Big Doings In The Seaport District

Things are brewing in the Seaport District again. If this deal goes down, it will be one of the largest developments yet.

Last year, we reported a project by John Hynes' plans for the building across from the John Joseph Moakley Courthouse as an arrested development. Hynes scratched his plan of a 750 luxury apartments deal with AvalonBay to consider building office space office because of a growing interest from office tenants. Then the plans came to a halt.

Fast forward to today and there is a new deal emerging, and it's possibly bigger than before. This deal will bring 2 22-story towers to Seaport Boulevard with 800 apartments, a movie theater, restaurants, and shops. It would be one of the first new projects part of the Seaport Square. This 23-acre re-imagines the Seaport's sea of parking lots into residences, offices, stores, and parks. Not much more detail has been released, besides 15% of the apartments will be set aside for low income renters, as mandated by the city. No mention about including micro-apartments either, but Hynes hinted that the apartments will range in size. It seems that Hynes and the Berkshire group will be part of a joint venture to bring a mixed used development to an area desperately needs life. This new development could be what the Seaport District needs to turn into a lively district.

Sausage Parcel Tower Revealed

Fenway Center Clears More Hurdles, 2014 Start Projected

The oft-stalled Fenway Center, that five-building exclamation point over the Mass. Pike with more than 500 apartments, appears to be on (again). The state has reached a deal with the development team led by John Rosenthal for the 4.5-acre site, around Brookline Avenue and Beacon Street, and the air rights above it. Construction could start by early 2014.

The path to this point has been a long and winding one. First pitched in 2007, Fenway Center has been held up by legal challenges from an adjoining landowner (challenges that Rosenthal won) and from a dispute with MassDOT over a 99-year lease for the site. Then, this past March, a deal for a parking garage on Lansdowne Street, opposite Fenway Park, seemed to signal that the project was suddenly moving forward.

The state deal for the site and the air rights would seem to confirm that. Per Casey Ross in The Globe: "A Patrick administration official said the sides ironed out a 'fair deal' that will result in significant revenue for the state as well as 1,800 construction jobs. A major issue in the negotiations was the value of the air rights."

Everything, of course, could still stall—the state Transportation Department's board is expected to vote on the deal May 22—but it finally looks more likely than not that the first phase of Fenway Center is on and would look like this: 420 apartments as well as retail stores in three buildings, including two of seven and 14 stories on Beacon and a seven-story one on Brookline; and a 750-space parking garage for local commercial tenants as well as Red Sox fans. The second phase would include a 27-story building.

Any new residential projects near Harvard Business School? Fiancé and I are looking for a place before school starts in August. Just wondered if anyone could easily point out anything new that might be opening between now and then in that area.
