I couldnt find tihs online, but the "Times of India" Mumbai edition states that there is gonna be a nine storyed car park in the jupiter mills land, which can accomodate around 2300 cars. the proposed structure will lie in the vacant part of the land next to the mid-rise commercial buildings which we havve seen earlier in tis thread. a photograph of the site is also provided in the article.

^here's the image from that article

A mall was going to be built at the spot. But now according to DNA, the parking lot/garage will part of a new 45 storey commercial tower.

Quote:
Mumbai: A 12-storey parking tower in Parel, with a capacity to accommodate 2,370 vehicles. That's what India Bulls, which is developing Jupiter Mill in that region, is planning to build.

It has submitted a proposal to the civic body and traffic authorities under section 33(24) of the development control rules, which allows the developer to seek 50% FSI incentive over the built-up area utilised for public car park.

The submitted proposal states that the parking tower will be a part of a 45-storey commercial building. There will be two levels of basement parking plus public parking from ground floor right up to the ninth floor. A 6-meter ramp will be constructed between ninth and 10th floors to segregate the public car park from the commercial space. The total area to be utilised for the parking lot will be 10,839 sq-m, which means that the developer will be able to seek an FSI incentive of over 5000 sq-m.

A state-appointed five-member committee, chaired by the municipal commissioner, met at the civic headquarters on Tuesday to deliberate on the proposal. Traffic authorities reportedly have studied the proposal, and have advocated that the developer be asked to set up a sizeable holding area in front of the proposed entrance on Senapati Bapat Marg, and the exit, to come up on Fitwalla Road. to avoid traffic congestion.
From what it looks like, there is no major opposition to the design of the parking lot. This means that the new 45fl commercial tower is ON.

Meanwhile I'm hoping that the site of the JM tower is across Fitwala road and not where this commercial tower is coming up.

Thumbs up

from an article on IB in Singapore's Business Times:

June 1 2009:
Quote:
The board has decided to stick to its earlier plan to include a residential component at One Indiabulls Centre, and the plan is to launch the residential project shortly, according to the latest results statement issued on Saturday.

even i am hoping the same.

the 45 storey commercial tower is the result of the increased FSI. but for that, we would havve had only a low-rise mall there (of 4-6 levels) according to the earlier renders.

meanwhile there has been a lot of activity going on on the smaller plot on the other side of fitwala road. the plot is small, not more than 30,000 - 40,000 feet. i sincerely hope they build the JM tower there.

an image of this plot was posted by Jai on the elphinsone mill tower thread. i am posting it here.

and there is one more reason to believe that the JM tower is gonna come on the smaller plot across Fitwala road.

Look at this rendering carefully.

I had always wondered over the last 1 year that this photograph makes sense only if the tower was supposed to come at the small plot across Fitwala Road, rather than the main jupiter mill plot. i wasnt sure until i saw the construction activity early this year (Feb to be precise)

i had waited for more concrete evidence before presenting it to the forum. but i couldnt get much since the construction site is covered by metal sheets upto a height of 25-30 feet to avoid dust pollution.

Thanks for the update Kalyan. I inverted the render some time ago and came to same conclusion. The JM tower will definitely rise on the smaller plot. Can you try to take some pics of this plot from the flyover or one of those buildings in the back? Even if they show the metal sheets, it'll be fine.

Those shots nail it. The shot in ur 2nd post showing the smaller plot has a steel sheet with "S" written on it with a green background a la IndiaBulls logo. That's more confirmation that the plot is owned by IndiaBulls and is the place where the JM will rise.

That pic also shows Bombay Dyeing's u/c tower in Wadala. Kalyan, can u take some pics when u have time?

no doubt abt that bro, the site is owned by indiabulls and it served as a storage area for the raw materials for the one indiabulls construction. anyway, you have a keen obserrvation

will get the Bombay dyeing u/c imags shortly.

since u r enthusiastic, i am uploading another photograph, which i had to take from a moving vehicle. this was becoz this was the only entrance to the smaller site and the security guys didnt allow me to take photographs when i went near the entrance. this was taken using "shake disabled" mode, and despite that, the image got shaken.

they have dug the plot by about 20 feet. doesnt a structure which is supposed to stand close to 300 metres in height need a deeper basement? pls enlighten.

Don't worry about the blurred image bro. It serves its purpose very well.

Regarding the pit, the depth of it depends on how far down the bedrock lies and the number of basement levels. If it is 20 feet deep as you say then the bedrock lies pretty close to the surface. All they would have to do is level the bedrock to make it smooth and then construct the skyscraper's foundation.

Sweet Jesus. First the small plot images and now the BD tower. It seems that you've already taken images of what I'd like to see. What should I ask for next? BD's tower at Textile Mills in Worli? haha

This is great stuff.

Anyways have you seen BD's tower in Worli? construction on it started a while back.

Bhargavsura, the render hasn't been released yet. All we know is that it has been designed by DP architects and will have 38 floors. The render on their website is outdated. I'll create a thread soon.
