Sony just reached a deal to sell its 800,000 sf hq for $1.1b. It likely will be converted to condos, a hotel, and boutique office space.

I would not be surprised if Sony looks at the North Tower.

Wow, one more large tenant could take up the remaining space! Amazing how so many tenants come to the Yards yet so few venture to the WTC...

I'll have to stop and check out the site when I visit this summer. I expect great things!

There's around 320 sf of space left in Coach. Related is focusing on the North Tower. A purchase of space at this price by Sony would be a great deal.

The North ower is the one I really love. If Sony was to commit, then this may happen even quicker than we had anticipated.

Supposedly, many companies are interested in the North Tower. I would not be surprised if all 2.3m sf are spoken for within a year.

No doubt. I'd guess it will have adequate space claimed by September or October this year.

The thing is that according to the rules of this site, it is not considered under construction untill the superestructure is rising (from the basement levels, if there are any)

When they are drilling it is still considered prep. although it is indeed part of the construction already (again, according to forum rules)
Generally they consider a project U/C when the structure could be seen, like a foundation slab.

Furthermore there is no stop of the public observation deck and ballroom elevator(s) in the office lobbies. Taking an elevator straight to the double height sky lobby, and then having the remaining office floors above split into four different elevators will add what, maybe a minute? And on the far left it's pretty clear there's an elevator that you can take from anywhere to anywhere.

The elevator on the left stops at every single floor. Obviously it's the fire-fighting lift...

I think only the blue dots are usable for normal building users.
I think the black and orange dots are for behind the scenes.

Sony are not moving anywhere? They are selling the building, but will remain tenants. Similar to what Nokia did with their HQ.

Incorrect. It was reported that they will remain there for three years and then find space elsewhere in NY. The bulk of this tower is expected to be converted into a very high-end hotel and condos. The new owner might keep 300k sfr or so of boutique office space for hedge funds and P.E. firms willing to pay $125/sf.
