When falsly advertising a marina,private beach and such other amenities on brouchres and when the investors pickup on missign details on these amentiies, agents SHOULD be doing their best to answer legitimate questions. Its unfortunate that Ines is getting the brunt of this but she does work for one of the two agents selling BM. Maybe Ines should ask her manager or developers to come to the forum so they can answer our questions.

Agents are not being helpful they are fixing their mess as the investors pick up on details eg marina.

We were first told by ines that their would be a break water around the whole of the island! When i contacted the project manager from Rakeen he told me no such break water would exist and a break water would not exist or funded by Rakeen. Ines followed and told us the the developers would be building a break water around the marina and that the contract would be drawn up and sent in a week... this was 3 weeks ago and still no sign of a contract from teh developer.

Myself and other investors have tried to contact the agenst to obtain offical document to show the splay of each the buildings. Here is what has been told to us the SAME agents;
1) There will be a 35 degree angle between each of the buildings
2) dont worry about the model you are looking at there will be a 15 degree splay between all the buildings
3) 25 meters at the bottom and 35 meters distance from teh top of the building over looking the sea.

Then we have not been told about the private beach that was advertised but on the Al marjan island shows no private beach for BM.

i think they still might not have the final master plan confirmed. things might be still in progress, as it is early stages yet. so, lets just wait and see. of course it would have been best if they started selling when everything is confirmed, but i have seen many projects that keep modifying the plans as the construction progress. the recent example being Timeplace tower in Dubai Marina e.g.

what a strange floor plan, it looks to be as units in part 7-8 have no balcony and many have very limited seaviews.

Now you can see why we want to see the whole master plan of the buildings. tower 7 and 8 are NOT 35 meters apart as stated in the adverts.

An investor is trying to get this from Properties Dubai in the UK. He is still waiting for the information.

BM plot number is 2APT.003, we dont have tower 7 and 8.
BM has got only 6 building G+7.

Just read you bought a serviced apartment in BM? Do you believe it will be a good investment? If so, How??? Im still confused as to what would be a good investment here. Please advice as i need to decide soon.

I bought one apartment in Tower 1 and i wanted to invest in Tower 3. i spoke to the agent from Paramount Properties he was very helpful and professional as always and suggested me to invest in Tower 3. i beleive return on investment in tower 3 is an excellent offer, as far as i know no one is offering 12% return in the market.

well... if you look at the price, that is enough evidence that the 12% return for 3 years guarantee is given back to you from what you have already paid to them!

8 Mar UK BM exhibition (@ Hilton Metropole)

hi there,

i've just joined this forum a while ago after noticing the thread. please bear with me if i show any lack of knowledge as i'm fairly green in this type of thing.

i attended the BM exhibition and found it quite a nice laid-back environment. i was fearing that i'll be facing all these sharks in suits staring down at me and bombarding me with info so it was a welcome relief to find most/all of them quite approachable.

Oh yeah, before I forget, I don't work for them!

As you probably know...what propertiesdubai was that you buy a room in the building, then also sign a 10 year contract with Elite Concepts to maintain the whole thing in terms of rent. What I liked was that even if my room is empty my rent return is based on my share of the whole property's rent (apparently I get 60% of net room rent) so I could get the crappiest room and still get my return based on the sea view rooms getting guests. The downside is ofcourse selling the thing or if/when i would stay there for my 4 free weeks i gotta deal with it (dont mind though i think).

anyway, anyway they did mention that 45 degree thing in the presentation as well. Also they partner with some company called First Rate FX that give cheaper exchange rates for Pounds to AED. Anyway, there's no obligation to use them though. I also got to collect the latest Availability list. Out of the 186 apartments listed only 16 were taken (mostly the ones with lower prices).

I asked few questions though I think you guys already know the answers, but will mention it anyway:

- If there are delays in development the developer would pay interest. Didn't get an answer as to how much interest.

Err...the other ones you probably know so I won't write it.

Was really keen to buy but after viewing this thread I'm not sure since the marina protection seems to play a big part for your guys.

Although, what about people who have less knowledge of these things? Won't they go for it anyway? And you mention RAK is really doing well and this island might take off....so wont that already help blu mirage sell itself?

anyway, thanks for all the (very) interesting info that has been mentioned and posted.

p.s. as i'm fairly new i have to admit that it was the price (£47000), guaranteed 3 year return and property management aspect that attracted me. Are there any other developments that are cheap but good value for money and easy to maintain? I live in london btw.

the marina is good for those who want to live in those apartment and have a boat. if you are going to put the apartment on rent, then over 95% chances are that the tenants wont have the boat. They are normally working professionals.

A friend of mine attended the presentation on Sunday. The information she received was that there are approximately 700 apartments in Towers 3 and 4 and over 50% of these have already been sold. The studio apartments without a sea view have already sold out on the 1,2,3 and 4th floors.
