That's X1 Salford Quays - just a series of pretty bland/non-exciting 6-storey blocks. Each block contains 60 apartments, there's quite a few of them now at the Quays.

TalkTalk takes 106,000 sq ft at Soapworks...

Quote:
Asset manager The Carlyle Group and joint venture partners Nikal and Abstract Securities have secured a 106,000 sq ft letting to TalkTalk at the £70m Soapworks redevelopment in Salford Quays.

The 15-year lease is in addition to the 20,000 sq ft which TalkTalk already occupies in the Soapworks’ Boilerhouse building.

TalkTalk will use the office for its North West headquarters.

The Carlyle Group also confirmed a 54,000 sq ft deal with the Home Office on a 10-year lease.

The Home Office will relocate its current services from a number of separate premises around the Greater Manchester area including Manchester Airport. The move is due to take place in June 2016.

Soapworks is a 400,000 sq ft redevelopment of the former Colgate-Palmolive factory. Phase one and two at Soapworks totals around 230,000 sq ft. Only around 50,000 sq ft now remains available in this phase. Phase three can bring forward up to 160,000 sq ft.

The lettings to TalkTalk and the Home Office are in the main building, in blocks A, B and C.

The Carlyle Group and its joint venture partners were advised by Chris Mulcahy, director at letting agent JLL, with joint agents Canning O’Neill.

Ben Du Boulay, director of The Carlyle Group, said: “When we commenced the redevelopment of the former Colgate factory in Salford, we were confident that there was a strong latent demand from regional occupiers across both the public and private sectors for high quality office space, particularly if it was located in such an iconic an historical building as Soapworks. Both lettings are a significant endorsement of that belief.”

Granada-St John's
Masterplan | Midtown

Project Completion: 2020 | No. of Apartments: 2,150 | Developer: Allied London

Current Status: Proposal, first planning applications due July.

Little update on the masterplan for this huge chunk of Central Manchester.

This plan will see the redevelopment of the land in the foreground here:

The plan basically includes lots of apartments in the form of townhouses, apartments and lofts - as well as new "independent" retail and commercial units for boutique restaurants and shops - promoting startup businesses, that sort of thing. They'll also be a huge new government-funded arts and culture centre - and a riverside park.

ThreeFour34 went down to the consultation last week to take a few pictures.

Middlewood Locks scheme revealed
BDNW: http://www.thebusinessdesk.com/north...-_Daily_E-mail

PLANS for the £700m residential and commercial Middlewood Locks development in Manchester will be unveiled today.

The McCabe family's Scarborough Group International, the international real estate investor and developer, revealed the plans for the 24-acre site at the western gateway to Manchester central business district.

At a launch party attended by Salford City Mayor Ian Stewart, Scarborough will reveal its latest plans, images and timetable for Middlewood Locks, which received planning consent in March 2015 from Salford City Council to deliver a new mixed use community of around 2,000 new homes and up to 750,000sq ft of commercial development space.

St John's Place will be 36 floors, and I think some of the other towers (which we don't have as much detail on) will range between 20 and 35 floors. So not overly tall, but still decent.

Harter Street
Apartments | Midtown

Floors: 6 | Number of Apartments: 22 | Developer: IP Global

Thread: http://www.skyscrapercity.com/showth...#post124885962

An example of how hot Manchester's property market is has come out of a small warehouse-to-apartment conversion on Harter St, just off Princess St - near China Town.

Here, IP Global are developing this derelict building and converting it into 22 city centre apartments. They recently went on the market for between 250,000 and 460,000 USD - and sold out within 14 minutes.

A few snippets from the blurb:

Quote:
Manchester’s population and economy are flying, but the city’s residential pipeline is a long way from keeping up with this demand. This is creating excellent opportunities for investors, with comparatively lower entry prices, strong rental yields and forecast appreciation of up to 26% to 2019.
Quote:
The city’s population is expected to rise by 128,000 over the next decade and by 2024, 110,000 new jobs are forecast to be created.
Quote:
Manchester property has shown steady growth following a surge in 2013. While across the city prices were up between 5.4% in the year to March 2015, in the city centre this growth was up to 6.3%.

Forecasts put capital appreciation at 26% to 2019, with current central Manchester apartment prices still 17.3% below peak. UK-wide annual rental growth is forecast at 2.5% per annum over this same period and Manchester looks set to outperform massively, with city centre rents up 10% last year and forecast to rise a further 9% across 2015.
An increase of 128,000 people would give the City of Manchester a population of 642,417 by 2025 (a 25% increase).

Get investing people!

Haven't done one of these for a while, and now that I'm back from Uni I thought why the hell not.

Here's the (very complex) Manchester Development Map - highlighting (nearly) every development in the Central Manchester, Salford Central, Salford Quays and New Islington areas.

It's pretty self-explanatory, but:-

Green Stars show projects which are currently Under Construction. That's piling drills on site right up to nearing completion.

Blue Stars show projects which have planning applications. Some of these are due for an imminent start to construction.

Red Stars are those which are visions or masterplans, with no planning applications and no clear timescale.

Enjoy.

You should sell your map to conveyancing solicitors (seriously!). Much better than your average local authority search.

Likewise, have to praise your efforts VDB on keeping this thread in order, the development map is fantastic. So many proposals in Manchester/Salford it's becoming hard to keep track, long may that continue!

Conveyancing solicitors? I have to admit to never having heard of those, what are they/what do they do? And how would I go about presenting my map to them?
