This buidling's address is labelled as 114 West Street - Development, http://www.ghcafrica.co.za/projects1.html

I went to the site in the morning and I have now got time to give you guys some info I got -
1. The Building will be 25 floors, it was supposed to be 40 floors but reduced ro 25. 2. It will be completed towards end of 2010 but somew of its components will be working before the World Cup. 3. Nice design I must say but again, its not a wow and the main entrance will be in Rivonia. Unfortunately we can't take photos of the design. 4. The lift portion is on 5ht floor and the basement parking is on the third floor. 5. The owner is the guy who also own the Raddison that is next to Holiday Inn. There are 2 other high rises coming in Sandton by WHBO and both will be in Rivonia road right next to this one. Murray and Roberts, if I'm not mistaken, is gonna start with construction of a high rise in the same vacant land where this building is located. So 2010 visitors will be in for a suprise as cranes will be filling Sandton skyline and the next time around they will be going even higher.

I rate they are missing out on one heck of a good investment opportunity by only making it 25F.......think about it....there will not only be the Gautrain station directly opposite the road but there will also be countless gautrain buses that are streaming in from the suburbs and other business nodes converging on the station........Metro Bus stops and the taxi rank are also liturally across the road, I don't know about BRT........the location is obviously brilliant in terms of public transport need but the situation of the development is superb aswell.......the hole of the way from the station to the square is to be pedestrianised which is going to offer a retailers wet dream and guess what......it's right across the road.......talking of roads.....situated at the cnr of RIVONIA and WEST two major north-south and east-west through roads for the entire city (not so much West Rd
)I'm not unhappy with the development and I don't want to sound brash and like the late Sydney but its just a little disappointing.........Otherwise its great |

Atleast when that 60-80 floor tower is built, people won't be saying "it looks so out of place amongst the 3-4 floors!", as the 20-30's will be a plenty

Ja perhaps thats one way of looking at it.........but don't you think that when we start developing 40F-60F towers the developers shouldn't need to consider ripping down a relatively new modern 20F tower inorder to access a prime, almost perfect location so that it can be developed to it full potential...........to me it seems to not only be an ineffecient use of the site by the current developers but it might have future cost implictaions to those seeking to re-develope the site in the future.......

Ja I agree with you that there are several other superb sites for "Tall" buildings....but the Sandton gautrain station precinct is going to become, arguably one of the most important transport hubs in Joburg, perhaps the whole of Gauteng.........The 4 plots of land that could constitute the station precinct, including the station site itself should not be under developed IMO.......Its not only about what it looks like but weather or not that land is being suitably used and in a sustainable way.
It also might provide an incentive for the provincial goverment to start re-investing in basic infrastructural needs in Sandton, so that when the real demand kicks off we are able to support it. It could be that all I'm saying is BS as there are several solution available to ensure future expasion............in hind sight, the developers have probably considered all possible situation...........I think I'm just craving for there to be something more visible of these "mega-projects" that we keep reading about.....we have all these proposed 40F-80F devlelopments yet the only tangable evidence of this is this project, the radisson and a bunch of holes in the ground that are gathering water. I agree with you, I'm just trying to take the positives out of a scaled down dev. However we must realize that perhaps a 40 floor was just not viable at this time. Developers will always want to maximize their investments, and if this could be achieved at 40 floors, I'm sure they would of built it. Let's not forget there is a plot right next door that is gonna be high rise, let's wait to see what they come up with. We aren't gonna have 2-3 50+ in Sandton, only one, and this needs to be backed up with a nice contingent of semi-highrises

Is it possible to get any photo's of the.......someone had said it was past the fence.......The core does look very big for something only 25F IMO

I think that is where the Park Inn would be, if you look at the two different renders you'll see how I came to that conclusion.
The render for the entire site ![]() And the render provided by Park Inn for their hotel......looks like the bit to the rear of the one above. |
