I feel physically unwell watching that video!

This year so far the air has usually been really decent so it sucks that they got a smoggy day

Re seeing CTF from there - it's 45 or so miles away in TEDA so I don't expect so. Given the thousands of high rises and skyscrapers in the city it would likely be obscured from view anyway sadly

When it eventually opens I'll be sure to head downtown and check out the views from whatever the highest floor is we're allowed to. Will get you all some pics

Seems more likely that CTF across the road from me will finish first though!

Looks like someone's got cash flow problems, which is not good with a building this far into construction.

Or a major tenant backed out/changed their mind...

I'm far from an expert on this but wouldn't it make more sense for them to get this over the finish line ASAP as they can't start making money off it until it's done.

If it remains incomplete isn't it just a black hole on the company's books?

I've wonder the same thing about many of the MSD towers in TEDA (Tianjin port CBD) because many of those are finished/very close to completion) but there doesn't seem much motivation to get them open/finished quickly.

If the demand for prime office floor space is too low to find the tenants at the moment wouldn't they be better off providing low rent for the next couple of years and getting it occupied then raise the prices in a few years - as opposed to them sitting empty and incomplete?

What level of occupancy is generally considered as a prerequisite for the building to be worth opening for and to make profit over operating costs, does anyone know?

If someone can clarify and explain why this isn't happening that would be greatly appreciated

Could just be one giant property built for the purpose of negative gearing lol

It's hard to apply the residential ghost city explanation to this giant 600m building. Based on the timing of when this proposal was first announced being pre-GFC when money was cheap and times were good. The company has simply run out of money since then.

The reason they haven't lowered their prices to attract any tenant is probably because the cheaper rent won't cover running costs of the building. They probably lose less money by having it sit there than investing more to open it up and have it running for cheap rent...

On top of that, if they're trying to sell this asset, lowering the rent would only devalue the building...

I simply don´t understand why supertalls (400+) can´t stand in Wuhan or Tianjin near each other like it works in Shanghai or Guangzhou. In this way every supertall is promotion for the other. If this building stand in Guangzhou, instead of CTF Guangzhou, for example, nothing like this would happened, because the surroundings, full of supertalls, is the the most interesting part of Guangzhou, where one building is promotion for some other building, standing near. One supertall with a lot of prefabs/highrises is poor "skyline".

I think Goldin Finance might not have had the money to buy more central. It's a gamble to get further from the center, get cheap land and hope for the construction to bring other projects to town.
