I didn't mean to sound like some short sited, overly patrioitic, backwoods conservative american flag waver, even though that's how I came accross. I'm just saying that at least for now it's a little more ecelectic and stable than most other countries who can only be jealous of it. For now no other nation seems to have as much as the US to offer.

Having won the protracted battle over their holdings in 2012, Cabi, the original developer of Capital at Brickell, has decided to reposition a site at 1420 S. Miami Ave. in the marketplace as a retail development of about 8 floors:

Under Miami 21, the city’s zoning code, the owner can go back and ask for as much as 3.2 million square feet of development, according to Robert Given and Gerard Yetming of CBRE, who are marketing the property.

As a result of the potential for greater density, Given said the property could fetch more than $100 million.

That’s a price that would eclipse the $64 million Swire Properties recently paid for the 700 Brickell Ave. site. Swire can build 1.1 million square feet of development on the 1.55-acre site.

With development potential for the site up to 3.2 mln sq. ft., the price could be huge. The original 650 and 710 ft. tower proposal could be built but at 1.3 mln sq. ft, it would only be less than half the potential for the property. The winning bidder will likely seek the maximum square footage allowable.

Capital At Brickell Site Sold To Chinese For $75M; Will Be Redesigned

The Chinese aren't known for building less than what the site can accommodate. This one could and should be a statement.

A few reasons why Miami can continue to build and one of the reasons is Miami is landlocked by the ocean to the east and a Urban Growth boundary line to it's west so basically there is no land room to sprawl into the western suburbs.

Another factor is that most of these condo towers are being financed with non- traditional financing. Foreign investors some times have to put up deposits of 30-50% before the building breaks ground and then additional deposits as construction progresses. This is very common in South America and many other foreign nations. These towers for the most part aren't being financed by regular US banks that only require a 20% down & finance the balance where it's normal in other American cities.
