Sta. Lucia Land undertakes 3 prime development projects
Manila Bulletin

Sta. Lucia Land Inc. (SLLI) has gained significant attention in the vertical property development industry with three prime development projects in full swing: La Breza Tower in Quezon City, La Mirada at Residencia de Vistamar in Cebu and Splendido Taal Towers in Tagaytay.

SLLI President Exequiel D. Robles said, “We are bringing our realty development expertise to building residential condominium and condominium hotel projects. Currently, our three vertical property projects are right on track and we are happy to see brisk sales.”

La Breza Tower, a 22-storey luxury mixed-use development situated along Mother Ignacia Ave. in Quezon City, is conveniently situated amid a bustling urban setting to provide comfortable living for the busy person. Located in the heart of QC, it offers easy access to schools, such as U.P., Miriam and the Ateneo; commercial centers like SM North Edsa, Trinoma; and nearby broadcast giants ABS-CBN and GMA 7.

With La Breza’s condotel aspect, it also offers an investment opportunity to the upper middle income sector, with an annual expected return of investment between 4.97 to 6.08 percent. It provides high life versatility with its time-sharing reciprocity with Sotto Grande Hotel and Beach Resort, a luxurious leisure getaway at the Residencia de Vistamar in Cebu. Subscribers may use part of their time-share allocation to stay at the plush Sotto Grande that features the leisure coasts of the Queen City in the south. La Breza is expected to be completed in mid-2011.

Another SLLI focus project located at the sprawling Residencia de Vistamar in Mactan Island in Cebu is La Mirada. This upscale venture provides the stunning and very relaxing sun, sea, sky experience preferred by those with very discerning taste in life. Designed for comfort and relaxation, this prime development is a perfect escape from the hustle-and-bustle of the city. SLLI expects to finish La Mirada also by mid-2011.

Meanwhile, Splendido Taal Towers is a four-building condominium project inside Splendido Taal Residential, Golf and Country Club in Tagaytay. Its enviable location provides access to the exquisite beaches of Nasugbu and Calatagan, Batangas, the popular dive sites of Anilao and Tagaytay’s pulsating entertainment areas. Splendido Taal Towers afford its residents the tranquility of a dramatic, overlooking view of the Splendido Golf and Country Club’s fairways and the world renowned Taal Lake and Volcano.

Robles disclosed that SLLI has partnered with some of the biggest names in architectural design and architecture interior design to build prime realty projects to the public. The realty developer has tapped the services of W.V. Coscolluela, & Associates and Songsong & Periquet Designs for architectural design and interior design, respectively.

“Sta. Lucia Land developments have always adopted the elegant Spanish Mediterranean feel, with comfort and class at the heart of its designs,” Robles said.

With these three projects coming to reality within months of each other, and with more condominium-type ventures in the planning stage, the company hopes to stir the vertical property development industry.

“Sta. Lucia Land projects have always been built in the foundation of excellence. We carry that same standpoint in every vertical property development project we undertake,” Robles concluded.

D pa confirmed jcb. But during the sales rally last Feb, they announced that there will be upcoming vertical projects but they're doing it one by one. If ever meron man, it may look similar to their current projects. Yung Spanish Mediterranean design.

Easy Breezy
Convenience and the calming elements of nature combine for a dynamic lifestyle at La Breza Tower

Convenience, affordability, practicality, accessibility—these are the reasons why condominiums are very much in demand. Condos offer straightforward lifestyle solutions to urbanites who need everything—work, home, shopping, dining, transportation, sport and recreation—within easy reach.

Offering a balance between a dynamic cosmopolitan life and a quiet, restful sanctuary, La Breza Tower's most appealing feature is its strategic location. Sited at the vibrant district of Tomas Morato along Mother Ignacia, La Breza Tower was conceptualized by Sta. Lucia Land, Inc., as the place for individuals who want the best of both worlds—a dynamic community that allows them to enjoy the energy of the city and a tranquil yet luxurious abode where they can immediately retreat for rejuvenating breaks.

Consistent with the idea of cosmopolitan living, the residential condominium is also a condotel, with 64 of its units functioning as serviced hotel spaces. While offering temporary residence for tourists and guests, the condotel units of La Breza Tower are also a worthwhile investment for potential unit owners.

La Breza Tower's units provide much more generous space than those on offer by other developers. The 22-storey tower includes units ranging from 36 to 38-square meter studio units (whereas other developments' studio units start at a very compact 21-24 square meters), and spacious 68-square meter one-bedroom units. Prices start at P2.5 million for a studio unit convertible to a one-bedroom unit, up to P5.8 million for a one-bedroom unit that can be converted to a two-bedroom unit.

For more info about La Breza Tower, you may email mylabrezatower@gmail.com or visit http://labrezatower.wordpress.com

I started this thread not liking the exterior design of the condominium but is now much in love with this project.

La Breza Tower
The pleasures of living in the city
April 21, 2010, 3:49pm
Manila Bulletin

Condo living has become the signature of a dynamic city lifestyle. With the city’s exhausting pace and limited space, the search for condominium developments that offer excellent accessibility and living comfort has also become a passion to those who can’t live outside the city.

For city dwellers, La Breza Tower may bring the fresh answer because it was built to service the urban lifestyle.

First of all, the project stands in the heart of Quezon City, near Mother Ignacia area.

It has 176 studio units, 70 one-bedroom units, and four three-bedroom suites in a 22-story building.

The project is being developed by Sta. Lucia Realty and Development Inc. and designed by W.V. Coscolluela & Associates, while its architectural interior is produced by Songsong & Periquet Design Group.

La Breza Tower offers the luxury of just being 20 minutes away from everything a city dweller needs. Work is never too far, as the address is just next door to some of the country’s top employers. In fact, two major stations can be reached easily from the project: ABS-CBN and GMA Network.

Huge BPO companies are also just around the corner for those who work in the call centers. The main offices of some of the country’s government agencies, on the other hand, is just a ride away at the Quezon Memorial Circle area.

Those working in other business hubs such as Ortigas and Makati can easily reach the place via train, as the Quezon Avenue Station of MRT is just a stone’s throw away.

Food and other produce, meanwhile, are abundant in Nepa Q-mart and Farmer’s Market, just two MRT stations away. St. Luke’s Hospital and Capitol Medical, just a short drive away, can take care of all medical services needs.

Actor John Lloyd Cruz, endorser of La Breza, said: “The project has access to almost anything and everything. My profession is one of the most dynamic kind, yet La Breza Tower keeps me abreast with my busy schedule.”

The project’s vicinity also teems with places to unwind and party after work or during the weekends.

The nightlife of Tomas Morato, Timog and Quezon Ave. offer a wide range of entertainment for everyone of all ages.

Shopping and malling is a neighborhood away. There’s the Gateway Mall in Araneta Center, Robinsons Galleria and SM Megamall in Ortigas, Greenhills Shopping Center in San Juan; and to the north, SM North Edsa and Ayala Trinoma Mall — all within the 20-minute travel time limit.

There may be things to do outside but this project is also fitted with up-to-date condominium amenities.

For starters, restaurants and boutiques at the ground and second floors of the building offer residents an array of goods and services for their needs and for their convenience.

At La Breza, there are units that have their own gardens. This part of the development’s concept promises to bring the zen balance into the condominium lifestyle.

Function rooms and a banquet hall are also available for residents’ social gatherings and business needs. And, to keep the body in excellent condition, there is a gymnasium, Jacuzzi, swimming pool and kiddie pool and other recreational facilities available.

Parking is not a problem. The building design made sure there is ample parking space for residents’ vehicles. Moreover, a 24-hour security system will help keep the privacy and safety of the entire premises so that one can live their day worry-free and sleep soundly at night.

The building has already topped off this March and is ready for occupancy by June 2011.

Eto pa, turn over will be in June 2011 na. Kakalaunch lang few years back, delivery na kaagad next year.

Yung iba jan, rendering pa rin or u/c or worst, na move ang turn over and marami pang technical problems upon delivery ng units. Nadala kc sa pagandahan ng rendering. Ang nice sa billboards, mukhang low cost naman sa personal, sa dami ng units and towers, mass housing ba yan? Ang crowded. wawa naman!

actually just to be fair, i think May 2008 pa yata yun construction nito. June 2011 yun turnover, 3 years for a 22 storey condo? i don't think mabilis po yun tawag mo doon. also given na maliit lang yun footprint nito compare sa iba.

Selling similar project from other developers, I'd say 3 years inclusive po of the launching stage, preselling stage, construction and delivery, it's better and lesser wait time po compared to other developers' projects (similar to La Breza in terms of footprint and number of floors)

That's more reasonable compared po to some that will take them a year or two just for the press releases, marketing hype, and preselling and another two years or more for the construction.

And by the way, May 2008 nagstart ang pagfence ng lugar..but around September to October 2008 nagstart ang full construction. So if it will be delivered by June 2011, that's less than 3 years.

Also, as early as September 2009, a year after the construction - nagtop off na ang building na to. Right now, sa loob ang inaayos (the hotel facility, the shops at the commercial center, and the amenities area). FYI, this is a mixed use project.

Tagal na nakatayo ito pero di pa ata na turn over. And it already going October 2011. Area is OK, 5 minute walk to the Quezon Ave. MRT Station. Eton Centris and "future" QCBD within walking distance. Yun nga lang its situated along the frequently flooded street that made Christopher "I was not informed" Lao imfamous ...

Sta Lucia Realty's title issuance

Hello!

I bought a land in woodside garden, urdaneta, pangasinan. Fully paid after 2 years and all the registration of title and other fees in feb 4 2010. pero hanggang ngayon hindi pa nila binibigay yung property title kahit almost a year na kaming tumatawag at pumupunta sa office wala pa rin. They kept telling us next month daw ire-release ang title pero hanggang sabi lang.
Akala ko magandang company ang Sta. Lucia Realty pero akala lang pala di naman sila tumutupad sa usapan. It's frustating...

Can someone help me
