"Manchester Place brings latest site to market"...

A prominent site on one of the key routes into Manchester is being marketed for residential development by the city council.

The 1.5-acre site bordering Medlock Street and Little Peter Street is opposite the new cultural and leisure facilities of First Street. The plot is owned by Manchester City Council which is keen to see residential-led development “of height and scale” as part of the wider First Street development framework.

Little Peter Street presents a major opportunity to build on the existing activity of First Street and link through to neighbouring areas of Great Jackson Street and Castlefield.

Deborah McLaughlin, chief executive of Manchester Place, the partnership helping to drive residential development in the city, said: “This is one of the best sites available in Manchester and presents a unique opportunity to create something really special.

“The site sits opposite the new cultural and leisure area of First Street, it has river frontage and the potential to create hundreds of high quality new homes to meet on-going demand.

“The site is being marketed nationally and internationally and we look forward to hearing from developers who share our ambition so we can work together to create a high quality new neighbourhood.”

Manchester Place is a partnership between Manchester City Council and the Homes & Communities Agency formed to accelerate the speed of housing delivery.

Manchester’s population is on course to exceed 600,000 by 2030 and the City needs to provide an additional 55,000 new homes over the next 15 years to support the projected economic jobs growth.

Expressions of interest are being sought by 12 noon on Friday 9 October

Already delivered in Salford Central are a new hotel, multi-storey car park, and a 125,000 sq ft office building is under construction at One New Bailey. Apartments opposite Timekeepers Square at Vimto Gardens have also been completed.

English Cities Fund is a joint venture between Muse Developments, Legal & General and the Homes & Communities Agency through an active partnership with Salford City Council.

Phil Mayall, development director of ECf, said: “The city of Salford is benefitting enormously from the changes being brought about by the ongoing regeneration scheme. A key part of this is offering more housing; Vimto Gardens sold out entirely off-plan after it was launched last July and there was a huge demand for the 14 townhouses within the development. Timekeepers Square will offer a mixture of two, three and four-bedroomed townhouses with gardens and parking – a hugely desirable entity in city centre living.”

The development, designed by Buttress Architects, has been composed with the area’s Georgian heritage in mind. Situated within a conservation zone just off Chapel Street, Timekeepers Square is designed to be visually sympathetic to the existing buildings in the area. The 36 houses will be split into six blocks, with a centralised courtyard. Each home will benefit from parking, private garden and or roof terrace, full height windows, some with a Juliet balcony, black zinc roofs, Yorkshire stone paving and landscaping. There will be a mix of sizes with two, three and four bedrooms.

Salford Central Timekeepers Square 3A pedestrianised walkway to the south of the development will offer residents and passers-by a quiet area, sheltered from the bustle of Chapel Street.

Once completed the overall development will contain 2.5m sq ft of office, retail, and leisure space, 849 new homes, and 390 hotel rooms.
