Is it just me or does Larry focus on development in Downtown? I mean, he has this tower and has the WTC but iirc he has nothing big in Midtown. I could be wrong of course

Silverstein has a major development site in the Far West Side (Midtown) near the Hudson Yards!

514 11th Ave @ 40 & 41st street

New York is one of those cities where a decrease in floor count could actually mean an increase in height.

Luxury is just booming right now.

Yep, all these towers get ridiculous floor ceiling heights. Until 5 years ago, office floors were higher than residential floors. Completely reversed.

Per SSP, parts of this are now at street level. Kanto, get your drawing ready!

Also, second photo in that link, you can see 3 WTC which is only a block away.
