Hines clearly is starting construction. They obviously have the money to proceed with the foundation. It's not clear if they have funding for the actual tower, but even if they do not, I'm sure that it will be forthcoming, given the demand for these units.

I wonder for how much they will sell these apartments. My guess is somewhere arround the cost of the apartments in 157. Both in height and in positions these two buildings are very similar.

I would agree with that, should be similar pricing to One57. If course layout will play a bigger part in that.

Not even close:

1.One57 - USD 7.000/sq.ft
2.432 Park - USD 6.000/sq.ft

Average asking prices of high floors for December, I bet Verre will be priced at USD 5.000/sq.ft.

No sales information 're: 432 Park has been released. I suspect that the average unit will go for a lot more than $6k/square foot. Same with Torre Verre.

Robert, I had access to the full price list of 432 Park, the sales office will open officially in three weeks.

For a three bedroom - 64th - with 4,019 sq. ft the asking price is USD 23,500,000; that's USD 5,850/sq.ft, in the lower floors - 34th - you will get a two bedroom for USD 3,500/sq.ft.

I really don't see how Verre can be priced higher than it.

redesign is horrible, first one was unic, and this tower looks just like a thiner version of John Hancock Center...
so sad for nyc...

Thanks, Costa. That's interesting. I tend to think that the prices will rise. This is a better location than One 57.

The redesign looks very much the same. Even the original looked "just like a thinner version of John Hancock Center." The only real difference is that this design is shorter, so it's a little bit "fatter."

Correct. When the city approved the 1, 050' version, it gave very specific directives about maintaining the original design in a scaled down size.

The tower looks nothing like the fat heavy Hancock, it is far sleeker and more beautiful with a much nicer facade and base. It's shape looks totally different. I wouldn't be sad for NYC if I were you. The original had a useless spire and I prefer the base on the current. I think the original was actually too insubstantialy thin.

I'm not surprised at all. Everybody is keep saying 432 is taller so it has to be more expensive, forgetting that front view of cp is something you can't easily replace with height.
