BGC | Fort Victoria [49Fx2|50F|res]
Any new info on Fort Victoria by NSJB? The pricing and payment scheme seem to be good. But how about the developer's track record, do you think it can deliver?

From the website map, looks like the Shang showroom will not be part of the future project. If I was looking at plan correctly, I was also pleasantly surprised to see that the project will have quite a vast frontage/driveway at the corner of 5th Avenue and Rizal Drive which should increase its visibility tenfold. They've been using the 23rd St. corner 4th Avenue address for the project and at first thought the project will be fronting the rotunda by Pacific Plaza but now it seems the project will actually be fronting 5th Avenue corner Rizal Drive instead which is a really good move to give the project even higher visibility and foot traffic. Mukhang underground parking din siya and yeah seems like glass and cladding will be used on this one which should enhance the over all look. I am really starting to like this project more and more from what I've seen/read so far. As Dunamis said it's a very much improved version of what was originally proposed. Looking forward to seeing/reading more of San Jose Builder's Fort Victoria @ BGC Project.

Property management and Victoria series
Looks good! I 'm wondering what type of stores will be in the commercial area. In this part of BGC, is the appreciation value guaranteed? Any thoughts about NSJB's property management history? Or is the Victoria series sort of unique, I mean different from other NSJB's projects?

Of course there are no guarantees in this world but the probability is very good, even great that this area within BGC will appreciate quickly. Why? Because with so many high-end projects lining up 5th Avenue; not to mention being only a few blocks from Boni High Street strip, makes for a very good combination of both location and convenience. 5th Avenue is really evolving into BGC's version of Makati's Ayala Avenue which will surely help in the appreciation of the area and of course the project itself. I think as long as you get to invest in Fort Bonifacio (more so in Global City in particular), you will not go wrong as long as the buying price is right and the project actually gets delivered. Unfortunately I can not tell you much about San Jose Builders' reputation nor feedback on the quality of their higher "Victoria" series projects because I'm not based in Pinas.

Its priced similarly to other BGC project. anyway its a bilevel unit daw...ano to parang loft? She told me its like a house with two floors kaya nga bilevel and different from a loft. first floor can be around 23sqm then second floor is 26sqm for a 49 sqm unit. so mas malaki ang second floor sa first. another thing, its somewhere around 55-58 floors, clearance is 2.5M floor to ceiling daw. what else did we discuss... she told me to visit the showroom at timog. I went there but another agent told me that they have not put up a showroom for fort victoria yet. so she kind of wasted my time. there would be a minimum 16 units per floor, which you have to option to combine. by the way --- no balcony for all units. at that price, is the unit bare? or finished? ur right, ka presyo na nya or baka mas mahal pa sa other BGC projects. nice location though.

Personally, I don't like bi-levels. A bi-level is different from a loft. Ang loft kasi, a portion of your lower floor still has a high-ceiling. Sa bi-level, wala na since the whole second-floor takes up the entire airspace.
Bi-levels should be cheaper than flats though because you need to go up flight of stairs often. |

Well pareho rin ng price ng GW projects. Masyadong steep ata yung downpayment scheme nila. As such with the same money I would rather put it in GW since they have the track record in building affordable condos in a premium development.

actually, walang downpayment. yung downpayment amount is what you amortize for 60 months. tapos yung balance upon turn-over, pwede i-finance rin.

the prices quoted above are for bare finish, with their current prices...
12%VAT + 6.5% TCP FEE =18.5% extra fror fees. that's steep. |

mababa ang ceiling 2.5m lang pag bi-level.
i like flat units better than bi-level. ka-presyo din ng latest G&W (CPR) and costlier than Sapphire and Blue Sapphire. but definitely "cheaper" than Meg and RLC developments. if i were to choose between G&W and SanJose............G&W pa rin

sayang without the VAT, this would have been a very good alternative to other developers. Kaya lang, ganun talaga...Babaan pa nila ang presyo. Do away with the VAT! hehehe.

I've already seen the model unit of Victoria Towers (at Timog) and the actual unit to be turned over to clients. My first impressions are the low ceiling and the finish of the common area (painted cement).
However, the broker told me that Fort Victoria will be more glassy and will have a higher floor to ceiling height. I'm looking forward on how San Jose Builders will execute this project. I know that there is a desire for the company to "upgrade" the quality of their condo development. San Jose Builders made its name through low-cost development projects, so hopefully, the Fort Victoria development will "prove" that they can do projects which will cater to the middle market segment . I hope they'll do it right.

Did you see a scale model? The agent told me they have scale model at TIMOG for Fort Victoria. is 2.5 M high enough for a floor to ceiling clearance?
