Brem plans Prima Pelangi expansion

BREM Holdings Bhd, a property and construction company, wants to buy more land in Mont' Kiara and Segambut Dalam to expand its ongoing Prima Pelangi project.

The project, sprawled over 28 hectares and located in Segambut Dalam, is being developed by its unit Harmony Property Sdn Bhd in three phases until 2014. It started in early 2003.

According to Harmony project manager Chia Thye Kong, the current plan calls for the development of properties worth some RM600 million.

But Brem plans to add new components within the development to make it more exciting and to raise the value of the project.

"The original development plan comprising mostly apartments and condominiums was firmed up in 2002. We now plan to build bungalows, semi-detached and double-story houses and luxury condominiums under phase two and three and also on the new landbank that we plan to buy," Chia said in an interview.

He said Harmony may also include a business centre in the plan.

The company is looking at a few parcels of agricultural land priced between RM60 per sq feet and RM100 per sq feet.

"We are already in talks with landowners to acquire between three and five acres in different areas but we will be quite selective to ensure it fits into our business model," added Chia.

Harmony has launched the first phase comprising 188 units of double-storey houses, 16 units of 21/2-storey super link homes and 388 units of medium-cost apartments, which have been sold and now occupied.

Phase one also consists of the Rosvilla condominium with 174 units, priced between RM238,000 and RM288,000, which is still under construction.

Some 60 per cent of Rosvilla units have been sold since its launch a month ago. It will be completed by the end of 2009.

Phase two will include 412 condominium units, which will be launched by end-2008, priced more than RM250,000 each. Around 1,050 units of medium range apartments would be launched in 2009 and 2010.

Under phase three, a total of 1,051 condominium units will be launched in 2011 and 2012.

"Looking at the take-up rate of Rosvilla, we will revise the properties in the remaining phases to include high-end developments taking into account market trends," he said.

Rosvilla makes a mark near Mont’Kiara

PETALING JAYA: Harmony Property Sdn Bhd is banking on its new project’s proximity to Mont’Kiara to sell. Called Rosvilla, the condominium development is located in Bukit Prima Pelangi, less than 800m from Mont’Kiara’s epicentre.

The developer, a subsidiary of Brem Holdings Bhd, is targeting young professionals who are just starting out by pricing the units affordably from RM238,000 onwards. Built-ups are from
1,203 sq ft to 2,468 sq ft and the condo comes with club facilities such as a gym, swimming pool, sauna and tennis courts. Maintenance has been set at 16 sen psf.

Rosvilla’s exclusive marketing agent, Henry Butcher Real Estate Sdn Bhd has recorded an encouraging take-up rate of almost 50% since launching the project on Oct 6.

Henry Butcher’s CEO Tang Chee Meng said affordable pricing and a choice location were the appealing factors that make Rosvilla condos an attractive buy.

“The average price per sq ft is only RM200 and it is certainly in an affordable range for most working-class Malaysians,” Tang told theSun.

“And since it is located in the vicinity of property hotspots in the Klang Valley, the prices are certain to appreciate in time to come, promising good returns on investment and rental yields.”
Rosvilla has a total of 174 units housed in three blocks of between seven- and 15- storeys high. Built on a 3-acre freehold site, it has a gross development value of RM43 million. Completion will be in late 2009.

Rosvilla is easily accessible from the NKVE, Sprint Highway, Penchala Link and the LDP.

On Harmony Property’s next project, Tang said the developer is planning to develop a similar condo development on their 70-acre land bank in Bukit Prima Pelangi.

For a limited period, buyers stand to get built-in kitchen cabinets, complete with a hood and hob.

With special features such as a contemporary urban façade, timber board flooring, piped LPG and a layout that emphasises practicality,residents of Rosvilla Condominium will also be able to enjoy facilities such as wading and swimming pools, tennis courts, Jacuzzi, gazebos,children's playground, barbeque area, a multipurpose room and a café.

Other facilities to be provided within the development are gymnasium, mini-market, sauna room,community function area and surau.

Security-wise, the development will be equipped with 24-hour security check with CCTV cameras and a central monitoring system.

Property in KL- Rosvilla


Mount Kiara is always considered as the prime addresses in Kuala Lumpur. You can find a lot of facilities near by such as shopping complexes, international schools etc. My friends told me that if you want to get a unit of condominium nearby Mount Kiara, you better have a five-figure salary every month.


Anyway, I think the developement over there is a bit over-heating and even if you have a unit there, you will see mainly fly-overs if you open your windows and no more greenery.


But I think a lot of people especially foreigners like to live there. Recently, found a newly launched project which is affordable for most people.
