I started buying 3 years ago they would not register at old price on contract no way
there is a new size for the apartment lots more to pay,
money back then, no chance,where from,Escrow your be lucky.

Hi Guys, the building does not need any pilling, shoring will be enough. That cement that was put on is to place the metal and to build the actual foundation. Yusef is in jail, he's serving a 30 year sentence. If every one pulls in a different direction for sure nothing will get done. I suggest one of you guys that's in Dubai to go seat down with Imad, and ask him to provide construction material contract. If actually locked in his materials then for sure it will get built. The truth is if the project gets canceled no one will get anything for a very long time, just look at the other project that got canceled. And it doesn't work like that who put what in the escrow account it's a collective account and the money that wasn't put in the account had to be justify, consultants, marketing 5% and most of the money went to pay the land. According to Rera everyone's money is justify. But where they pulled a fast one was on the land purchased they sold their own land for the project at a inflated price. But we should cry over spilled milk I myself have fully paid units with al zahra. If everyone cooperates with Imad and if
he has his material locked in, then you guys should stop the negative talks because it will only kill the project. Al Zahra isn't the only company that's in that situation, I could name you many and they all seem to be going forward right now. Besides there is no reason why they shouldn't build , construction has never been cheaper. And please don't think I'm writing on Al zahra's behalf, what I'm saying it's logical! You guys will turn this into a self fulfilled prophecy. Look at Memon they're a huge company they had a similar project in JVS it was launched way before Al Zahra they just started construction 4 months ago.

Don't think we are crying over spilt milk, as we are only trying to recover the money that is left before Al Zahra (you?) cheats RERA to release our Escrow account money and then all will be gone.

It seems like a Marathon who will get to our Escrow money first!

The owner in jail with 27 fraud cases from cheated investors, he/they ran away from their first office without paying the rent etc, the staff has all left - Vibesh, Damian etc, and a so called Emirates NBD Escrow account that never was an Escrow account, and no other building sites in the entire JV has poured concrete out like this in the middle of the sand!
Yes I do think Al Zahra are one of the only - but worst companies.

Don't you realise that Al Zahra have spent all the money outside the Escrow account, they have cheated, they have lied, so how do you think any construction quality would be from them?
Do you think the quality of the building would be very high, like in most other places, or do you think that it would be the lowest lousy sh.. that will need so much money in maintenance from day one? Think!?

Please don't let Imad brainwash you, he is good at that.

I was just wondering who the owner of Sunset Gardens is then, if as you say he is in prison for a long time is it still legal for him to have a friend out side prison to build for him or would the legal people say, you can not run a empire from prison or something like that, or is the new builder the owner and will make out new contracts for us as it seems no body has seen the new design without car park under ground ,what is it looking like now Sunset Gardens B is it still like the picture at the site,

I was just wondering who the owner of Sunset Gardens is then, if as you say he is in prison for a long time is it still legal for him to have a friend out side prison to build for him or would the legal people say, you can not run a empire from prison or something like that, or is the new builder the owner and will make out new contracts for us as it seems no body has seen the new design without car park under ground ,what is it looking like now Sunset Gardens B is it still like the picture at the site,
Also if we paid for the land do we own the land then,

The cement that was poured,it's to place the rebar and to pour the actual foundation.
I'm just as mad as everyone else, But I also know we have much options. If the project t is canceled today we'll 15 cents on the dollar. Most of the money in the escrow account was spent on plot payment. The plots are 80% paid for, so if the project is canceled the plots will get sold and the outstanding balance will be paid at the purchased price of 2007 which was 320 per scare foot. Plots in JVS is only worth 100 dirham now. The way the pulled money out of the company was by paying those plot, they inflated the price, at the time JVS was going for 230 dirham per scare foot. The Land department overviews all plot transaction and there definitely was some foul play by some of Yusef Maki Friends that were working at the land department. That's why after Rera reviewed Al Zahra projects they decided to let it go on. Our best option is for Al Zahra to build the projects it's doable construction price is 140 dirham per scar foot, compare to 550 dirham in 2008. So if one of you guys that's down there could meet with Imad and ask him to show construction contract, supplier contracts, crane reservations ect... then we know it's really happening. If he doesn't have that by now, we should take the Dubai Government to an international court. 750 unhappy client going to court and accusing the Dubai Government of foul play will definitely get settle before it makes headlines. The RERA account auditor was Yusef childhood friend, I'm sure there was a lot more things that was done that we do not know about. And Vibeesh i don't feel bad one bit, that little ******!!!!!!!!!!!!! But I think because of all that they have no choice but to build, and yes for sure they will cut corners which they already did, the plans got modify and they canceled a whole floor and the underground garage will be on the first floor. But it's better then nothing!!!

No it is not better than nothing. We will end up having a building that is so poorly built, that we cannot even sell our apartments if we wish to do this.
We will need to pay a LOT towards maintenance fees.

The photo you have inserted is not at all like the building site! This photo has a hole in the ground to start with. On the Al Zahra is the concrete lying on top of the sand which will never carry a 4 story building even if they pour more concrete.

Anyway I will get my money back from my Escrow account. I checked with the bank already and the money is there.
I do not trust professional liars, cheaters and convicts. Sorry.
You may have a differnt opinion, that is fine with me.

Only if it was that easy! Obviously you don't know Dubai, who is going to give it back to you? the escrow account manager? RERA? And please go find out what happened to the other dubai projects that got cancelled, if anyone received any money from any escrow account? It's going to be several year process!!!!!!!!!

I think why could he not have his Escrow money back because if he has paid to buy the land in his first payments he must be way over paid into this if he has lots more hundreds in Escrow where there is no interest he should get this back, why do the keeping so much of the money in escrow of you have proof of payment they should give excess back until it is required
Also do the builders like Alzahra hand big monies to rera so if things go wrong it is some kind of garanties or something like this,

You should negotiate with them (if they will eventually build it) I got a 50% discount on the extra on my contract. But then once again, it's all on papers until there is something there. I know what they are planing on doing is to move
clients that are willing to continue to sunset A and B. I think at this point they're extremely flexible you could even talk to them into exchanging it for a smaller appt.

Why on earth do you trust a guy that has 27 fraud cases againt him and is in jail for minimum 27 years? People who ran away from a big office without paying the rent, forged cheques, people who have lied and cheated for 3 years now?

When a project is cancelled you will get 95% of your money back. And that is the best option.

As I said it is like a Marathon: who wil get to our Escrow account money first? And I intend to win this battle.

I did think that if a company is registering with RERA and people are paying into a bank account for a registered projects then if that money is taken in any way the big banks involved should look for it and put it back into the Escrow they know where the checks are no going sure maybe thay can get the monies back for us back in Escrows where it should be, these are big banks and must know every think or what you think I think this is what they should do if any body think there monies is safe and they think it is in escrows its not very good for these banks is it,
The banks must be giving helps here to find our monies that on a date should be moved to an in Escrow, is the lands are they paid for with taken money do they do this there,or because we trust them to use our monies is that our problem or what do you think,

Yes, the Escrow account.
An Escrow account is a secure account. Money can only be released for building materials.
When Al Zahra asked me to pay into this Escrow account, I rang the bank and asked them if it was a real Escrow, and they confirmed this to me.
The bank has of course details of my money in this Escrow account.
You should ring the bank and ask how much money of yours are still there. 100% of your Escrow money should still be there.

Problem no. 1) Al Zahra will do anything to get to this money and get them released.

Problem no. 2) Al Zahra may have given you a name and number of a fake Escrow account?

The land was paid for before this Escrow account started. I am not sure who is the actual owner of the land.

Checzkid: You should read and learn about "Escrow accounts". You can google the internet and learn how it works.

I did not thinks people out side can have lands thats for Dubai people so if monies were used from a big bank which was ours, to buy place in apartmetn what are you thinking and we did think our monies were safe thea are somany there must be there must that paid before new escrow accounts os many so many somany lotof people where allthere money gone big banks know this we need help help here.RERA please, love Dubai,
