Conclusion
It is considered that the proposed significant variation to the height provisions of the
Scheme and the proposed plot ratio bonus in this proposed development results in
an overdevelopment of the site with significant adverse impact on the precinct, the
surrounding properties and the public space and can not be supported or approved
by the Council under clause 47 of the Scheme.
It is considered that the current development proposal does not warrant the awarding
of any bonus plot ratio and that the Design Advisory Committee’s advice should be
reiterated, that a more appropriately scaled development should be considered for
the site with any remaining available plot ratio being made available for transfer to a
more appropriate development site.

2. the applicant in part 1 above be advised to consider
designing a new building that complies with the Scheme
provisions, does not utilise the maximum plot ratio
potential of the site, does not adversely impact on the

I don't know. The applicant hasnt provided enough information in regard to the development plus the council are bieng wankers over the heights. Still, I think this will be approved subject to more conditions.

Jesus why do they have to worry about height so much. They should be allowed whatever height the developer wants, as long as its a nice building. The only time heigh hurts is when the building is fugly (stares angrily at amp :@).

This could quite possibly have shadowing issues with Government House. I thought that was a restriction along this part of the Terrace?

Thats fucking horrible. Nice height but fuck it looks like a glorified hay shed or some shit. The pitch of the roof is just too long. If they cut a chunk out of that bottom left triangle so you just had that central point bit at the top, could look quite sleek.

It does suit Perth though and will enhance the crappy character of that area. I hope it gets built.

This project won't detract from any other proposals becuase of its small floorplates, aimed at legal firms i guess.

this is actually is an anomyly, in the fact that if this was to be built it would be the only building in Perth which is built, U/c, Approved or proposed in the 120's height range, there is a gap from Equus 116m to AMP TOWER 131m. plus this would be the tallest thing east of Barrack St.

Seems we're split on this design - I personally love it - so much better than a boring box. This maybe comes close to replacing the old Treasury Redevelopment in terms of interesting architecture with use of glass juxtaposed against an historic building. It's so unapologetically angular. Looks more like something that would be built in Berlin or Frankfurt.

Nattrass would have had a heart attack...
