The Magic of the Copley Place Tower: More Units, Same Height

Going from condos to rentals will increase scale of housing.

Developer Simon Property Group unveiled its revised plans for the on-again, off-again tower atop Copley Place. Contrary to earlier reports, it will not, in fact, technically tie the Millennium Tower for tallest residential spire in Boston.

The addition will instead be 569 feet (to Millennium's 625). Most significantly, the Copley Place Tower will have far more residential units than originally thought: 433 apartments and 109 condos vs. 318 apartments. But! The building's height remains unchanged as the boost in units comes from reconfiguring interiors (though it's not clear from the plans unveiled today, we think that means more studios and one-bedrooms). Even at 569 feet, we're fairly certain that that would make the Copley Place Tower the tallest majority-apartment tower in Boston. Below, too, is a rendering of the retail base, which, instead of the fortress-like podium approach of yore, will be more integrated with the tower above and the pedestrian traffic below.

Update: The developer tells us that the tower, in fact, will go to 625 feet with "additional items" on top, like antennae and mechanical apparatuses.

I'll maintain that 625 ft. height in case the mechanical decks reach that level. Antennas of course, won't be included in any final figure.

Giant Copley Place Tower Almost There

Then, about a year later, developer Simon Property Group, most famed for its mall-building, suspended development, saying it wanted to reevaluate the project.

Then! Simon unveiled fresh plans in the early summer, this time for a tower of 433 apartments and 109 condos (the 2011 plans called for a 47-story tower with 318 condos, period) as well as expanded retail at the base. There's still some tussling over the affordable-housing component of the Copley Place Tower, though (another) BRA O.K. seems inevitable.

52 floors in 186m? Awfully low ceiling heights for a new residential tower in Back Bay. I wonder what these "new construction techniques" are that they're going to use.

I think the ceiling heights will be ample. This isn't Honolulu where they cram 45 floors into a 400 ft. tower.

625' is actually 190.5m. No idea where the heck the 186 number came from. But I do agree, in that they somehow added 5 floors to the original proposal while keeping the same design and without making it any taller!

It sounds like things are still moving forward with this. There is a lot of legwork to be done on a slurry wall before the tower can rise.

The facade mockup is back. Here's a pic of it quoted from archboston

Nope it sounds like they might be working on the foundation currently but because it is being built directly above the mass pike with only a small piece of the building on solid ground even if they have started already it will be several years before it is visible above ground.
