宏利進駐東九 今年最大租務; 租用觀塘223商廈12萬呎 連命名權

東九龍剛錄得本年商廈最大宗租務成交。消息指宏利保險剛落實承租觀塘偉業街觀塘223商廈,涉及12萬平方呎樓面。有業界人士預期,各行各業的知名品牌,為減輕租金支出,將由核心區陸續遷向非核心區,當中新供應最多的東九龍,區內大手租務料陸續有來。

平均13元呎 月租156萬

市場消息指,宏利保險剛落實承租恆地(00012)及新地(00016)旗下觀塘223商廈,租用樓面共4層,每層3萬平方呎,合共12萬平方呎,平均呎租約13元,每月租金約156萬元,單以租用面積計,屬本年暫時最大手租務個案。

據了解,是次宏利保險所搬遷的部門,原租用銅鑼灣希慎道宏利保險大廈,涉及樓面約22萬平方呎,故今次保留一半樓面,另一半則搬往觀塘商廈。據悉,宏利保險大廈目前呎租約40餘元,若與是次觀塘223成交呎租比對,租戶可因此節省租金成本達67.5%,相信是推動企業搬遷的最重要因素。

近期愈來愈多知名品牌,由核心區及邊緣區,轉戰東九龍,例如同屬保險業的美國AIG集團附屬公司AIA(友邦保險),已租用萬泰旗下九龍灣Manhattan Place 6層樓面,而國際體育服裝品牌adidas,亦承租南聯(01036)旗下觀塘Landmark East近4萬平方呎樓面。

區內代理表示,近期東九龍商廈睇樓量明顯上升,當中不乏知名品牌,有意在區內落戶。

業內人士指,金融海嘯爆發後,大企業減成本,而東九龍新商廈,物業質素亦屬甲級,呎租在20元以內,與中區甚至邊緣區的租金相距甚遠,因此企業搬至東九龍,既可為辦公室升級,又符合減成本的當務之急。

東九龍首季近20萬呎租出

戴德梁行資料顯示,本年第一季的商廈市場,全港各商業區均錄得負吸納量,只有東九龍能錄得正數,吸納量達近20萬平方呎。據了解,本年區內的新供應,包括將推出招租的新地創紀之城7期,以及億京旗下兩座商廈等,合共提供近150萬平方呎新樓面,預計企業本年遷往東九龍仍陸續有來。

加拿分道全幢獲5億洽購本文重點
宏利租觀塘223共8層

全幢物業受追捧。消息稱,利氏家族基金或有關人士的尖沙咀加拿分道2號全幢,獲投資者洽購至尾聲,涉資約5億元,呎價約1.2萬元。據悉,上述加拿分道2號全幢早於○七年中招標,當時資料指出,上址樓高19層,總樓面約4.1萬方呎,地下至3樓為零售,4至17樓為寫字樓。

宏利租觀塘223共8層
恒地表示,宏利人壽保險(國際)有限公司連命名權租用東九龍觀塘223共8層樓面,涉及面積約24.7萬方呎,成該廈最大新租戶。另世邦魏理仕剛公布《全球商舖市場》研究報告,香港核心購物區舖位呎租約630元,位列全球第二,而美國紐約蟬聯全球首位。

據土地註冊處資料,上水順欣花園50個車位連相關物業共約3,438萬元售出。另灣仔莊士敦道25至33號地下F舖及G舖連閣樓成交價為3,500萬元。此外,上環信德中心西翼1504至5室以3,330萬元易手。

市場人士指出,金鐘海富中心平台2樓70至79號、及91至97號商舖已售出,成交價為7,600萬元,現租客為大型連鎖電器商店。

Architectural landmark shows the potential of urban renewal

When a cement factory and a facility for storing ice are no longer needed it can spell uncertainty for a thriving industrial area. But urban renewal plans for Kwun Tong have seen some eye-catching pieces of office architecture take shape.

Just a 10-minute walk from the MTR station is Kwun Tong 223 - a landmark two-tower, 22-storey office building in Wai Yip Street. It is built on a site that previously housed a cement factory and Dairy Farm's ice house.

The property was jointly developed by Henderson Land Development and Sun Hung Kai Properties, and completed last year after 18 months of construction. It boasts a multistorey structured thoroughfare on its top floors.

The property, with views of the waterfront, is more than just a world-class commercial complex with premium building amenities supported by international-level management services.

In addition to its grade A office space, it is also an innovative and eco-friendly design - a welcome addition to the district's landscape.

The combination of high-quality architecture and environmentally sustainable design is an example of how old industrial neighbourhoods can be revitalised.

The open portal in the structure's centre helps a free-flowing sea breeze pass through the entire district.

The building form uses a full curtain wall fašade.

Moreover, the property's waterfront proximity enables tenants to enjoy magnificent views of Victoria Harbour.

Units also have ceiling heights ranging from 2.1 metres to 3.1 metres, a raised floor system and one of the largest floor plates in all of Kowloon East.

The building has 12 passenger and four service lifts, a covered car park and drive-through drop-off zone.

The building has a gross floor area of 1.25 million sqft. Other features include a 180-degree sea view, a clubhouse with 50,000 sqft of conference and exhibition space, a shopping arcade and a health club.

Rentals are about HK$18 per sqft, according to Savills. A typical floor has a gross size of 30,000 sqft, while linked floors are about 62,000 sqft.

Taxis, shuttle buses and minibuses are also nearby. The area is also accessible via ferry to North Point and Sai Wan Ho, with buses running to Clear Water Bay and Tseung Kwan O. Construction continues on an elevator-enhanced footbridge connecting the property with the Kwun Tong Ferry Pier to boost accessibility.

As of early next year, global insurance giant Manulife Financial will be the building's anchor tenant. It will lease eight floors, amounting to 247,000 sqft, in the largest new lease at the property since its completion. Following an agreement in early July, Manulife is entitled to naming and signage rights as befitting the company's prominence in the area.

Other notable tenants include freight company CMA CGM, which has its Hong Kong offices at The Factory. Subsidiaries Delmas and ANL also moved in last December.
