Naza in property drive
By Zuraimi AbdullahPublished: 2009/03/07 The Naza Group, traditionally known for its automotive operations, will soon be gaining equal prominence in its property business as it targets to become among the top three developers within five years. The group is sitting on RM7.6 billion worth of gross development value (GDV) from its 180.59ha landbank in the Klang Valley. The division raked in RM86 million net profit on the back of RM239 million revenue last year. It has secured orders of RM1.8 billion from projects like the Platinum Park near Kuala Lumpur City Centre, of which RM1.5 billion had yet to be billed, Naza group chief executive officer SM Nasarudin SM Nasimuddin said. "Our current landbank will keep us busy for the next three to four years, but we want to increase our landbank (further)," added SM Faliq SM Nasimuddin, chief executive officer of Naza TTDI Sdn Bhd, which spearheads the group's charge in the property sector. Speaking at a media briefing on the group's operations and strategies in Kuala Lumpur yesterday, he said Naza is keen to buy and develop land in the Klang Valley into high-impact projects. "We believe that, despite the current market conditions, there is still demand for upmarket products in good locations," he said. The group is due to launch the Bukit Indah upmarket project in Ampang next month, building and selling 136 residential units at prices that start from RM2.5 million each. The project should boast a total GDV of RM360 million. The group's flagship project, the Platinum Park development, is being developed over eight years until 2016. It will have seven office towers, among others. Construction work has started on the first 50-storey tower, which has been sold to Felda. Works on the second and third towers should kick off in the next one to two months, Faliq said. Nasarudin said Naza Group will buy the second tower, also a 50-storey unit, as its new headquarters. It should be ready in four years. ![]() ![]() ![]() ![]() ![]() The third 38-storey tower is being sold to a government-linked company. "The remaining four towers will not be more than 50 storeys high but we have not yet decided on their sizes," Nasarudin said. Meanwhile, on Naza's chain of local and overseas hotels, he said the group will rebrand the chain and build two more new hotels, a five-star hotel at the Platinum Park and a five-star resort in Port Dickson. "Plans on the five-star hotel are being finalised. But we are not sure yet whether to create a new brand or use a principal's name for it," Nasarudin said. Naza TTDI runding jual menara pejabat
Oleh Suffian A Bakar suffian@bharian.com.my NAZA TTDI Sdn Bhd, syarikat hartanah dalam Kumpulan Naza, sedang berunding dengan sebuah syarikat berkaitan kerajaan (GLC) bagi tujuan menjual satu blok menara pejabat setinggi 38 tingkat di Platinum Park. Pengarah Urusannya, SM Faliq SM Nasimuddin, berkata menara ketiga di projek pembangunan berprestij dalam lingkungan pusat bandar raya Kuala Lumpur itu, akan berkongsi podium dengan menara kedua setinggi 50 tingkat yang bakal menjadi ibu pejabat Kumpulan Naza apabila siap sepenuhnya nanti. “Rundingan masih berlangsung dengan GLC terbabit. Setakat ini, kemajuan rundingan adalah baik sekali,” katanya sambil menambah kerja pemasangan cerucuk podium berkenaan akan bermula April ini. Beliau berkata demikian pada taklimat media mengenai hala tuju Kumpulan Naza untuk tahun ini di Kuala Lumpur, minggu lalu. Hadir sama, Pengerusi Eksekutif yang juga Ketua Eksekutif Kumpulan Naza, SM Nasarudin SM Nasimuddin. Pembangunan berprestij dikenali Platinum Park di kawasan seluas lebih dua hektar itu, bakal mempunyai tujuh blok menara termasuk menara pertama setinggi 50 tingkat yang dijual kepada Felda pada harga RM640 juta awal tahun lalu. Platinum Park mempunyai tiga menara pejabat gred A, tiga kondominium dan satu hotel/apartment khidmat bertaraf lima bintang dengan nilai pembangunan kasar sekitar RM4 bilion. Dalam membentangkan strategi perniagaan segmen perniagaan hartanahnya, SM Faliq yang dilantik menerajui segmen itu berkata, fokus syarikat tahun ini termasuk menumpu terhadap penghasilan produk mengkhusus kepada segmen mewah, mempercepatkan jualan baki blok menara di Platinum Park, selain menilai dan merancang semula strategi pembangunan hartanahnya. Antara projek hartanah Naza TTDI ialah The Valley TTDI di Ampang merangkumi kediaman berkembar dan banglo mewah yang akan dilancarkan bulan depan, serta pembangunan bercampur TTDI Alam Impian di Shah Alam. SM Faliq menambah, tahun lalu segmen hartanah kumpulan itu mencatat keuntungan bersih RM86 juta bersandarkan pendapatan sebanyak RM239 juta. Katanya, nilai pembangunan kasar (GDV) keseluruhan segmen hartanah kumpulan itu setakat ini bernilai RM7.6 bilion, manakala simpanan tanahnya seluas 178.8 hektar. “Sasaran kami ialah menjadi salah satu daripada tiga pemaju hartanah terkemuka dalam tempoh lima tahun akan datang,” katanya. Menyentuh segmen perhotelan kumpulan itu, beliau berkata kerja penjenamaan semula akan dilakukan di semua hotelnya di Malaysia dalam tempoh terdekat. Kumpulan itu memiliki lima hotel dengan tiga daripadanya di Johor Bahru, Melaka dan Pulau Pinang. Dua lagi hotelnya, Howard Johnson dan Crowne Plaza terletak di Los Angeles, Amerika Syarikat. |
