The St Moritz - Jakarta's latest Superblock

- Paragon City in Puri Indah, West Jakarta has been renamed to St Moritz
- It will comprise of 17 skyscrapers, including a 65-storey tower.
- It will be built on a 12 hectare land, and will cost $1.2 billion, and total building area of 1 million square metres.
- There will be three phases. The first phase will be 3 apartment towers, they should be completed by end-2010/early 2011.
- According to the website, it will have Jakarta's largest exhibition centre, 500-suites 5-star hotel, and 45 hectares (!!!) of shopping area.

Gebrakan Grup Lippo di sektor properti memang dahsyat. Melalui PT Lippo Karawaci Tbk., kelompok usaha milik klan Mochtar Riady ini giat mengembangkan proyek-proyek terbaru bernilai triliunan rupiah. Bukan sembarang proyek dan juga bukan sembarang kalkulasi bisnis, Lippo melansir kebanggaan baru yang kian meneguhkan eksistensi dan prestisnya sebagai salah satu raja properti Tanah Air

Seakan tak mau kalah dengan konglomerat properti lainnya macam PT Bakrieland Development Tbk., yang memelopori pengembangan sentra primer timur Jakarta di Pulo Gebang, Lippo secara resmi membesut dan menyulap sentra primer barat Jakarta di Puri Kembangan dengan proyek bertajuk The St. Moritz Penthouse and Residences pada 3 April 2008, di Aryadutta Hotel, Jakarta. Proyek senilai Rp11 triliun (1,2 miliar USD) ini mengusung konsep global city yang menghimpun lebih dari 11 fasilitas dan fungsi properti dalam satu area pengembangan secara integral.

The St Moritz Penthouse and Residences menempati area premium seluas 12 Ha di CBD Jakarta Bara. “Ini merupakan proyek pertama dan satu-satunya di Indonesia yang berkonsep 11 in 1. Mengintegrasikan konsep kota baru vertikal dengan infrastruktur berstandar global, serta fasilitas umum yang dirancang sesuai komunitas internasional,” klaim Direktur PT Lippo Karawaci Tbk., Michael Riady.

Benarkah? Mari kita kuliti satu persatu. The St. Moritz Penthouse and Residences akan dibangun dalam 3 tahap pembangunan. Terdiri atas 2.600 unit apartemen, mal eksklusif seluas 450.000 m2 yang di dalamnya terdapat sarana hiburan sea world. Selain itu direncanakan pula hotel bintang lima berkapasitas 500 kamar dan dioperatori Aryadutta Group, convention center seluas 6.000 m2, country club dan spa 2.500 m2, dan wedding chappel.

Yang menarik, akan dibangun satu menara perkantoran setinggi 65 lantai berstatus strata title. Menara perkantoran ini didedikasikan untuk perusahaan-perusahaan yang masuk jajaran Top 500 Fortune Companies. Dengan demikian, ketinggian menara perkantoran ini mengalahkan gedung tertinggi di Indonesia yakni menara BNI 46.

Selain itu, terdapat juga fasilitas-fasilitas umum dan sosial lainnya macam sekolah yang dikelola oleh Yayasan Pelita Harapan, kolam renang ukuran olimpik, Rumah Sakit Siloam Gleaneagles, dan landasan helikopter. Total seluruh luas bangunan adalah 1 juta m2.

Pengembangan The St Moritz akan dilakukan dalam 3 tahap. Tahap pertama mencakup 3 tower apartemen yang diluncurkan secara simultan. Mereka adalah The St. Moritz, The St Tropez, dan St. Monaco. Menara St Moritz merupakan apartemen paling eksklusif dan dijual secara terbatas untuk masyarakat kelas premium. Harganya dimulai dari 1 juta dolar AS per unit dengan ukuran 300 m2. Karena itulah dinamakan St Moritz Penthouse.

Sedangkan St Tropez dan St Monaco dijual seharga 90.000-300.000 dolar AS dengan ukuran mulai dari 150 m2-300 m2. Untuk St Tropez, setiap lantainya hanya terdiri atas 4 unit, sementara St Monaco diisi 6 unit/lantai.

Ketiganya dijadwalkan selesai pada kuartal kedua 2010 dan kuartal pertama 2011. Sementara pengembangan keseluruhan diproyeksikan selesai dalam lima tahun ke depan.

Dilihat dari fakta dan angka tersebut jelas, The St. Moritz Penthouse and Residences merupakan mega proyek yang memenuhi syarat citus, altius dan fortius (swifter, higher, and stronger). Jika dibandingkan dengan mega proyek lainnya macam Ciputra World Jakarta atau superblok Podomoro City, Lippo boleh berbangga.

Ciputra World Jakarta yang juga menempati area seluas lebih kurang 11 Ha, hanya menghimpun kurang dari 10 gedung vertikal. Begitupula dengan Podomoro City. Sementara The St. Moritz Penthouse and Residences akan mencakup 17 skyscrapers (gedung pencakar langit) dengan total perimeter sepanjang 2,5 km.

The St. Moritz Penthouse and Residences hanya bisa ditandingi oleh Rasuna Epicentrum. Dilihat dari total investasi, keduanya setara. Hanya, PT Bakrieland Development Tbk., belum mengeluarkan angka resmi, berapa nilai investasi totalnya.

Global city yang dirancang oleh urban planner Gordon Benton ini menawarkan konsep kehidupan serba modern. Mulai dari pemanfaatan teknologi water recycling untuk memenuhi kebutuhan para penghuni dan tenan, juga pengelolaan waste water treatmentnya. “Teknologi ini memungkinkan penghuni mengkonsumsi air yang kita olah sendiri,” ujar Benton.

Adapun motivasi PT Lippo Karawaci Tbk., menggarap sentra primer barat Jakarta adalah pertama lokasinya strategis. Perusahaan ini mengakuisisi lahan yang sebelumnya milik PT Metropolitan Kentjana. Berada di intersection jalur Jakarta Outer Ring Road(JORR) Seksi Barat dam Tol Tomang-Kebun Jeruk. Serta dekat dengan jalur Tol Bandara Soekarno Hatta. “Lokasi kami memiliki toll access sendiri,” ujar Michael.

Dus, harga lahan dan properti di sini masih relatif lebih rendah dibanding di kawasan lainnya. Jadi, nilai propertinya akan terus bergerak naik seiring dilakukannya pembangunan The St. Moritz.

St Moritz? What's the idea behind this project name?

Somehow, the font theme resembles '3' (tri) cell's operator.

yep, Puri Indah. They were going to be build a mixed use development there called Paragon City, but it looks to have been completely redesigned and up-market-ed. There's a thread called Paragon City in this forum...find it for the old renderings..

St Moritz, as far as I know, is some ski resort in Switzerland...not sure why they decided to name it that.

It's possible mathematically. Let's say, Out of 12 hectares, they use 9 hectares and build 5 storey shopping mall, there you have it: 45 hectares shopping mall.

However the next big question: If it built, who will ocupy such a gigantic mall? While we have seen even the finest mall that already finish, Grand Indonesia and Pacific Place, is mostly still empty.... (not counting the 'not so important' and hollow mall under City Loft, Belagio Resicence, The Bellezza)

And there goes the list, the candidate of empty mall and superblok: Kuningan City, Ciputra World, Casablanca City, Kemang Village, Gandaria Mainstreet, Podomoro City, Seasons City (back off, Crown City)

The Moritz will be jumping into "empty mall" band wagon

there are too many superblocks now i wonfer will those superblock really occupied ?

they should divert their attention to make more public spaces (well at least like Rasuna Epicentrum though) or just purely plain park

for info=with this daily activity at puri indah area...everyday its traffic jam (except sunday).. imagine if that superbloc has finished.. more traffic right??
its true,who will occupy the biggest mall and highest tower also 11 towers??

except JORR already finish,see Pondok Indah area..(Lippo group hope that Puri Indah will be biggest also success from Pondok Indah Area...)

Tapi jangan pada ngarep banget dolo. Awal2 sih boleh 17 tower tapi liat aja kasus Kemang Village yang harusnya towernya banyak malah beberapa saja yang dibuat.

G punya kenalan yang kerja di Lippo Grup, dia bilang sih Kemang Village kurang bagus untuk di kembangkan.

Yah g juga berharap sih ini project dapat lancar tanpa hambatan seperti pembangunan City of Tommorownya Surabaya apa lagi ada tower yang mempunyai ketinggian 65 lantai WOW

as for accessibility, jorr west is on the way and should be finished within a couple of year, so imho it's a perfect location.

Maksudnya kurang bagus utk dikembangkan karena apa?

Apa karena bekas kuburan? Atau financially not feasible?
