Reno Development News

I don't think there is a development news thread for Reno, Nevada. Reno has many projects in progress such as the Grand Sierra resort (the old Reno Hilton), so I decided to start it here. I also have a very unsuccessful Reno Development thread over at the UrbanPlanet forums.

I was just up there last week. What's happening with the former Flamingo Reno building downtown? Looks like they added some floors to it, but I know it's not the Flamingo anymore.

I know Station Casinos bought a couple development sites up there last year, so they're gonna build something eventually. A big one on the south edge of town and a smaller one by the convention center, to compete with Atlantis.

Also, Olympia Gaming has a big hotel/casino project in Sparks at the Marina which will be part of RED Development's Legends mall. I saw they were grading the site when I was up there. Same company that's developing Southern Highlands in Vegas.

Reno hasn't done any implosions since the Mapes Hotel passed away in 2000. Reno had to resort to converting their now-closed hotels into apartment buildings (for example, the Golden Phoenix Hotel was converted into The Montage).

I heard Reno is going to finally build a new control tower at the airport. 200 feet tall. The current one is only 70 feet tall and not up to FAA standards.

Great, finally there is a Reno thread. I will give some updates. There are many:

Well first of all the Winfield Towers are dead, they were supposed to be the new tallest in Reno:


The Arterra is also dead, but the company still plans to build a highrise on the same location:


The Waterfront Towers were supposed to be dead but they may have some life. There is a rumor that they will redo the plans and build retail first and then the towers:


The Belvedere Towers are continuing to move along, I believe the small tower is nearly complete:


The Montage is looking great. It is not far from being completed:




The Palladio is completely finished and people have moved in:


I'm not sure what is going on with Ponte Vechio right on the river:


Grant's Landing also right on the River has been postponed:


The Discovery Museum is coming along nicely:


The historic post office is planned to be turned into retail later this year:


Here is the new Ballroom to complement the Events Center, it is nearly complete:


8 On Center slightly south of downtown was recently completed:


The Thoma St lofts were originally considered dead, but now the developer has decided to build them in phases:




I believe the State Street Mixed Use is under construction:


The townhouses at Holcomb Place should start construction soon. They are about 2 blocks from the river:


Also, the Boulevard South project in southern reno(a very suburban area) was recently approved:


Also, here is the new tower for the airport:


Here is a rendering of the full-time planned farmers market downtown:


The Train Trench Cover which is a huge project for Reno has been approved, they are building a plaza on top of the recently lowered train tracks in downtown, there will also be retail:






In the process of the Train trench project Reno acquired 100 acres of land previously owned by the railroad, they have big plans for the western area of downtown:


And the biggest news is that the AAA baseball stadium will break ground any day now. It will extend downtowns boundaries, and completely revitalize the eastern end with retail:

As a Reno native, I just wanted to say those pics look great. It's high time that the city start thinking seriously about a residential renewal downtown. Are Renoites finally ready to live downtown?

Are all of the projects currently under construction or at least past the point of no return? If not, do you foresee any cancellations due to the housing market and/or recession?

IMO, the only ones may not happen are:

The Boulevard South-may not build all towers, however, its not downtown anyways
Thoma Street Lofts-just came back from the dead, hopefully will happen in phases
Grants Landing-was postponed, will likely break ground next year
Waterfront Towers-I really hope this happens, but don't know what the chances are.

I think all the others will likely be build or are being built.

Where exactly is "Boulevard South" going? From the isolated look of the sketch it almost seemed all the way out at Washoe Lake. Couldn't be that far out of town, could it?

Who is going to fill these downtown towers? I can't imagine that it's the 30/40 somethings who grew up in Reno and either stayed or came back after college out of state. SF/LA transplants?

For the Boulevard South Project you exit at South Meadows Parkway, and there is a little lake there. It deosn't show up on the map, but click on satellite on maps.google.com and you can see it. It is right in the middle of suburbia, and there is a business park nearby. Supposedly there are 25,000 jobs within a walking distance.

A lot of the people buying the condos are from California. I'm not sure if they plan to use them for vacation homes or to retire in. There are also a fair share of local empty-nester's 60+ year olds I think is one of the top buyers.

Another very exciting update:
The Waterfront Towers have been renamed the Waterfront District, and they have redone their plan. This is right next to the baseball stadium, which, IMO, brought this project back to life.

'A master planned micro-neighborhood on the banks of the Truckee River in Reno, Nevada by Carrier Johnson of San Diego. The project is expected to include restaurants, retail shopping, a boutique hotel and high-rise condominiums.'

Here are some projects that are outside of downtown:

Grand Sierra Resort-planned to have a ton of condos, and a large indoor waterpark(this is a long term project, I have no idea when/if this project will happen( it is about 2-3 miles east of downtown):










Here is the Legends at Sparks Marina, it is a large sporting goods mall.

Here are some new updates on the full-time urban market:

The key descriptive elements of the proposed site include the following:

1. Three brick buildings (totaling 8,494 sq. ft.)
2. Court yard (6,234 sq. ft.)

The three brick buildings will house a diversity of venues for food, wine, art, education and entertainment. Some indoor venues will have the capability to open up into the court yard to allow for outside dinning.

In addition to accommodating several outdoor dining areas, there will be at least 12 sites for booths to display fresh food, arts and crafts.

It is proposed that the market also include the North bound side of West Street, closing it off three days a week during the Spring and Summer while leaving the South bound side open allowing traffic flow. In two to three years, staff contemplates utilizing the alley behind the market and the Parking Gallery transforming it to a European-style pedestrian muse for pop-tents and seating.

Staff seeks to acquire and relocate the Ginsburg clock to the median on West Street and to restore and display in working condition several of Reno’s best neon signage from its early hay days within the Court yard and pedestrian alley behind the Parking Gallery.
