31單位僅五成交 御龍山兩伙未到價物業拍賣八成收回

【太陽報專訊】近日樓市交投有上升趨勢,買家出價仍較前進取,昨日兩個私人拍賣會共推出31個物業,僅售出5個,佔整體16%,即有八成物業收回。但買家出價態度積極,其中火炭御龍山11座兩伙,雖然開價分別較上次拍賣時調高60萬元及70萬元,但同獲買家承價至460萬元;另跑馬地銀主盤名仕花園亦獲五口承價,但最終全都未達業主意向收回。

上述御龍山兩個單位分別為11座低層連平台戶及高層E室,於環亞拍賣會中分別獲兩名買家連承兩口價及四口價,據悉上述兩伙一手購入價分別為552萬元及519.2萬元。至於同場拍賣的10個住宅單位雖全數未獲承接,但其中跑馬地名仕花園高層銀主盤仍獲買家承五口價至408萬元,較開價高40萬元;另一個以銀主盤形式拍賣的小西灣藍灣半島5座低層A室,亦獲承價至488萬元。該拍賣會推出17個物業僅售出兩伙,獲承接分別為長沙灣香港工業中心及青衣工業中心各一個單位,成交價分別為1,215萬元及95萬元,其中香港工業中心的單位較開價高235萬元,獲13口承價。另外,忠誠拍賣行亦推出14個物業,當中長沙灣星匯居及元朗原築各佔一伙,分別獲買家承兩口價及一口價至640萬及145萬元,但同因未達意向收回。另同場的御龍山1座中層D室則未獲買家出價;是次拍賣僅售出3伙。

淘大低市價25%沽出

另世紀21日昇黃文龍稱,北角城市花園1座高層D室獲3名買家搶購,但最終以低市價5%的460萬元轉手。祥益古文彬稱,屯門倚嶺南庭高層B室以 150萬元沽售,為同類型單位近兩年多新低。港置陳偉宗稱,九龍灣淘大花園R座低層7室以150萬元沽出,低市價25%。該行陳煒鈞稱,土瓜灣翔龍灣1座低層H室以210萬元轉售,低市價9%。利嘉閣黃龍智稱,5魚涌太古城唐宮閣中層H室以303萬元轉手,低市價8%。中原黎宗文指出,沙田第一城9座低層 B室售162.8萬元,不足一個月賺12.8萬元。該行黃良昇稱,上月已知業主購入價的二手私人住宅買賣合約登記2,199宗,當中獲利比例佔 56.9%,創三個月新高。

Sino picks De Dietrich for built-in appliances at luxury residence

With revenue hitting HK$9.2 million annually, the FagorBrandt Group is one of the leading manufacturers of household appliances in Europe. It is among a few companies that continue to manufacture in Europe, operating nine specialised factories in France, Italy, Spain and Poland.

Asia accounts for only 3 per cent of total sales, but through partnerships with luxury residential developers and a growing network of professionals and kitchen specialists, the group is confident of double-digit growth in the future.

Sino Land Group chose FagorBrandt as the brand of appliances for its luxury residential project, The Palazzo, in Sha Tin. Each unit will be fitted out with the group's De Dietrich line of built-in stoves, ovens, microwaves, refrigerators and washer-dryers.

De Dietrich, FagorBrandt's premium brand, is marketed globally as a luxurious option to furnishing upscale kitchens. Built-in kitchen appliances are seen as a status symbol by discerning customers. "This is the reason why the market for built-in kitchen units is growing in terms of volume, turnover and profit," said Bertrand Coupy, group marketing and communication director.

It is this same sense of luxury that drove Sino Land Group to choose the De Dietrich collection for The Palazzo. The brand mixes superb quality with the image of outstanding French culinary know-how into an upscale finish.

FagorBrandt opened its first Hong Kong showroom last year - with its distributor Gilman Appliances - where consumers are able to see, touch and embody the luxurious feel of the De Dietrich appliances.

But FagorBrandt does not focus on upscale products alone. It allocates at least 7 per cent of turnover to research and development, allowing the group to work on new technologies. The company pioneered in induction cooking.

One recent development is the Dose-E top-loading washing machine. With its built-in detergent reservoir the machine can calculate the amount of detergent to dispense and adapt the consumption of water to the load of the laundry.

The Dose-E can cut detergent consumption by half, minimising pollutants that flow into the water system. Not only is the washing machine environment-friendly, it will simplify the lives of consumers. Launched initially in France last year under the Brandt name, Dose-E will be released in Hong Kong this year.

FagorBrandt's approach to eco-design involves designing products using minimal raw materials and energy which can also be recycled. The company believes that every new product must be more recyclable than what it replaces.

銀主盤下周僅2個 新屋苑拍賣業主貨主導

沙田御龍山上會期愈來愈近,部分業主除了於市場放盤,亦會將單位拍賣。下周一場拍賣會內,將有御龍山8個單位同時推出。今期推介2個樓齡較新的業主盤,分別為灣仔尚翹峰及深水埗時尚華庭。

下周(3月16至19日)將會有3場物業拍賣,當中忠誠於周一的拍賣會,就有多達8個御龍山單位,開價由398萬至750萬元不等,其中1座18樓D室,面積717方呎,開價398萬元,拍賣行表示該單位不設最低價,不會出現未到價而被收回的情況。於3月10日該行亦有4個御龍山單位拍賣,但都因為未到價而收回。忠誠拍賣行總經理鄭世傑預料,部分業主擔心估價不足,當中多個新盤入伙,拍賣場上樓花盤可望按月增加1至2成。而除御龍山外,下周亦有沙田壹號雲頂、元朗原築及上環盈峰一號等樓花盤推出。

元朗振興新村開價30萬

銀主盤方面,下周就只得黃開基推出2個物業,分別為元朗振興新村及沙田碧濤花園。前者單位面積350方呎,開價僅30萬元,呎價857元,為下周開價最低的住宅物業。業主盤方面,下周不少單位皆為中下價樓,例如開價125萬元的深水埗南昌中心,及下文介紹的同區新盤時尚華庭。

Sino Land 1H Net Profit HK$2.01 Billion

HONG KONG (Dow Jones)--Blue-chip property developer Sino Land Co. (0083.HK) said Wednesday its first-half net profit fell 57% partly because of property revaluation losses compared with gains in the year-earlier period.

Sino Land said its net profit in the six months ended Dec. 31 was HK$2.01 billion, down from HK$4.73 billion a year earlier.

First-half underlying profit, excluding net revaluations of its investment properties, was HK$2.60 billion, up from HK$2.32 billion a year earlier but below the average HK$2.77 billion forecast of three analysts polled by Dow Jones Newswires.

Analysts had expected underlying profit to rise on the booking of sales at The Palazzo, a residential property project in Shatin.

First-half revenue rose 36% to HK$6.22 billion from HK$4.57 billion.

The company proposed a first-half dividend of 10 HK cents, unchanged from a year earlier.

御龍山錄7二手摸售

去年以高價發售的沙田御龍山,市傳短期內收樓入伙,不少投資者加快出貨步伐,上月市錄得12宗二手摸貨個案,本月至今已經錄得7宗成交,跌價幅度介乎13%至19%。

例如6座低層D室,面積1,146平方呎,剛以695萬元成交,呎價6,065元。原業主於去年5月以863萬元購入,是次易手帳面損失約168萬元,跌價約19%。

銀行估價寬 業主易上會

其次,10座低層D室,面積996平方呎,原業主以約563.4萬元購入,剛以490萬元沽出,帳面損失73.4萬元,跌幅約13%。

代理指出,近期銀行放寬項目的估價態度,大部分銀行估價達原業主購入價的90%,以此估價水平,大部分業主有能力上會,故不少業主不願大幅蝕讓,市場暫時錄得蝕讓最少的個案低於10%,大大降低項目出現撻訂潮的危機。

個別業主更封盤,擬上會作長線投資,如5座中層D室,面積888平方呎,業主購入價約642萬元,一直放盤叫價540萬元,上周日曾有買家願以該價承接,但業主臨時反口,表示即時封盤。

【東方日報專訊】近排樓市小陽春,唔少早排出現大蝕讓按一手新盤,亦已逐漸收復失地,蝕幅已經顯著收窄,好似信置(00083)旗下沙田御龍山最近亦已落成,睇櫬業主最快下個月可收信入伙。Vincent仲記得,金融海嘯之初呢個新盤係重災區之一,當時有部分業主壯士斷臂,閒閒○都要蝕兩、三成,但近期有部分成交單位蝕幅已收窄至一成以下。

觀塘工廈兩層轉賓館

利嘉閣石家麟講,御龍山最新成交係五座高層D室,成交價五百七十二萬元,呎價約六千四百元,比舊年五月買入價只係蝕百分之九點六。由於近期樓價回升,不排除樓盤入伙,有業主可賺錢離場。

愈來愈多內地客來港,令賓館需求大增。Vincent八到,曾經在○七年成功標售按觀塘鴻圖道九十號工廈部分樓面,剛剛向城規會申請將物業四至五樓共九千七百四十二方呎樓面,改裝做賓館,預計可提供五十二個房間。代理老友話,幢物業按四至七樓由一間專營護老院按公司住,另部分樓面由教會住,要統一業權會較難,至於業主今次只係申請改裝兩層樓面做賓館,在區內來講算係比較少見。

御龍山本月底收樓

信和旗下沙田新盤御龍山,昨日首度開放現樓予買家參觀,代理表示,該盤已上會的業主,陸續收到發展商的信件,通知可於五月尾至六月中期間收樓,據了解,該盤大部分買家都已完成交易,而項目亦已取得滿意紙。

事實上,該盤昨日首度開放現樓會所予買家參觀,除了會所外,發展商亦開放位於第九座空中花園樓層B單位、六十一樓高層A、B單位予買家參觀,據悉,該單位望馬場及城門河河景,面積約由一千八百至二千三百餘方呎。

二手交投暫27宗

另一方面,由於樓盤入伙在即,該盤二手市場表現亦轉趨活躍,利嘉閣聯席董事石家麟表示,在入伙消息帶動下,御龍山二手交投增加,四月份該屋苑共錄約二十七宗成交,較三月份的十一宗增加近一倍半,平均成交呎價亦上升約一成;目前屋苑向山單位的成交呎價六千三百元,向馬場景呎價約七千九百元。

石家麟又指,該屋苑二手呎價上升,業主轉手蝕幅亦由早前個別三成,減少至近期的不足一成,有業主因認為屋苑呎價仍有升值潛力,故暫時封盤,該屋苑二手放盤量,亦由二月時的約四百個,下降五成至目前的約二百個水平。

未獲追價 御龍山6伙拍賣遭收回

【明報專訊】忠誠拍賣行昨天22項物業拍賣,其中包括6個火炭御龍山及4個將軍澳首都(日出康城1期)等樓花住宅單位,由於近日股市氣氛好轉,部分業主調高叫價,但買家不肯追價,令所有樓花住宅物業因未到價或欠承價被收回。

忠誠拍賣行拍賣部總經理鄭世表示,該公司昨拍賣上述樓花住宅物業,雖有部分業主願蝕讓,但因未到價或沒有買家承第一口價被收回,他認為主要原因包括,今年首季以來,樓巿交投氣氛好轉,巿場消化一定程度購買力;而近日股巿上揚,令業主憧憬樓價有上升動力,令御龍山(預期本月內收樓)等業主叫價一般提升15%至20%。

全日僅錄兩成交

另一方面,近日甲型H1N1流感問題未知持續多久,令巿場憂慮樓巿會否反覆,故買家現時追價態度放緩。

至於昨拍賣成交只有兩項,包括屯門青山公路黃金海岸1A期第3座25樓C室610呎單位,以165萬元成交,呎價2705元,較開價148萬元高出11.5%;另一項為深水埗福華街北河大廈地下18號B部分200呎舖位,以79萬元成交,呎價3950元,較開價70萬元高12.8%。

御龍呎租24元新高

近日陸續入伙的沙田御龍山租賃交投活躍,並錄得多宗高價租賃成交,其中一個低層單位,剛以每方呎二十四元租出,租金直逼同系西九龍一號銀海的同類單位。

消息人士指,御龍山受入伙帶動,近日頻錄租賃成交,其中七座低層A室,面積一千三百方呎,剛以每月三萬一千元承租,呎租約二十四元;而同系西九龍一號銀海的三座高層B室,面積一千三百一十方呎,早前以三萬元租出,呎租約二十三元,反映御龍山租金直逼市區新盤。

另外,御龍山三座低層D室,面積七百一十七方呎,新近以月租一萬四千元成交,呎租十九點五元。利嘉閣助理營業董事郭兆輝表示,項目入伙前市場上約有七十個放租盤,現時部分租盤已轉為放售,令盤源下跌一成,望馬場景單位每方呎叫租二十三元。

中產與上車客同享馬場景

沙田城門河附近屋苑,除了可享河景外,部分亦擁有馬場優美景致,今期「二手睇樓團」介紹環繞河邊的5個屋苑,包括火炭御龍山、駿景園、銀禧花園、對岸的翠湖花園及碧濤花園,馬場景單位叫價由$255萬至$980萬,豐儉由人。

鄰近港鐵火炭站的屋苑,主要有駿景園、銀禧花園及剛入伙的御龍山,每個屋苑均約有半數單位擁有沙田馬場景,亦是各屋苑主要賣點之一。

以呎價而言,以御龍山最高,物業於5月入伙,是全區最新樓齡的屋苑,會所面積及設施亦屬同區之冠。屋苑6月份成交呎價近$1萬,馬場景992呎單位叫價由$860萬起,呎價$8,000餘。

至於駿景園,樓齡雖逾10年,但勝在單位間隔四正,實用率平均達八成,吸引用家進駐。最平的馬場景單位,1,620呎,叫價$980萬,呎價只需$6,000餘。

  鄰近御龍山的銀禧花園,樓齡則逾20年,但物業馬場景觀亦不俗,樓價低於同區物業,適合上車客需求。644呎2房戶入場費只需$255萬,呎價不需$4,000便可享無阻擋馬場景致。

而位於城門河另一邊的屋苑,包括翠湖花園、碧濤花園及濱景花園,以翠湖及碧濤最接近沙田馬場,景致亦較佳,兩個屋苑馬場景單位入場費由$390萬起,呎價由$4,000起。

御龍山 豪華會所冠同區

位於港鐵火炭站旁的御龍山,是區內樓齡最新的豪宅物業,屋苑剛於5月入伙,近半單位望開揚馬場景致,加上設有大型會所,吸引不少實力買家入場。馬場景992呎單位,入場費$860萬,呎價$8,669。

御龍山合共10座,提供1,375個單位,主要提供2房至4房(連雙套)間隔。分層單位面積由648至2,379平方呎;另備多個頂層特色單位,面積介乎2,019至4,178平方呎。

物業其中一個賣點是大型會所皇殿會所(The Palazzo Derby),以古羅馬式建築為設計概念,連園林面積逾26萬平方呎,耗資逾$10億建成,但管理費較同區屋苑為高,每呎$2.3。

8及9座景觀最優美

御龍山各座以一字形橫排設計,大致可分為前後排兩大類景觀,前排向東單位主要望馬場景致、城門河景、吐露港景及彭福公園等,眾座數之中,又以8及9座馬場景觀最為優美,該類單位屬屋苑最大呎數,由1,815至2,379呎,每呎叫價由$1萬至$1.3萬。呎價較平的馬場景單位,則由$7,000至$1萬。至於後排單位望廠景,25樓以上則望九肚山景,呎價介乎$6,000至$7,800,與馬場景觀單位呎價相距甚大。

6月份屋苑錄得20宗成交,平均呎價$9,840,近月已錄得帳面賺幅3%成交,而最大蝕幅則為12%,7月截至9日錄3宗成交,平均呎價$8,744,現時約有420個買賣放盤。租務方面,6月錄50宗成交,成交呎租$20,回報率2.4厘。7月截至9日錄20宗成交,呎租與6月相若;屋苑約有300個單位同時放租放賣。

This one actually looks nice, with the curtain wall accents and a rather attractive ground-level scene. Sino built this? Pleasant surprise.

御龍山 見證港樓市近一年起跌

【明報專訊】信置與港鐵(0066)合作發展的御龍山,其開售進程可謂見證了本港樓市一年多來的高低起跌。

首階段售出八成單位

御龍山於08年5月首度開售,當時正值樓市高峰期,在開售第一天的首5個半小時內,已經售出超過300個單位,而樓盤首階段的銷售數字,最終超越1100伙,佔屋苑單位總數八成,而且「價量兼備」。資料顯示,當時售出的標準單位,呎價介乎6000餘至超過1.6萬元(平均9000元),而少數頂層「Palazzo Villa」附連私家泳池的2000餘方呎特色大戶,呎價更加達到2.2萬至2.3萬元,創出沙田一帶分層物業的新高指標。

二手多蝕讓 個別蝕35%

不過,隨着環球金融海嘯於去年9月爆發,本港整體經濟隨即受到強烈衝擊,樓市更於去年第4季「淪陷」,當時御龍山的二手成交個案,賣方普遍都要蝕10%至20%離場,個別單位蝕幅更達35%,如10座中層一個1568方呎B單位,08年12月以1100萬元易手,相對原業主購入價1681萬餘元,蝕幅為35%,原業主損手逾581萬元離場。

踏入09年,信置為助御龍山買家完成交易及「上會」,頻頻出招,如採建築期付款的人士若轉改為即供,可獲樓價1.5%折扣。同時與多間銀行合作,提供按揭優惠,並可承造七成按揭,結果令大部分買家最終得以完成交易,迄今市場未聞御龍山出現撻訂潮。

3月市况回穩 二手見獲利

隨着樓市於今年3月回穩,加上多個新推大型樓盤均錄得理想銷情,令樓市進一步升溫,御龍山近期的二手成交,不但已出現「止蝕」現象,甚至還出現獲利個案。例如,第11座中層一個1186方呎B單位,近日就以1290萬元易手,折合呎價10877元,相對原業主去年5月購入價1251.9萬元,獲利逾38萬元。

Classical architecture with a grandstand view

Of all the top-tier residential properties next to the Sha Tin racecourse, Sino Land's The Palazzo stands out for its regality and Romanesque grandeur. Lucky punters undoubtedly have the best view of the track in all of Sha Tin.

Sino Land project oozes style and sophistication
The Palazzo offers elegance, tranquillity and respite at every turn to make guests really feel at home

The aptly named "The Finest Living at The Palazzo" event held at the Derby Clubhouse of The Palazzo on August 15 and 16 attracted many prospective buyers eager for a slice of spacious, high-end living at Sino Land's premier luxury residential property overlooking the Sha Tin racecourse.

The two-day event was a VIP experience that showcased The Palazzo's fine services and homes, along with an array of high-calibre products. Guests sipped afternoon tea while listening to the music of Vivaldi performed by a string quartet.

Visitors strolled along elegant verandas, piazzas, gardens and courtyards inspired by European classical architecture, and enjoyed the tranquil ambience. An escalator conveyed them to a landscaped oasis amid the sweltering mid-August heat.

The many trees and shrubs, including an abundance of palms, were reminiscent of a manicured boulevard in the C˘te d'Azur.

A covered pathway led down a stairway to an enclosed terrace, where the garden and view of the racecourse were breathtaking. An outdoor pool was flanked by six white seahorse statues and beige marble columns that depicted the splendour and regality of ancient Rome.

The Derby Clubhouse provided a pleasant respite from the heat. The clubhouse continued the luxury theme, with green velvet curtains with a gold tinge, and sparkling gold-hued tassels and tie-backs complemented by light-coloured wallpaper.

A striking feature was the chandelier, complete with lampshade covers. Other notable features of The Derby was a 30-inch plasma television surrounded by a dark gold frame, meeting rooms and a high-end kitchen with De Dietrich oven, induction stove and grill, cream-coloured marble countertops, Walrus stainless steel sink, and beige cupboards with gold trim and handles.

Next stop was the Milan room. It featured an art deco-styled interior, dark mahogany themed walls, rattan seats, and a kitchen area also fitted with De Dietrich appliances and white marble countertops. The Milan room is an eclectic place that is tastefully and ornately designed and decorated. And, with its dark brown velvet sofa, is a terrific place to unwind.

The Palazzo is ostentatious but not gaudy - a rare mix.

The event's sponsors included car giants Rolls-Royce, Aston Martin and Audi which exhibited their latest models, and jewellery. Luxury timepieces company Chopard showcased its finest jewellery and watches. The value of the products on display from the four sponsors totalled about HK$50 million. On display were a Rolls-Royce Phantom, an Audi Q7 and two of the latest top-of-the-range cars from Aston Martin.

Chopard did brisk business with its eye-catching white gold pendants with matching hoop earrings, diamond encrusted watches, chronometers, silk ties and scarves, handbags, sunglasses, and wallets and purses.

A visit to the Roman Holiday tower concluded the day. The lobby had a similar chandelier to The Derby, round, gold-tinted tables and shiny marble floors.

The lobby also offered a peek into The Palazzo's two indoor pools with inviting deep blue water. Six white marble fountains fed into the lower level indoor pool and a marble staircase with a curved marble and steel banister connected the two pools.

The Palazzo is a stunningly elegant place that would make an ideal setting for weddings, ceremonies, films and parties.
