对于精于建筑规划设计的李戈,他更愿意谈广晟国际在未来广州CBD格局中的未来及影响,“广晟国际规划、设计、管理等各方面的参照都是国际最高标准,甚至将考虑反恐功能的保安系统设施与管理。

本报讯 记者孙晶报道:日前,位于广州珠江新城中轴线上的广晟国际大厦开工,预计这座总高360米(建筑高度312米)的超甲级写字楼将在2010年全面竣工。广东晟铭房地产开发有限公司有关负责人透露,届时广晟大厦的平均租金将超过目前中信广场的平均租价200元/平方米。

有数据显示,到2010年亚运会前,广州市预计将有超过250万平方米的写字楼进入租售市场。按目前9000元/平方米的成交均价计算,广州写字楼市场未来几年的市值将达到约220亿元。

戴德梁行有关负责人表示,珠江新城、天河北以及琶洲三大区域将是今后一段时间写字楼投资的热点地区,同样这些区域也是写字楼售价上升的最重要推动力。去年推出的正佳广场东塔广晟大厦售价约12000元-15000元/平方米,而今年即将在天河北推出的天誉三期、大都会广场二期标价都接近18000 元/平方米。天河北“地标”写字楼中信广场目前在售的带租约单位价格已经突破20000元/平方米,但按照租金情况仍可以获得约9%的回报。房地产投资服务机构日前纷纷发表分析称,受广州经济保持两位数的增长,服务业的迅速发展以及企业的扩张刺激,广州写字楼在两至三年内仍有较高的投资价值。

广东晟铭房地产开发有限公司有关负责人表示,公司正是看好甲级写字楼升值空间大的行业前景,投资超过20亿元,打造珠江新城继东西塔后的又一地标建筑。据悉,广晟国际大厦由广东省广晟资产经营公司全资投资建设,与去年推出的正佳广场东塔广晟大厦出售方式不同,广晟国际大厦将采取租赁的方式经营,届时广晟集团总部将搬入该大厦。

not enough height/bulk to warrant a 'top' like that... looks odd... doesn't soar... a top like that needs to look like it's soaring.. and needs to be on a 1,500 footer.

Has this building a triangular ground? In that case it is a mix out of Empire State Building, Jin Mao Tower and Hong Kong Central Plaza.
But it's an interesting design though.

I dont agree. There is nothing special with this one except being an old school.

Is this going to be in Guangzhou's new cluster? I hope not.
