A 147-bedroom hotel is being planned by Oaktree Investments for a site on Cheetham Hill Road near Strangeways, Manchester.

Sheffield planning consultancy Crowley Associates has lodged the application on behalf of Javaid Iqbal’s Oaktree.

The proposed L-shaped hotel would be eight storeys tall and faced in red brick, totalling 54,779 sq ft. As well as the 147 bedrooms, there will be a restaurant and a two-level basement car park with 86 spaces. The developer hopes to attain four-star status for the hotel.

Vehicular access is to be from Carnarvon Street, which borders the site to the north. The site is currently mostly occupied by a former petrol station-turned-car wash, and the Oaktree project includes the demolition of a single-storey building on site. An ICICI Bank branch is located to the south of the site.

The design and access statement prepared by SLA Design, also of Sheffield, states that “the development intends to respond to the city council’s policy and framework to create a hotel development that can kickstart the improvement of an area in need of regeneration”.

This is turning out to be a very nice development. The materials are top notch. If these are the student buildings, it bodes well for the office and residential buildings.

Angel Gardens is the first residential skyscraper delivered outside London since the financial crisis. When complete, the £153m Manchester city centre development will consist of 466 apartments, and a total of 520,000sq ft.

Practical completion of Angel Gardens will be in two phases between 2019 and 2020.

The site has been crazy busy since New Year! I think this along with Owen Street has been the most active. Great news that it's all guns blazing now. I forgot how big this project was and not even in height wise, as a project in whole! This area is crying out for big developments like this. Can't image how this part of the city will look in 6/7 years.
