July 5 2011

Tower 1: Construction of Core wall L7-M7 and Columns at L5-L6 completed. Beams at L6 in progress.


Tower 2: HCS Topping at L5 completed, Core wall rebar works at L6-M6 and column rebar at L5-L6 in progress.


Tower 3: Rebar and casting for columns at L5-L6 and construction of core wall at M6-L7 in progress.


Tower 4: Casting of HCS topping P2, Core wall rebar work at L5-M5 and Column rebar work at P2-P3 are in progress.

And they are still discussing how to put it up there. So far the most favorable solution is lifting the bridge sections up as they did for Petronas Tower (same company, Eversendai is in charge)

Dubai Pearl first phase complete

Construction of the groundwork, foundations, basement and and lower grounds floors of the four towers, which form the central section of the Dubai Pearl Phase 1, is now complete

A total of 3.5M man hours have so far been spent since work started on site and over 60,000m3 cubic meter of concrete has been poured on one of the largest construction projects still being developed in the United Arab Emirates.

The development was designed by Schweger Associated Architects of Germany with consultant Arup and structural engineer Econstruct for client Pearl Dubai FZ. Main contractor is Al Habtoor Leighton Group.

The development is being labelled a “city withing a city” and will comprise a unique mix of high-end residential, retail, hotel, office and cultural space, including a purpose built theatre complex with an 1,800 seat auditorium, capable of hosting major global and regional entertainment events and shows. It will also be the future home of the Dubai International Film Festival.

“In the meantime, with construction continuing on site, people can now see the superstructure rising above the bridges and roads that surround the Dubai Pearl site which is located at the base of Palm Jumeirah. Dubai Pearl will begin to have a physical impact so everyone driving past the site will be able to follow its construction from now until completion.”

The Dubai property market is showing good signs of a recovery, with many neighbourhoods reporting the first increases in value since 2008, a new industry report has revealed.

However, prices for apartments continue to slip, easing by 1% for the quarter, with an abundance of supply available, the consultancy said.

Several factors will continue to drag on the market in the months ahead, including an additional 18,000 homes scheduled for completion by the end of the year, Jones Lang LaSalle report said.

According to the report, retail mall rentals have remained unchanged over the past quarter, with the increase in tourist arrivals and the lack of new supply contributing to stability.

"Since many retailers expect better business in the third quarter, we anticipate that rental levels will remain roughly stable over the coming months, marking the bottom of the current cycle," it said.

There are positive signs in the emirate's market after three years of steady declines. The report reflects what agents have been reporting in the market for the past six months.

Homes are selling for closer to asking prices even though only a few neighbourhoods are seeing increases. Most new construction is apartments. By the end of this year, apartments will constitute 79% of homes in Dubai, according to Jones Lang LaSalle data.

Meanwhile, Dubai's hotel market continued to perform well, with occupancy rising to 81% and Average Daily Rates (ADRs) stabilising.

Beach hotels registered the strongest improvement, evidenced by a 3% growth in ADRs and 11% growth in revenue per available room compared to the same period last year.

Although supply is still expanding, the upward trend in tourist arrivals is expected to sustain the recovery, said the report.

I see workers on the last two pics of the actual construction site, and the cranes are working as well, the site is huge seems huge so I wouldn't expect to see a crowded scenery.
