Hi Guys,

I have a 1 bed in Axis 1, would be interested to know if any of you have spoken to the developer to adjust the prices as per current market condition. We have to pay the 3rd installment at the time of handover. As most of the developers are currently revising their contracts, shouldnt we ask our GGICO to provide some relief to us

Unfortunately the developer is not very good in Customer Relationships.
I have sent several e-mails unanswered and I had to shout until someone sent me a 4-lines e-mail to inform me that Axis 4 will be delivered in August 2009.
I visited the site myself and judging from the condition of the building this deadline looks unlikely.

Another concern is that it appears GGICO is not registered with RERA as they are obliged by law. I asked them about it but they simply ignored the question. They are not listed in RERA's web site anyway.

I have another investment with a different developer and I receive regular monthly reports with actual pictures from the site.

GGICO does a really poor job in this area and it is a shame. How difficult is to take few pictures once a month and e-mail them to investors???

HI Guys,
looks like the developer will not listen if we approach them individually as i did the same back in march. We need to be united and make them aware abt the secondary market situation. I am pretty sure that they are aware of this but they might be waiting for a combined reaction from the investors before they can decide on any thing. any suggestion in this regards....

These guys built 20 buildings at the same time.
That's why they cannot deliver on the deadlines.
It would be preferable to deliver them one-by-one.
That would maximise rental returns and resale value for investors instead of throwing hundreds of apartments in the market at the same time (not counting the ones coming from other developers).

They are not building 20 Axis at the same time.There are currently 16 launched.There is one completed and 7 are topped out.The eight from phase III have probably not started yet even though they were launched last Nov I believe.

Just called the 800-GGICO line to enquire about rents in Axis 3, which is the only one ready now.
The answer is AED 55K and 4 cheques annual rent for 1 bed.

PS. again negative signs: i had all my questions answered eventually but the lady who answered my call did not know anything and she had to put me on hold 4 times to get all the answers by asking someone else. Anyway...

I recently saw a 1 BR in Axis 3 (the one that is ready).
The quality is quite decent I can say, except the kitchen cupboards; they look cheap.
The gym and pool are very small, actually the pool was in a sorry state due to the winds bringing dust and leaves.
