What I'm interested in seeing, going forward, is how these distinctive developments in Tianjin (and other cities implementing this kind of "iterative" approach to planning) will connect these areas.

Honestly, one of Shanghai's biggest problems with Lujiazui - even thought it's very near the central area of the city - is that it's not connected (for pedestrians, anyways). You must hop on a ferry, bus, or the subway. While it's perfectly fine, it makes the area feel inaccessible and may be a leading cause in why you see very few people in the area unless they need to be.

In the case of Tianjin, I bet we will see a rather large corridor develop between these areas, probably green space and other public spaces, to form a cohesive whole.

So, for me anyways, I don't happen to care that they are not focusing on one area. We're learning that that's not always the best way to go about things.

Besides, it all ultimately comes down to the municipal government trying to leverage it's land: spread the development around so that, when time comes to auction off new parcels, they are constantly appreciating in price. THIS is how these cities are able to finance such expansive urbanization and why they are all sensitive to the valuation of land. Property prices are, of course, a leading indicator of this.

All in all, it might seem hard to understand how something like Xianglouwan could be feasible, it's best to think of it as constant regeneration of the available stock: continue to relocate inhabitants into newer developments, all the while appreciating the value of current land.

What stands out most to me is that we will see many of these cities contract - more people moving into the center areas when they have the means to.

In Tianjin, most of the time it's not "clouds" but it's a pollution smoge... The same in Beijing. The worst is at the end of the winter because their is no wind and no rain to wash sky... It's probably the only thing I dislike in this place...

great view, that way people can see that it actually is not that far away from the city center and expanding into this area doesn't seem far off at all for the city.
