서울 천호사거리에 `높이 200m 건물' 건립(종합)



강동구 `천호.성내 재정비 촉진계획'..27만7천㎡ 개발

(서울=연합뉴스) 정성호 기자 = 서울 강동구 천호사거리 일대 `천호.성내 재정비 촉진지구'가 2009년까지 최고 200m 높이의 건물이 들어선 업무.상업.주상복합 지구로 거듭난다.

강동구는 천호동 453번지 일대와 성내동 일부 등 천호사거리 일대 구(舊)시가지 27만7천100㎡(83만970평)를 이같이 개발하는 `천호.성내 재정비 촉진계획'을 마련, 28일까지 주민공람을 실시하고 있다고 19일 밝혔다.

계획에 따르면 구는 이 지구를 당장 개발할 구역(촉진구역) 5곳과 장기적으로 개발할 구역(존치정비구역) 12곳, 그대로 보존할 구역(존치관리구역) 20곳으로 나눠 개발한다.

우선 천호사거리 현대백화점 뒤쪽(북쪽)은 이마트, 현대홈쇼핑 등을 거점으로 관련 업종을 확대해 물류.유통 및 상업 중심으로 개발한다.

또 촉진 1구역인 현대백화점 우측(동쪽) 블록에는 최고 200m짜리 고층 건물을 신축, 업무.판매시설을 갖춘 지역 랜드마크로 삼을 예정이다.

천호대로와 접한 천호동의 로데오거리 우측 블록에는 사무용 건물과 호텔 등 일반 업무 및 업무 지원 시설이 들어서며, 성내동 쪽은 디지털콘텐츠 육성 지구로 개발된다.

또 천호대로로 인해 천호동과 성내동으로 쪼개진 로데오거리 상권의 활성화를 위해 지하주차장 일부에 스트리트몰과 선큰몰(sunken mall.투명 채광 형식의 지하상가)을 조성해 양 상권을 연결할 방침이다.

구는 아울러 간선 및 보조간선도로의 연계 체계를 마련하고 한강∼재정비 촉진지구∼일자산 녹지축으로 이어지는 도심 그린웨이(Greenway.녹도)도 구축할 예정이다.

특히 지구 내에 모두 9개의 소공원을 조성해 초고층 건물과 녹지가 어우러지도록 개발된다.

촉진구역 5곳은 모두 토지.건물 소유자가 조합을 만들어 개발하는 도시환경정비사업 방식으로 개발되며 대부분 업무.판매시설로 건축물 높이는 120∼200m까지 허용된다.

한편 최근 `한나라당 이명박 대선 후보와 연관이 있다'는 의혹이 제기된 바 있는 ㈜다스의 자회사 홍은프레닝이 지어 논란이 된 주상복합건물은 새로 건설된 건물이어서 그대로 유지하는 존치관리구역에 묶인 것으로 알려졌다.

구는 이 같은 개발계획에 대해 구의회 의견 청취, 공청회, 구 도시계획위원회 자문 등을 거쳐 내년 5∼6월께 서울시 도시재정비위원회에 심의를 요청할 계획이다.

구 관계자는 "2009년까지 촉진구역을 우선 개발한 뒤 2015년까지는 나머지 존치정비구역도 단계적으로 재정비해 나갈 것"이라고 말했다.
