Hill International Selected as Project Manager for The Escape Development in Ajman

MARLTON, N.J. & AJMAN, United Arab Emirates--(BUSINESS WIRE)----Hill International (Nasdaq:HINT), the worldwide construction consulting firm, announced today that it has been awarded a contract from Escape LLC to provide project management services during the construction of The Escape, an upscale equestrian and family activities residential community in Ajman, United Arab Emirates. The nearly three-year contract has an estimated value to Hill of approximately AED13.4 million ($3.7 million).

This is Hill's first project in the Northern Emirates. The Escape, which will cover an area of 8.3 million square feet, will be comprised of villas, townhouses and apartments, a boutique hotel and spa, a clubhouse, an activities and community centre, an equestrian centre, a show complex, and an equine spa and therapy centre. Construction is scheduled to begin in March 2008 and be concluded by December 2010. The anticipated cost of the development is approximately AED1.8 billion ($490 million).

What is the likely price per sq/ft going to be for apartments villas? And any details on payment plans etc?

There's some pretty big projects going on now around the emirates road area, should be interesting to see what impact this has on emirates city....

Equestrian-themed community set to boost Ajman's real estate


Dubai: Construction of a $720 million 200-acre equestrian-themed residential community will begin in Ajman next month.

The Escape project will be located off Emirates Road, on the Ajman-Sharjah border and will offer villas, low-rise apartments, a 150-room hotel and a full range of equestrian and sports facilities. These include stables for 200 horses and the first equine spa in the region.

Anwar Sher, general manager of Escape, said, "Escape will offer a new and healthier kind of lifestyle. The community has been designed to provide residents with an abundance of nature, peaceful views and privacy not seen in other developments."

Sher estimated that construction cost alone will be $500 million, excluding the land which Escape already owns. The total cost stands at $720 million.

Eileen Verdieck, partner of Escape explained the reasons behind choosing Ajman. "It's difficult for people in Dubai to live a nice lifestyle with the traffic and everything.

"With this location being literally 20 minutes from Dubai airport, it's a wonderful alternative for people who maybe didn't think this kind of lifestyle was in their price range."

The hotel will be the first equestrian-themed hotel in the world. And Eileen Verdieck believes that HoofBeatz, a centre merging equestrian activities with traditional sports for the whole family will "change the way people are introduced to horses". Anwar Sher says, "Investors are always in a rush to sell. With Escape, the land is already paid for. Also, we've registered the land in the name of the company. This means we can be pretty patient with the sales process."

Villa prices will range from Dh1.7 million to Dh3.5 million. A two-bedroom apartment will start at around Dh685,000.

Construction is expected to start next month and Sher is confident that "by around September 2010, it should all come together."

I think this project sounds more attractive than EC with lots of communial facilities and is also less dense. I think 510 is v good value for money

Hyder Acla scores equestrian contract

Masterplanning and landscape architecture consultancy Hyder Acla has been appointed masterplanner of the US$490.13 million Escape development in Ajman.

An equestrian-themed community, the 200-acre development will include horse riding facilities as well as villas, houses, apartments, and a sports arena.

Hyder Acla, a subsidiary of the design consultancy Hyder Consulting, said it was selected as masterplanner for the project because of its track record on projects combining architectural and natural elements, including Dubai Healthcare city and the greening masterplanning of Hong Kong Island.

Our aim is to combine the natural and the cultured, the traditional and the contemporary, in ways that enhance each other and their surroundings," said Dastin Hillery, senior masterplanning and urban designer for Hyder Acla. "The Escape masterplan will be driven by three elements: the distinctive equestrian facilities, the wide variety of health and fitness facilities, and the residential and leisure facilities. We are all very excited to be involved in this project."

The community will consist of a number of landscaped gardens, terraces and balconies.

The development, located on the Emirates Highway on the Ajman-Sharjah border, is set to be complete in 2010.

By the way, prices were increased by the developer since the launch of the project in January 2008 by AED 200K for a 3 BR villa.
