sabi ni bevepi wala na daw retail. I would think dapat maglagay sila kahit konti on the ground.

as per their announcement they're building a BPO starting this year so that future development sign should be filled up then. Looks like a big floor plate pero di lang nga kataasan sayang. oh well!

sana gawin agad yung BPO at yung hotel. dec 2012 pa ang turn-over ng sonata recsdences eh. dapat mauna muna yung BPO and hotel.

No malls. Bustero is correct. Retails stores will be put up on the ground floor but RLC big boss has planned on putting something on the retails stores.

Tower 2 units facing SMC headquarters will appeal to many investors, future unit owners will have an unobstructed view of the nicest towers in Ortigas. Just wondering if SMC does have plans of putting up highrise structure on the open portion of their lot.

Congrats to Robinsons Land! This Sonata project should sell like hot cakes!
Location is quite superb which should appeal to many unit buyers/investors.

I guess not. Its been a long time. Dapat Dati pa if they have plan. Maybe they wanted their office to have a big open space.

Robinsons Land enters Ortigas high-end

LISTED PROPERTY developer Robinsons Land Corp. is set to convert the one-hectare former site of the Medical City in Ortigas into a mixed-use residential complex.

In a media launch yesterday, company President Frederick D. Go said the project would consist of two residential towers, a hotel, and an office building.

"This is a strong opportunity for us to build a prime project in the Ortigas Central Business District (CBD)," he said.

Mr. Go noted that Robinsons Land is already known for developing the Cybergate Complex in Mandaluyong and Pasig cities aimed at business process out-sourcing companies.

While declining to disclose the project cost, Mr. Go said the company would first construct a 29-storey residential tower which would be marketed to rich buyers.

"We dedicated a sales team committed to the higher end of the market, from our usual mid-income market. This is our first upscale project from a pool of three and this will be our high-end project in the Ortigas CBD," the Robinsons Land chief told reporters.

The two residential towers, named Sonata Private Residences, would be offering one- to three-bedroom units at a minimum price of P2.9 million.

Mybelle V. Aragon-Gobio, vice-president for business development, said the number of units per floor decreases as one goes up, based on a principle of "privacy."

"Here you cannot expand horizontally or vertically. What’s unique with this project is that there are certain floors wherein units contain one bedroom. Other floors have two bedrooms and succeeding floors, as you go up, have three bedrooms," she said.

Unit sizes, which will vary from 36 square meters to 155 square meters, will have their own balconies.

The two residential towers will be connected through the second floor, which will also serve as an area for amenities such as a private theater, a music room, a lounge reading area, and a gym.

The Sonata Private Residences will be completed by 2012, Mr. Go said. The design for the hotel and office components has yet to be finalized.

"The office building would be launched in the latter part of the year and as far as the hotel is concerned, we’re still in the process of choosing which hotel operator we’ll go with. There’s no timetable yet," he said.

The Sonata Private Residences is the first of the three residential condominiums scheduled to be launched by Robinsons Land this year.

"The other high-end residential project will be in Fort Bonifacio Global City, and the other in the Cybergate Complex in Ortigas but [the latter is] for the middle-income market," he said.

Robinsons Land would be spending P13.9 billion for the development of three malls, two hotels in Metro Manila, and three residential subdivisions in the provinces.

From October to December, the first quarter of its fiscal year, the company posted a net profit of P681.9 million as revenues grew to P2.35 billion.

Robinsons Land is the property arm of the Gokongwei group of companies. Its shares yesterday fell by 2.38% or 25 centavos to P10.25.

Robinsons Land bares Ortigas condo project

Robinsons Land Corp., the property development arm of JG Summit Holdings Inc., yesterday launched its newest twin-tower residential condominium project in Ortigas, called Sonata Private Residences.

Robinsons Land president and chief operating officer Frederick Go said during a launching that the project, site of the former Medical City and strategically located at the corner of San Miguel Avenue and Lourdes St., would primarily cater to the high-end market.

The two residential buildings will have 29 stories each.

Size of the condominium will range from 36.36 square meters to 55.15 sq. m. for one bedroom, 75.1 sq. m. to 101.45 sq. m. for two bedrooms and 115.9 sq. m. to 151.15 sq. m. for three bedrooms.

Go said the project aimed to become the most luxurious residential condominium in the Ortigas financial and commercial district.

Groundbreaking for the Sonata Private Residences is scheduled within the year with completion expected by 2011.

Go said the construction of the residential condominium formed part of the mixed development planned in the one-hectare property, which Robinsons Land acquired last year.

Robinsons Land also plans to put up a deluxe hotel and a 40,000-sq. m. office building that will provide office space to business process outsourcing companies.

Go said the company had not yet finalized the timetable for the construction of the BPO building and hotel.

The property firm has commissioned a renowned international master planner, Hellmuth, Obata and Kassabaum, to determine the optimal design for the prime property.

Robinsons Land has several big-ticket properties in Ortigas, including flagship mall Robinsons Galleria, five-star Crowne Plaza Hotel, Holiday Inn Galleria Manila, Galleria Regency, Robinsons Equitable Tower, Galleria Corporate Center and the soon-to-be-erected East of Galleria Residences.

Robinsons Land last year acquired two large blocks of prime properties in Fort Bonifacio Global City that will also cater to the high-end market.

Go, however, said bulk of the company’s projects would continue to be geared to the middle-income segment of the market, currently the major source of growth for most property companies.

Its parent company, JG Summit, is one of the country’s largest conglomerates in the Philippines with diverse interests in branded consumers foods, agro-industrial and commodity food products, textile, telecommunications, petrochemicals, air transportation and financial services.

Robinsons Land earlier reported that its net income grew by 43 percent to P2.44 billion in fiscal year ended September 2007 from P1.72 billion in the same period a year ago on strong revenues across all business groups.

Revenues in the same period rose 29 percent to P8.99 billion from P6.79 billion.
