Development News-2011.4.27

Lippo Group plans $150 mil. investment in MIDAN City

Lippo Group plans $150 mil. investment in MIDAN City

Lippo Group will invest an additional $150 million to help accelerate the construction of MIDAN City, an “all-in-one” city being built in South Korea‟s Incheon Free Economic Zone, according to MIDAN City Development Co.
On March 15, the Indonesia-based company reached the decision during a meeting of group and subsidiary executives including Lippo Group‟s honorary chairman Mochtar Riady and incumbent chairman James Riady. The $150 million will be issued in addition to the amount it has already pledged based on an existing development obligation, proving that the group seeks to be distinguished from other foreign developers who have been criticized for short-term investment schemes, the city development company said. The new funds are expected to cover the expenses for the International Healthcare Centre, the International School, Hotel, Office complex, shopping mall and others.
Located just 10 minutes away from Incheon International Airport and 40 minutes from Central Seoul, MIDAN City aspires to become an “all-in-one city” that offers a wide scope of entertainment, leisure and relaxation. The first phase of the development is scheduled to be finished by the 2014 Incheon Asian Game with the construction of the Integrated Hotel & Resort, Shopping mall, International Healthcare Centre, International School, Retail Adventure Park, Single Residences and a Korean American Village. The city will be completely developed by 2020, with the addition of a landmark tower, golf courses and marina facilities. The infrastructure of the city is already about 99 % completed.
MIDAN City Development Co., Ltd. is a SPC established to lead the MIDAN City development project. The 11 shareholders include Lippo Ltd., IUDC, GS E&C, Posco E&C, KEB and Woori Bank.
Lippo Group is one of the largest and most influential conglomerates in Asia and has over 500 subsidiaries with 100 listed companies whose total capital exceeds $12 billion. The company‟s main scope of business ranges from city development, property management, retail to department store, hotels, finance and bank services.

I hope the ferris wheel is not the one that is making the final height of this tower. Moreover, I don't see it attractive to have the ferris wheel up there.

Omg, a ferris wheel, really? Anyways, it seems strange that the cost for a 5.7 Million SF project is less than $ 400 Million! That is even less than what it would cost in India, which has the cheapest high rise costs that I know of.

INCHEON l Midan City l ~200m l ~656 ft l Pro

Last month the South Korean Air Force decided to move its missile base to another place other than Yeongjeong Island. This relieves the strain on the proposed casino resort complex Midan city, and allows them to continue the project.

After seeing the possibility of the project to continue, the Hong Kong company CTF announced that they would invest $ 26 billion to the project.

So If I'm correct, there are now 3 projects for Casino / Integrated Resorts tailored to Chinese patrons on the YeongJong Island.

- The Midan City project you're mentioning.

- This one : Singapore Style Casino at ICN Terminal 2

- And the slightly smaller one named Paradise near the entrance of Terminal 1.

That seems like a lot. The city of Seoul itself is working hard to compete with Singapore (or HK, Macau) for Chinese tourists' money. But we're not even talking about Seoul here, but the still largely unoccupied island off the coast of Incheon. If Koreans are not allowed to enter the casinos, I doubt that 2 projects could be economically viable, let alone three, to cater only to Chinese tourists.

Don't get me wrong, it's good that the Island is seeing new projects, but with already fairly slow developments in Cheongna, Songdo and the southeastern part of YeongJong (Jungsan-dong?) it might be better to make sure the existing projects in Incheon are successful rather than throw everything against the wall and see what sticks, with the risks of ending up with a bunch of half-completed developments and huge debts.
