Introduction
In 2007, a site in the West Kowloon reclamation near Olympic Station was auctioned off for residential development. Located between existing high-rise developments that top over 40 stories, concerns brewed over a looming skyscraper wall in the area, blocking ventilation.

Nevertheless, the developer intends to build several large skyscrapers on the site.

Bid for wind corridor on waterfront site defeated

The Town Planning Board has rejected an environmental group's bid to keep a 10-meter-wide wind corridor and to reduce the plot ratio on reclaimed waterfront land at Hoi Fai Road.

The core of the application lay in residents' concern with the area's ventillation.

High-rises ranging from 34 to 60 stories already line the southwest Kowloon waterfront. Building another high-rise at Hoi Fai Road would block sea wind from reaching the hinterland and aggravate air pollution in the area, applicant Green Sense argued.

Three private residential buildings surrounding the 11,353-square-meter site are between 112 and 177 meters in height.

The group, represented by town planning expert Stanley Ng Wing-fai, proposed a reduction of the maximum domestic plot ratio of the site from 6.5 to five.

It also pushed for a height limit of 30 meters and a 10-meter-wide wind corridor at the northern part of the site.

The site's current building height restriction is 140 meters.

A Planning Department spokeswoman said the current plot ratio was suitable for residential needs.

While some board members were concerned about air ventilation, they said the applicant had not produced adequate data to prove the necessity of a wind corridor.

However, the board recommended the Building Department should look into air ventilation before giving building plans the green light.

The application for amendments to the Hoi Fai Road site was submitted on June 4, before the land was auctioned to Sun Hung Kai Properties for HK$5.56 billion on June 12.

Before the auction, a judicial challenge against high-rise development on the waterfront site was defeated due to lack of supporting data. The Building Department will decide on the submitted plan to build eight residential blocks before the end of the month.

Out of the 131 comments received during the three-week public consultation period, the sole opposition to Green Sense's bid came from the landowner, Smart Globe, a branch company of Sun Hung Kai Properties.

Ng expressed disappointment at the decision, saying it showed the board was on the side of the developer.

He said for the sake of Hong Kong's future, there must be a revamp of the town planning system.

Green Sense president Roy Tam Hoi-pong was also disappointed but said at least the Building Department was told to consider air ventilation before approving the plan.

Real estate tycoon Li Ka-shing of Cheung Kong (Holdings) warned on Thursday that conservation campaigns and calls for limits on high-rises could hurt government revenue and, eventually, the people of Hong Kong.

和黃(00013)中環和記大廈獲批圖則,准建47層商廈

和黃(00013)位於中環的和記大廈,剛獲屋宇署批出建築圖則,可建1幢47層高商廈,較現址23層高出逾倍,不排除發展商在該區全面設定高限前,搶先申請建築圖則,以便日後可以較高層數重建。

和記大廈位於夏愨道10號,現址為一幢約23層高的寫字樓,由和黃發展,於74年落成,至今樓齡34年,單位面積由500至全層約15625平方呎,總樓面面積約30萬平方呎。

根據屋宇署批出的建築圖則,大廈可重建一幢47層高的商廈,較現址高出一倍,而可建總樓面約49﹒35萬平方呎,較現址亦高出65%。

另外,新地(00016)旗下多個項目,亦批出建築圖則,其中西九龍海輝道項目,由原先興建五幢32至34層高,改為五幢31至32層高商住(另設五層平台及兩層地庫),減建兩層,總樓面為住宅79﹒42萬平方呎及非住宅12﹒21萬平方呎。

而信置(00083)亦批出多個項目,包括西九龍海泓道及欣翔道,准建六幢26至27層商住大廈(另設六層平台及兩層地庫),住宅樓面約56﹒39萬平方呎,非住宅樓面約8﹒67萬平方呎,以及九龍廣播道1號可建5幢10層高住宅(另設3層地庫),住宅樓面面積約19﹒48萬平方呎,至於大嶼山長沙(丈量約份331約,地段245號),則准建10幢兩層高住宅,住宅樓面約7﹒156萬平方呎。《香港經濟日報》

西九龍、大角咀一帶,近期頻頻有新樓盤供應,單幢樓有恆地的亮賢居、華置的i-home;屋苑式則有南豐的海桃灣。此外,區內尚有不少新供應。

千二單位 海景3房戶待售

先說現貨盤,不得不提浪澄灣,該盤07年開售時,只售出3、5及6座的2房戶,其餘約1,200個單位,包括海景3房戶尚待開售。至於現時屋苑的二手呎價約為5,700元。

此外,奧運站比鄰尚有兩在建的住宅地盤,其一為由華置、南豐以及信和於07年拍賣奪得的海泓道及海庭道項目,即比鄰帝柏海灣,涉及6座26至27層高物業,共852個單位。

另一即為新地的海輝道項目(一號銀海旁),約建5幢商住物業,總樓面為住宅79.42萬呎及非住宅12.21萬呎。

新世界北角批建5幢住宅

近年發展商積極展開市區重建項目,上月屋宇署便批出多個大型項目的建築圖則,其中新世界與協成行合作發展的北角新東方臺及皇龍道項目,獲批建5幢32層高住宅物業,涉及樓面逾39萬方呎。另外,新地奧運站海輝道的商住項目則獲批動工,項目總樓面達91.66萬方呎。

屋宇署六月份共批出25份圖則,包括10項住宅及商住發展,4項商業發展。當中以新世界夥拍協成行合作的新東方臺及皇龍道項目將建5幢32層高物業,住宅樓面約38.59萬方呎。

此外,新地夥拍長實發展的屯門小秀村,獲批建4幢23層高住宅,住宅樓面約34萬方呎。

而太古地產的西半山西摩道項目則獲批重建成1幢52層高住宅。

私宅動工量年跌八成

上月份獲准動工的建築工程項目有15個,其中包括新地海輝道可建2幢38層高及3幢40層高商住物業,住宅總樓面79.44萬方呎。另該署上月發出18份入伙紙,包括香港置地西環傲翔灣畔、恒地沙田名家匯及新地珀麗灣6期等。

利嘉閣周滿傑表示,上半年全港錄17個私人住宅項目動工,涉及單位僅1,171伙,按年跌80%,更創有紀錄以來的上半年新低。另美聯劉嘉輝指出,上半年全港則有3,144個住宅單位落成,僅佔政府原先預測全年落成量約21%,預期全年私宅落成量1.2萬伙。

奧運站3盤 釀搶客第二波

近期新盤市場表現頗活躍,發展商推盤意慾大增,新盤搶客戰屢有發生,繼九龍站及尖沙咀3個豪宅爆發搶客戰後。

未來數月,奧運站最少3個樓盤同期出售,市場正醞釀另一場新盤搶客戰。

恆隆地產(00101)繼上月成功促銷九龍站君臨天下後,集團主席陳啟宗昨日表示,近日樓市氣氛較4、5月好,有機會年底前推售奧運站浪澄灣餘貨。

資料顯示,奧運站浪澄灣共有1,829個單位,於07年11月推售其中3座約700個單位。當時發展商已經表明會分3年推售,惟去年入伙時,樓市正走下坡,故發展商押後推售時間至今年。

據代理提供資料顯示,浪澄灣上月共錄得7宗二手成交個案,平均呎價約6,700元。代理謂,在九龍站豪宅熱賣的帶動下,浪澄灣價格步入正軌,兩大基金近日拆售單位,帳面損失約2至3%,較年初時損失15%大為收窄。

另外,信和置業(00083)牽頭的海庭道項目The Hermitage,或有機會於短期內獲發預售樓花同意書,設於奧海城2期的示範單位,正在如火如荼地籌備當中。

據悉,發展商有意趕在東亞運動會開幕前推出市場發售。項目提供852個單位,主攻3房單位。

而南豐與市建局合作的海桃灣,剛於上星期收樓入伙,項目時項目尚有約180個餘貨單位,主要集中在1、2座的A、B室,面積介乎1,100至1,300平方呎,發展商意向呎價1.2萬至1.3萬元,較今年3月大幅調升30%以上。

事實上,在發展商大幅加價的推動下,海桃灣上月錄得16宗二手摸貨成交個案,全部獲利離場,例如3座29樓E室,面積809平方呎,原業主3月以469.3萬元購入,上星期以598萬元摸出,持貨半年帳面獲利128.7萬元。

業界人士指出,雖然奧運站有數新盤有機會同時段推售,但是南豐發展參與其中兩個新盤,故預期實質競爭不會太大。而且近期新盤供應量匱乏,發展商肯定不會減價求售,最多只會提供少許付款方面的優惠。

新地海輝道項目 或明年中推

不過,值得注意的是,新地(00016)旗下海輝道項目,正部署年底前入紙申請預售樓花同意書,有機會明年中推售,即是說未來1年同區共有約2,700個新供應,發展商去貨意慾一定較其他區強。

The base is actually L-shaped, so the folks facing north at One Silversea can probably throw their garbage from their windows and it'll land on the new development.
