There's no comparable mall in the vicinity, it's a dense estate, very well served by bus services and connected to two MRT lines, and there's a solid mix of anchor tenants. I'm expecting it to be a big hit. How fast it was leased out in time of crisis should be an indication that retailers have a strong belief it will be a hit.
This being said, it will be a massive neighbourhood mall, as AMKHub is, so it is not very likely to be anything like trendy. |

I guess it will be different for NEX. There is potentiel in the vicinity. Serangoon is really in need of "an integrated area" like the needs of compass point. There are lots of schools and landed housing as well as public private housing in that area. Morever with the circle line i guess it will attract a huge amount of traffic.

City square cant be compare with NEX. NEX is integrated with Circle line and Interchange much like AMK. It is much larger and with mixture of tenants is better than amk. It seem to be working in the direction of jurong point.
Believe that it will create much hype like the opening of vivo city, tampines one. |

Serangoon area is very cosy for own stay and raising family in a less costly manner. Very popular with locals. Very heartland feel...

Library in Serangoon
Two new libraries to open in Serangoon & Clementi in 2011
By S Ramesh | Posted: 15 October 2010 1611 hrs SINGAPORE: The National Library Board has said it will be opening two more public libraries in the heartlands next year, with one to be located at Serangoon while the other at Clementi. This brings the total to 24 libraries in Singapore. The Serangoon Public Library (SRPL) will open its doors in March 2011. It will cater to some 122,000 residents and be housed at the fourth level of a retail mall that links directly to the Serangoon MRT Station of the North East Line and Circle Line, and the Serangoon Bus Interchange.

Nex should gain lots of shoppers. The area has quite a few churches with youth programmes nearby - they'd be in need of new hangouts and its a plus that Nex has cinemas as well. Definitely a grabbing point for them as it will be the closest to the area other than Bishan J8. Also, am pretty sure that those in the north-east would come here for their movies too - people in Kovan, Hougang and perhaps Sengkang. |
