the excavation.

Update by me from today:
(digging out the rest of the 7-storey hole; see construction worker for sense of scale)


Below: Light feature on the exposed elevator cores. Somehow light pollution seems to be accepted as the "art" feature requirement on new buildings these days. A greenwall would have been more true to Vancouver and less tacky IMO.

Although the building is only 10 floors tall, there is a 36-storey tower depicted in the rendering of this project.
