the site is still clean. if everything goes by plan we can expect construction to resume this year.

The building with the columns, St. Peter's Church, is the oldest Roman Catholic Parish. It was established after the American Revolution in 1785. While NY was under British and Dutch rule, the Roman Catholic Church was outlawed in the colonies.

Still Without Financing, Silverstein Gives Four Seasons New Timeline.

New York real estate developer Larry Silverstein talked about a stalled construction project on Thursday. Nope not the World Trade Center.

The WTC site has seen quite a bit of action in recent months with construction proceeding at a good clip. Meanwhile, Mr. Siliverstein’s Four Seasons Hotel at 99 Church St. downtown has seen no activity, as the developer is still seeking construction financing.

Mr. Silverstein said during the Bloomberg Real Estate Briefing conference that he expects to break ground on the hotel and condo development in 2012 and complete it in 2014.

Mr. Silverstein, who was just named a “Living Landmark” by the New York Landmarks Convservancy for his contribution to the city’s real estate market, is best known for leasing the World Trade Center about a month before it was destroyed on Sept. 11, 2001. He’s currently the developer of three buildings at the World Trade Center site. He’s also been downtown Manhattan’s biggest cheerleader as the office market there struggles to recover from a brutal downturn particularly in the financial services industry.

However, there’s still no construction financing in sight. Mr. Silverstein had hoped to break ground more than two years ago and open the doors of the swanky Four Seasons next year. The building is set to be an 80-story tower featuring 143 luxury condominiums as large as 6,500 square feet.

When asked if the success of the Four Seasons will depend on the resurgence of the financial services industry Mr. Silverstein responded optimistically “it’s coming.”

Unless European sovereign debt defaults and/or massive terrorist attacks precipitate a double-dip recession, I would be shocked if this project is not financed and commenced by 2012. New York's hotel and condo market is quite strong at the moment.

It's been awhile since we've heard any rumblings about the Four Seasons Downtown New York, so even though this news tells us that the wait for the hotel continues, at least it's progress.

Real Estate Channel brings us word that the condo-hotel project being developed by Silverstein Properties will finally break ground in 2012.


Larry A. Silverstein delivered this news himself, almost three years after announcing the project. He believes financing will at last become available and that the building will be completed in 2014.

Tentative plans call for 175 hotel rooms (and 143 luxury condominiums), with the hotel portion on the first 22 floors and the condos on the floors above. Four Seasons Hotels will manage the hotel.

If the name Silverstein sounds familiar, it's probably because this is the same man and firm that is developing three buildings at the World Trade Center site. The rendering above shows what those buildings should look like against the existing downtown skyline. The Four Seasons building in the picture is the tall building to the left of the green-roof of the Woolworth Building. Next to the lit-up Church Street.

With Andaz Wall Street and W New York Downtown already making the FiDi a much more fun place to be, we look forward to an injection of Four Seasons luxury ... in 2014. It's on the calendar!

I refer to an update that is. I know that the construction can be started in 2012. But the post 251 so far, who knows may have an update.

I expect that this tower will command prices between $2,000 and $2,500/sf. Its location on Church Street is shoddy. If this were near Central Park, the prices would be double.
