I don't understand the concern about fitting in with the skyline. Besides, Seattle's skyline is relatively modern. This tower is simply a different color which, I believe, provides for a nice contrast.

Yeah much towers have international style. But this could be a great glassy neighbour of Columbia Center.

Seattle’s Tallest Tower in Two Decades to House SLS Hotel

Construction will start on the $400 million downtown building by Oct. 1 and completion is scheduled for mid-2016, said Kevin Daniels, president of Seattle-based Daniels Real Estate, which is developing the 43-story tower with Stockbridge Capital Group of San Francisco. The partners and Nazarian are betting on continued growth in Seattle’s office and hospitality markets, which outperformed the rest of the U.S. last year.

“Certain U.S. cities are benefiting greatly from the economic superpower called China -- the money that is flowing into homes and businesses here through Chinese nationals is amazing,” Daniels said in a telephone interview. “Add to that the economic and job growth at all the major employers in this area, like Amazon, Nordstrom, Starbucks and Boeing, and you have a city that is firing on all cylinders.”

The average office vacancy rate was 14 percent in Seattle in the fourth quarter, compared with 17 percent nationally, according to data from Reis Inc. Rents averaged $23.94 a square foot, compared with $22.96 throughout the U.S., the New York- based real estate research firm said.

Real Estate Buzz: Food will be big draw at SLS Seattle hotel

Arash Azarbarzin's journey to the top of the hotel industry included a stop in Seattle.

For nearly three years, he was general manager of the Four Seasons here. He eventually left for Los Angeles to join the Century Plaza Hotel, but he has always had a soft spot for the Emerald City.

Azarbarzin was named president of SBE Entertainment Group in 2005. After “tightening our belts” during the recession, the company has gotten aggressive. Last week SBE announced it will open a 184-room hotel in Daniels Real Estate's 43-story Fifth and Columbia tower, and another in Las Vegas. Both will be under the SLS brand.

SBE has had its eye on Seattle for years. Azarbarzin, who was in town last week, said Seattle is “special” and he's excited to tailor the SLS Seattle hotel to visitors and locals.

“The last thing we want to do is import something that doesn't fit with the community,” he said.

SBE is working with a local developer, Daniels, and a local architect, ZGF, but is also adding its own style with French designer Philippe Starck.

Though SBE has made a mark in trendy cities such as New York, Los Angeles and Miami, Azarbarzin said the Seattle hotel will be inclusive. No red velvet ropes will separate the hotel and its guests from what's happening on the streets below.

Azarbarzin recounted stories from his childhood and career of people unable to get tables at fine restaurants because they didn't meet a hotel's standards.

“It might make us less trendy, but we don't want to be too stuffy,” he said. “We embrace people.”

SBE is targeting Chicago, Philadelphia, San Francisco and possibly Houston for future hotels. The goal is to fill in what he calls the “white space,” a gap just below the top-end luxury hotels. Azarbarzin said room rates at SLS Seattle will be just below places like the Four Seasons and Hotel 1000.

The SLS hotel will have amenities — 20,000 square feet of conference and meeting space, a spa and a gym — but the big draw might be the food. There will be 30,000 square feet of restaurants, run by James Beard award-winning Culinary Director Jose Andres.

Azarbarzin said the menu is being developed now. As part of that process he sends four employees — a group he calls “Delta Force” — to Seattle for a month. They take a culinary tour, consuming everything the city has to offer.

Azarbarzin said Andres brings a Spanish influence to each restaurant, and pairs it with local flavors. For example, in SBE's Miami hotel Cuban food is the specialty. The Seattle hotel will likely focus on seafood and fresh, local ingredients.

Work has already begun, even though the hotel won't likely open until October 2016. Azarbarzin, who has been all over the country during his hotel career, said he wants to be sure the SLS Seattle lasts.

“We are here for the ride,” he said. “We don't want to build something that is only good for two years. We want to be a timeless part of the community.”

Fifth + Columbia Back On Thanks To Foreign Investors

Real Estate Buzz: Next up for Daniels: Fifth & Columbia

Kevin Daniels has just finished his first apartment building at Stadium Place in Pioneer Square, and now his company, Daniels Real Estate, is preparing to start its 43-story office and hotel tower at Fifth and Columbia.



Daniels said he has not set a date. It could be in a few weeks but certainly before the end of the year. Daniels is waiting for a building permit from the city. Then he will sit down with his investors and GLY Construction, the contractor, and pick a date to start shoring and excavation.



Daniels said the project will cost more than $400 million.



He still plans to open the 528,000 square feet of office space in July 2016. The hotel, which will be under the SLS brand, is set to open in October 2016.



Having the hotel makes it easier to start work without office tenants. Daniels said he's not in a rush to find tenants, though if someone happens to want a large space he won't turn them down.



“We are dancing with some larger tenants,” he said, “but we are not really marketing the building to tenants because we think the market and rents will strengthen while we are under construction, and the building should fill up.”



Most of the city's top buildings are 20 to 30 years old and vacancies are falling. If he stays on schedule, Daniels expects to be one of the first major new projects to start in south downtown.



Daniels said smaller companies are hard to sign three years out, so it doesn't make sense to look for anything but a lead tenant now. Many of the most successful firms in Seattle are tech companies, and they tend to focus on the next few months — or a year — rather than two to three years out.



Daniels said he is almost finished with the financing. For construction loans, he is using the EB-5 program, which allows foreign investors to get immigrant visas in exchange for putting money into a project. That accounts for around 50 to 60 percent of the total, Daniels said. The rest is equity from Stockbridge Capital Group of San Francisco.



ZGF Architects is designing the project. Philippe Starck is the hotel and restaurant designer. The team also includes engineers Coughlin Porter Lundeen and Arup.

Wonderful! Seattle will be getting its 5th skyscraper. Hard to believe that a skyline so amazing only has 4 buildings over 200m.
