He was one of the sons of Sheikh Saqr al Qassimi [incidentally the world's oldest reigning monarch at 91] who rules with H. H. Sheikh Saud Bin Saqr Al Qasimi, Crown Prince and Deputy Ruler of Ras Al Khaimah.

The first 90% of a project takes 90% of the time, the last 10% takes the other 90% of the time
You pay peanuts and you get monkeys. In some organizations you pay doughnuts and you still get monkeys.

Yep - good luck to you both - we really could do with some independent assessment of status & you can ask all the questions you want!! Given that this stupid process was supposed to make things more efficient you would think they would have it working like a well oiled machine. Then again...

Hi LAXEY, I noticed that there's a group of investors from 5th avenue that are trying to get together to get their refund.
I'm getting to a point where I believe that this project is going to get dark clouds of Chinese Whispers over the horizon. With soo many Escrow protected Developments being frozen, can we put blind faith and hope for the best outcome????
Let me quote some Shakespear,"Now is the winter of our discontent
Made glorious summer by Paramount Properties;
And all the clouds that low'r'd upon our Blu Mirage Project
In the deep bosom of the ocean buried."

Hmmmm...Well I guess we'll have to grin and bear it

I'm planning to go to Dubai next year hopefully before Easter or during Easter Holiday period.
I visited Paramount Properties Dubai Office, in November 2008 it all felt soo positive...Ummmm....Ahhhh....Hmmmmm..However alot has happenend since then.

Hi mushy199,

There's a group of investors from 5th avenue that are trying to get together to get their refund. These are people who invested in scam developments and are now going to Dubai to seek their refunds...Just look at the shit with LHB, I mean honestly RAKIA is a toothless tiger...C'mon Khoie scammed people, and yet RAKIA have to get this fraudsters permission before they can take over the project? So I guess this will take years & years to complete......
there will be more and more Dubai scandals being exposed in British media
and that will have a negative impact on the property market.
I mean just take the example with Damac's Lincoln Park Development..The poor Investors know that this project is going down the crapper, they have been told unintelligible bullsh#t by DAMAC'S customer relations team of poppycock-peddlers, dispite Channel 4's exposing DAMAC'S lies in a documentary on TV (CHANNEL4)...Hmmm..So..DAMAC reassures the investors and keeps telling them relax your funds are safe in the Escrow account, however unless DAMAC states that the project has been cancelled the investors will not be able to get their money back! It's a Catch 22 situation! If brains were dynamite, DAMAC wouldn't have enough to blow the kneecap off a flea!

Just read this following thread from a disgruntled DAMAC investor:

We secured a unit on the Westside Lincoln Park building in Nov 2007. We are aware that there has been a long delay in construction and it should have been completed in mid-2010. I have checked my contract and there is no mention of the anticpated completion date. Has anyone been given a date? I think it will be at least 2012, five yaers after the launch. But I think that Damac are trying to get out of compensation by not commiting to a completion date. Should they not be paying for lost rental income because of delay? Plus, I hope that any design changes does not mean that I have to pay more for the unit. Plus, I think the delay is strategic between master developer , mizin and the RERA and Government to slowdown development and re-dress the supply-demand equation. Would welcome any opiions on this. Plus, I dont know the true market value of my unit given the recent price changes. I secured for 447,300 AED, 375 sq ft studio in Nov 2007. All replies answered.

'Force Majure' provision in your contract - 'Act of God'

You pay peanuts and you get monkeys. In some organizations you pay doughnuts and you still get monkeys.
One more important point, delay in handover with regards to the Blu Mirage, may come under the 'Force Majure' provision in your contract - 'Act of God' - in the sense that it was beyond the developers control and as such, will not be held liable. In addition, as we all know from previous cases, going to court in that jurisdiction - the chances of you prevailing based on the 'completion date / cancellation' clause in your contract - will be slim and none - AND - it will probably cost you a hefty sum to take to take it court, as many of the attys in that part of the woods seem to share the Lost Kray genes... You'll fork over the money, months will drag and then you will lose, totally forked

RAK rejection as America's Cup venue unfair: official

Tuesday's decision by New York State Supreme Court's appellate division not to hold the world's most prestigious yachting race in the UAE is unfair, a top yachting official said.

Saeed Harib, President of the UAE Marine Sports Federation and CEO of Dubai International Marine Club told Emirates Business that Ras Al Khaimah's suitability as host had been examined and okayed by an official committee. "A small island in the sea has been prepared for each team – the America's Cup cannot dream of this anywhere else in the world,"?he said.

"The UAE is known for its safety and its organisation of big international events such as the Formula 1 Grand Prix and the Fifa Club World Cup. So, it's clear organising the event will not be a problem."

Defending champion Alinghi of Switzerland wanted the race to be held in Ras Al Khaimah in February or May, citing ideal sailing conditions as its justification.

The court's decision made it almost certain that the Spanish city of Valencia will host the 33rd racing of the America's Cup next year, and it marked a possible end to a more than two-year legal battle over the terms of the race. The Alinghi team, which sails under the colours of Societe Nautique de Geneve (SNG), said after the ruling it looked forward to racing in Valencia in February next year.

Defending champions are normally entitled to name a venue for the next race as long as it meets Cup rules.

California-based challenger BMW Oracle, which sails under the Golden Gate Yacht Club colours, objected to the UAE venue, saying it was unfair because it was transporting equipment to Valencia.

"I think there was conflict between two teams, and Ras Al Khaimah was a victim at the end,"?Harib said. "The second party (BMW Oracle) should have met with concerned bodies and offered its requirements, but they committed a big mistake when they raised the issue in the media. They did not show co-operation."

According to the Deed of Gift, the document that established those rules, races held between November and May must take place in the southern hemisphere.

Although Spain, like the UAE, is in the northern hemisphere, Valencia has been deemed acceptable because it was the site of the previous race in 2007.

On October 30, the New York State Supreme Court ruled the UAE choice violated the rules, a ruling that prompted Alinghi to offer Valencia as a substitute before it reversed course and settled on the UAE again.

The appeals court on Tuesday reinstated that earlier ruling.
