Yes, maybe at the end of this year or early next year, this project will resume amd the office tower will start the construction

There have been intensifying reports these last few weeks that Daelim is looking at this project very seriously and is considering putting apartments for sale in S2 2016. Here is the latest one, but not the only one.

This location has great access to Seoul Forest and great view of the river, as well as good access to Gangnam, but wasn't so trendy before, so it's been uncertain (since 2008) if this project will be viable. There have been improvements, such as the Bundang Line extension, the building of Trimage nearby that reinforces the premium location, as well as recently, new business opening in Seongsu-dong, as well as Common Ground and Understand Avenue (commercial and cultural areas made out of containers). So the market is warming up, and making it more likely that Daelim will go forward with the project. It's not a slam dunk yet though.

대림산업은 2008년 ‘한숲(서울숲) e편한세상’이라는 이름으로 지상 51층 초고층 아파트 2개동(196가구) 전 세대를 331㎡(구 100평)의 대형 평형으로 설계하고 분양에 나섰다. 당시 분양가는 3.3㎡당 평균 4259만원(3656만~4594만원)으로 강남 아파트보다 비쌌다. 최고 분양가는 46억원에 육박했다. 그러다 보니 1순위 청약 1명, 2순위 청약 2명이라는 처참한 성적을 냈다.

중소형 평형이 대세를 이루는 상황에서 대형 주택형으로 단지가 설계된 것도 흥행 실패의 결정적 요인으로 작용했다. 여기에 금융위기까지 더해져 사업은 무기한 중단된 채 수년 째 공터로 남아있다.

이에 대림산업은 사업 재개에 나서면서 기존 계획을 모두 재수립한다는 계획이다. 주거단지와 상업시설이 혼재된 주상복합형태로 건립하되, 단지구성 및 내부설계, 분양가 등은 모두 최근의 분양 시장에 맞게 수정한다. 대림산업 관계자는 “세대수 구성, 평형, 설계 등의 변경을 검토중인건 맞지만 확정된 것은 없다”고 말했다.

사업이 중단되던 과거에 비해 시장 분위기는 좋은 편이다. 성수동 서울숲 일대는 준공업지역과 경마장 등이 있었던 대표적인 서울 내 낙후지역 중 하나였으나, 경마장 이전 후 개발된 서울숲공원 조성과 인접부지 뚝섬지구개발, 한강변 전략정비구역으로 지정되면서 이전의 부정적 이미지를 탈피하고 있다.

주택시장 분위기가 지난해에 비해 한 풀 꺾였지만 고급 수요가 뒷받침되는 강남 등 일부 지역은 지난해에 이어 청약 분위기가 여전히 호조세를 이어가고 있다는 점도 긍정적이다.

또 최근에는 부영이 인근에 지하 8층~지상 49층, 1100실 규모의 초고급 관광호텔과 공동주택을 짓겠다고 밝히기도 했다. 이외에 2호선 뚝섬역과 분당선 서울숲역을 이용할 수 있는 더블 역세권 입지에 강변북로, 동부간선도로, 성수대교, 영동대교가 인접해 서울 전역으로 이동이 편리하다.

그러나 강남처럼 초고가 분양을 고집할 경우 흥행에 성공할 지 장담할 수 없다는 회의적 시각도 있다. 김은진 부동산114 리서치센터 팀장은 “해당 부지는 한강 조망권인데다 최근 인기있는 이른바 숲세권이라는 강점은 있다”면서도 “다만 성수동이 이전에 비해 인식이 좋아지고 있으나 고급주거단지 이미지는 아니어서 강남의 분위기가 그곳의 흥행보증으로까지 이어질 지 미지수”라고 말했다.

So, I have good news, bad news, and depends-on-your-tastes news.

So, bad news first:

The new renders have been published and the height has been slightly deceased.
It went from 206.5 (51 floors) to 199.05 meters (48 floors). Not a huge difference from a visual standpoint, but I would have liked it to be over 200 meters and 50 floors.

Now on to the good news:

Daelim is scheduled to start selling appartments in April. The date is pretty much set in stone now, so I don't think any major delays are to be expected. I don't know for sure if the prep works are going on right now (it's too cold for me to go over there without a valid reason), but apartment sales usually begin a few weeks or months after the start of construction. So my guess is they're actually working on the sites, but I don't have photo confirmation.

Now on to the depends-on-your-tastes news:

As with the reduction of the size, the renders have changed completely. Here they are. The boxy ones are the new ones. I'm sure some people will hate it. I think many people (including myself) will admit that although the design is simpler, it might look "classier" and might work out better in the long term. It's just one photo as of now, so tough to know for sure, but I like the cladding so far. But still, that's a huge shift in design, and it won't sit well with everyone.

Shame about the height reduction, I suppose, but as you said, it's minor, and will only even be thought about by weirdos like us .

As for the design...I think I actually like it. What'll make the difference for me is the prominence of the grid lines. If they're subtle, it'll basically just be another box. If they stand out, it'll at least be a bit unique. Definitely a love-it-or-hate-it kind of thing, but that's actually a good thing for Seoul.

Don't you have constructions photos? We are waiting for construction photos.
Please stop asking for photos of pictures on every single Korean project thread. You've been on this forum for a day, and you've only asked about getting pictures without saying please.

People such as myself and others have been taking some of their free time to upload photos and information about posts, so you should be thankful in the first place. I've posted around 3300 posts on this forum, with around 3000 begin for pictures of projects in Korea, so please have some respect for people who actually try to keep this forum up to date. I've uploaded updates for around 80 Korean projects this week alone, feel free to look at my post history or my signature for more information about it.

As for this project, I actually went cycling near this area around 2 weeks ago. Nothing was really apparent. In the cracks between the fences and gates, I was under the impression that some excavating had been done, but I wasn't 100% sure. And I don't have any photos at the moment. If I have, I'll upload them directly.

I think it looks quite interesting. It doesn't mix very well with Galleria Foret but the design is nonetheless interesting. It reminds me of 432 Park Avenue.

Frankly, a better, less-plain 432 Park Ave. The little bits of the building which are outside the box--literally--help to provide visual interest, and it looks like street-level design was thoroughly considered, as well. I think this is also more interesting than the prior, curvy design was, too. Pair this with Trimage and Galleria Foret, and Seongsu-dong is turning out to have a decent skyline of its own.

Granted that this will be a luxury residence, it's the kind of design that the commieblock industry should take a good look at.

P.S. If this is going ahead, what does that say for the Eunma-dong redevelopment in Gangnam?
