Interesante postarile dumneavoastra, experienta mea cu domnii de la Adama a fost neplacuta. Nu am reusit sa obtin o oferta completa, ci doar intrebari de genul "Dar de cati bani dispuneti?". Mi s-a transmis in final o oferta pentru ceva specific, dar nici o posibilitate de a alege........ Foarte interesant si punctul tau de vedere, daca pretul este cel mai important pentru tine, si conteaza mai putin locatia, facilitatile, stilul de viata, vecinii e posibil ca tu sa fii facut cea mai buna alegere. Feeelicitari...inca un om fericit in urma unei achizitii imobiliare ! NOT |

Din ciclul : 'Am intalnit si romani fericiti'.
Pentru unii relatia cu Adama a fost una foarte buna, pentru altii nu. E o chestie de preferinta personala. Experienta mea cu ei a fost una foarte proasta si, pentru ca asta e un forum, am impartasit-o si cu altii. Daca alte persoane au si alte opinii pot sa se manifeste liber. Daca le place cooperarea cu Adama si proiectul o sa cumpere acolo, daca nu, nu. C-asa e-n tenis. |

Cred ca ar fi bine daca moderatorul acestui forum ar opri reclamele mascate, aici venim pentru a ne informa, nu pentru a da socoteala unor "fanemi" despre deciziile pe care le-am luat, mai bune sau mai rele, dupa cum ne-a dus capul pe fiecare !

Procter & Gamble chooses Ploiesti for a regional 100 million-dollar factory

The P&G factory will at first create 300 jobs and production is scheduled to begin in 2010. "Romania, due to its stable economic conditions and to its strategic geographical location, close to fast-developing markets in Central and Eastern Europe, is a very good location for investments. The factory in Urlati (near Ploiesti) is the first greenfield investment that P&G will make in Romania and will supply European markets," Procter & Gamble representatives in Romania stated. The company yesterday signed the contract for a 25 hectareplot in Urlati, which is part of the Ploiesti Industrial Park. P&G chose Ploiesti after having analysed several locations in Romania, Poland and Russia for about a year. It had two Romanian locations, Ploiesti and Timisoara, on its list. The latter city is actually where the company has a detergent and bleaches factory that it bought from the state in 1995. Ploiesti is the headquarters for the local manufacturing operations of several FMGC multinationals, such as Coca-Cola Hellenic, Unilever and InBev (Bergenbier). The biggest competitor of Procter & Gamble, Unilever, started to merge its local production facilities on the industrial site in Ploiesti in 2006, dropping its factories in Targu Mures and Otopeni. The reorganisation of the local production of Unilever included construction of a foods factory in the location, and this is also where it relocated its margarine factory from Bulgaria. Investments in the Procter & Gamble factory in Timisoara reached 40 million dollars since its takeover, according to the data provided by the company. Approximately 50% of the output of the P&G factory n Timisoara is exported to eight countries in the Balkans, and company plans target expansion of production and storage capacity in this location. In 2006, P&G also opened a regional service centre in Romania, after having analysed several locations in Europe for the project. The opening of this centre in Bucharest, which provides procurement services to all P&G offices in Europe, and conducted annual transactions worth more than 150 million dollars, has created 150 jobs so far. The consolidated turnover of Procter & Gamble in Romania was somewhere in the region of 250 million euros last year thus putting the company on the top position of the market of non-food consumer goods. P&G entered Romania in 1992 and is currently operating on the market of detergents (Ariel, Tide) and personal care products (Pantene, Head & Shoulders and Gillette). P&G a ales Ploiestiul dupa ce a analizat, timp de aproximativ un an, mai multe locatii din Romania, Polonia si Rusia. Pe lista au fost doua locatii de pe piata romaneasca, Ploiestiul si Timisoara, oras in care compania detine o fabrica de detergenti si inalbitori achizitionata de la stat in anul 1995. Orasul Ploiesti este "cartierul general" pentru productia locala a mai multor multinationale din sectorul FMCG (bunuri de larg consum), printre care se numara Coca-Cola Hellenic, Unilever sau InBev (Bergenbier). Cel mai mare competitor al Procter & Gamble, compania Unilever, a demarat in 2006 unificarea facilitatilor locale de productie pe platforma sa industriala de la Ploiesti, renuntand la fabricile din Targu Mures si Otopeni. Aproximativ 50% din productia fabricii P & G din Timisoara este exportata in 8 tari din Balcani, iar planurile companiei vizeaza extinderea capacitatii de productie si de depozitare in aceasta locatie. In 2006, P&G a deschis in Romania si un centru regional de servicii, dupa ce a analizat mai multe locatii din Europa pentru acest proiect. Deschiderea acestui centru in Bucuresti, care ofera servicii de achizitii tuturor sediilor P&G din Europa, realizand tranzactii anuale de peste 150 mil. dolari, a creat 150 de locuri de munca pana in prezent. Prin aceasta miscare, Westhill a cumparat terenul cu 10-15% mai ieftin. ![]() Dezvoltatorul intentioneaza sa construiasca pe acest teren un proiect mixt, in valoare estimata de 100 mil. euro. “Nu este o tactica noua, insa este una eficienta. Chiar daca persoana care a vandut terenul trebuie sa astepte, in medie, doi-trei ani pana la finalizarea proiectului, el va avea o parte din profitul dezvoltatorului, considerabil mai mult decat ar fi obtinut prin simpla vanzare a terenului”, a declarat pentru Business Standard Andrei Panculescu, directorul Westhill Romania. Potrivit acestuia, sunt si in Bucuresti persoane fizice care detin terenuri mai mici si cu care se poate negocia ca, in schimbul terenului si al casei care se afla pe el, dezvoltatorul sa-i ofere, intr-un an, doua-trei apartamente intr-un ansamblu pe care il poate construi pe acel lot. Pe terenul achizitionat, Westhill are in plan dezvoltarea unei zone rezidentiale si a unui centru de afaceri. Britanicii au compactat, in 2006, un teren in suprafata de zece hectare in Ploiesti, langa DN1, pentru care au platit, in total, 14 mil. euro. In prezent, compania a obtinut autorizatia de construire pentru mall-ul Zenith din Ploiesti si intentioneaza sa inceapa lucrarile in septembrie-octombrie, anul acesta. Costul total de dezvoltare al centrului comercial va fi de 140 mil. euro, suma in care sunt incluse costul terenului si al infrastructurii (circa 6-7 mil. euro). Compania a estimat ca va finaliza proiectul in anul 2010. Centrul a fost precontractat, in proportie de 49%, la o chirie medie de 20,5 euro/mp. “Probabil vom vinde centrul in momentul finalizarii, in prezent, valoarea de piata a acestuia ar fi de circa 300 mil. euro, calculat la un yield de 7%”, a anuntat, recent, Andrei Panculescu, directorul Westhill Romania. Westhill a intrat pe piata locala in 2006 si mai are activitati in Bulgaria si Marea Britanie. Compania vizeaza si extindere pe piata ucraineana. Britanicii mai au in dezvoltare mall-ul Crizantema din Targoviste, care are o suprafata inchiriabila de 36.000 mp si un cost de dezvoltare de 60 mil. euro. |

According to the company, this money will be used for the development of the Class A warehouse LOG Center Ploiesti. The warehouse spans over an area of 39 hectares, with 60,000 sq. meters of storage space and 11.700 of office space. "Compared with other countries in Central and Eastern Europe, the need for logistic centers grows faster in Romania, especially in areas around Bucharest, thanks to the relocation and expansion of multinational businesses. Given the fact that banks manifest a certain reticence towards the real estate segment, obtaining this loan represents the acknowledgement of quality of the project developed by EYEMAXX. The 38 million euro will cover the entire credit required for the LOG Center in Ploiesti, while the total investment is valued at 50 million euroo", declared Johannes Rudnay, Managing Director of EYEMAXX Real Estate. EYEMAXX began construction works of the first phase of LOG Center Ploiesti in June this year, and at the moment a part of the works are being completed. Proiectul implica investitii totale de 50 de milioane de euro pentru realizarea unor spatii de depozitare cu o suprafata de 60.000 de metri patrati si birouri de 11.700 de metri patrati. Lucrarile la acest proiect au inceput in luna iunie a acestui an, primele depozite urmand a fi livrate pana la sfarsitul anului. Compania austriaca intentioneaza sa realizeze o retea de zece parcuri logistice in Timisoara, Ploiesti, Brasov, Sibiu, Cluj-Napoca, Bacau, Craiova, Constanta, Oradea si Targu-Mures, precum si un centru comercial in Targu-Jiu, volumul de investitii planificat pentru piata locala ridicandu-se la aproximativ 500 de milioane de euro.
