But what is not so typical in the past about these new buildings are the smaller lot size and building footprint limits the number of flats available on each floor.

Looking at the floor plan, Island Lodge has only about 5 flats on each floor, but the older generation may double the number. And looking at the floor plan for the York Place project (http://www.skyscrapercity.com/showpo...8&postcount=34), each floor has only two or three flats. Technically, the owner can buy out all flats in the same floor and make it into one signle flat.

Can you imagine you have your an elevator for your own floor in the building?

My uncle had that in Repulse Bay - was only two flats on the floor as it was!

港濤軒公司客新貴; 2房最平月租$2.35萬

隨著多個新盤相繼入伙,「租務Zone」以系列形式介紹最新入伙盤,今期率先登場的是北角單幢樓港濤軒。物業賣點為比鄰港鐵北角站及渣華道街市,周邊設有多間食肆,生活配套一應俱全。該盤約有10餘個放租單位,逾800呎2房月租由$2.35萬起。

由太古地產及中華汽車發展的港濤軒,今年4月收樓,以一層5伙設計,戶戶樓底高近10呎,廳區一律以落地玻璃設計,當中D、E室向南,低層30樓以下望樓景,而30樓或以上的視野則可穿越舊樓,遠眺北角半山景致。而一律向北的A至C室,由於基座夠高,低層戶亦可享海景。

海景4房回報約3.2厘

港濤軒雖屬單幢項目,會所設施卻可媲美大型屋苑,包括戶外游泳池、兒童遊樂室、健身室、燒烤園地及戶外兒童天地等,滿足一家大細所需。此外,項目距離港鐵站及渣華道街市僅數分鐘步程,交通購物皆便。

世紀21日昇地產執行董事黃文龍稱,相比同區大型屋苑,港濤軒租金較高,故租客以公司客為主。屋苑8月錄得3宗成交,平均呎租約$31,其中高層C室,1,327呎海景4房,由外籍公司客以$4.3萬承租,呎租約$32.4。業主於07年底以$1,589萬一手購入,回報率約3.2厘。市場約有13個放租單位,呎租叫價約$32.5,逾800呎向南樓景的2房月租由$2.35萬起,海景2房月租動輒由$2.9萬起,而過千呎的3房則叫租$2.75萬起,最大逾1,300呎的4房需$4.1萬起。

一手呎價平均逾$1.4萬

一手樓市暢旺,發展商近日亦低調推售餘貨,8月錄13宗一手成交,平均呎價約$1.4萬至$1.5萬。EPRC(經濟地產庫)資料顯示,項目暫錄152宗一手成交,佔單位總數約83%,平均呎價$9,390。

隨樓市重拾升軌,港濤軒二手成交由年初蝕幅逾兩成,至近日已獲利離場,其中高層A室,1,120呎海景3房,原業主於07底年以$1,322萬一手購入,至上月由投資者以$1,509萬承接,持貨不足兩年帳面獲利$187萬,升幅14.1%。物業約有36個二手放盤,叫價與一手購入價相若,平均每呎$9,277,2房入場費由$630萬起。
