Those are conceptual office towers that are not being built. We have no idea what's rising, apart from the fact that it's a residential tower with 850 units. That will be quite a tall tower considering this site's small footprint. I believe that Ghery's 8 Spruce has roughly the same number of units.

I highly doubt that the office towers will be built here any time soon. It's a shoddy location. If anything, I would not be surprised if Brookfield shifted air rights to the adjacent hulk that it owns and built an even bigger tower there. Who's going to pay $100/sf+ to be next door to that huge eyesore?

Since you know alot, what do you think are the odds of Brookfield purchasing the air rights from 424 W33rd street or maybe even buying the entire building outright and demolishing it?

They never intended to build on the platform. It was to house the plaza between the towers.









This piece of junk, which Brookfield owns (and eventually plans to raze) has around 2m sf of air rights. Since they're obviously not building 5.4m sf office space anytime soon, they could transfer 1m sf of rights to this site and build a true mega tower.

The present monstrosity is so huge that they could simply extend it, all the way to 2,000' ... and it would still look massive!

That piece of junk has 1.7m sf of wasted space in a colossal footprint, and it has about another 1m sf of unused air rights. If Brookfield transferred 1.5m sf of air rights, it could construct twin 400m tower towers on 450 W 33rd's footprint.

I quite like that building. Alle the buildings are somewhat yellow. That gives the neigbourhood a southern vibe.

The latest rendering of the project that I saw shows 450 recladded to match the new towers.

I saw that in Brookfields office inside of 450, actually.

alright well regardless, its what they have on the wall in their construction office in that building.

i also spoke to a couple surveyors who were out on the site establishing building dimensions for that recladding effort.
