Unitech Grande, Noida, India



Located in Noida, one of the commercial hubs and one of several future CBDs of India's National Capital Region (NCR = Delhi, New Delhi and nodal cities), Unitech Group recently announced what will be the highest skyscraper in the NCR, Unitech Grande.



Noida is one of the fastest growing cities in the world. Conceived as a one of several greenfield metropolitan nodes that would focus the development of both Old and New Dehli, it features world-class infrastructure designed to support support high-capacity residential and commercial development. The eventual plan by 2015 is to have a fully modern central business district comprising commercial skyscrapers around at least one supertall -- one of several CBD nodal cities (which also includes Faridabad, Gurgaon and Ghaziabad.)


Unitech is one of India's largest builders, and continually have churned out world-class buildings with a cutting-edge architecture that is designed to be a modern take on traditional Indian architecture, even to the point of being designed to adhere to ancient Vaastu principals. Their towers, like those of all developers in India, continue to grow taller and taller with each project. It's expected that their Mumbai project on mill-land redevelopments will be even taller still.

Unitech Grande is located in a sub-section of Noida called "Express City." In 2006 Unitech purchased the property that would later become Unitech Grande after intense bidding in what was then India's biggest land deal (in only one year since then, this record surpassed by a factor of several tens larger.)

Unitech Grande comprises over 80 highrises that surround a park and golf course. The tallest at 50 stories, and 5 in the 40 storey range that act as peaks in the string of buildings.


^ Note the currently vacant plots around the area. Only 2 years ago this was all farmland.

At this point, information on names and actual sizes of the buildings is sketchy, as information as of this point has only gone out to realtors. Unitech doesn't even deign to advertise The real estate boom is as such in India that all of their projects are sold out months before even ground breaking, solely through realtors.

^ You can see how the buildings ring the golf course. The taller skyscrapers you see here range from 35-48 stories. The towers will use a bluish tint glass.


^ Continuing to 'pan backwards' the last pic so that the towers of the previous pic are now in the far end of the valley, you can see the taller center towers come into view. Part of the 50 storey skyscraper with its beautiful facade can be seen on the left hand side.

As you drive down the Noida-Greater Noida Expressway, the first thing to catch your attention would be the institutional area that is already up on one side of the road. The other side of the road is residential. Sector 93A has already entered the secondary market. For those looking to buy options in the primary market, this area had almost dried up. Then a dramatic event took place — India’s largest land deal with Unitech buying 347 acres of land at Rs 1,582 crore to launch the Unitech Grande project. It is a separate matter that the developers plan to take home about Rs 15,000 crore from this project. Although there is only this one builder in these three sectors (96, 97, and 98), this project covers an area larger than any of the others. It is this residential stretch along the expressway that we will look at this week.


Getting there

From Sector 18 market of Noida reach Amity Chowk and turn right. Currently you have to wade through a traffic bottleneck to reach the expressway from Sector 18 market, but when all the under-construction flyovers are complete, access will get easier. Talking of access, this expressway will be Wi-Fi enabled. From Delhi one can reach the expressway via Kalindi Kunj or via the Delhi-UP Link Road which runs parallel to Mayur Vihar and sector 15 A of Noida.

While the institutional area is clearly visible from this expressway, the other side of the road seems to hold nothing but trees. You will have to get on to the service lanes to even see the site. For any enquiries, however, you will have to go to the Unitech office in Sector 18, as the site office is not functional yet. The sector roads are up though construction has not started yet.


On offer

In all about 5,300 dwelling units would come up in this development. The project would be developed in four phases over seven years. The first phase of the project was launched in June 2007. What will eventually become the block 3, this phase of development offered about 670 units. Only 40 per cent of these have been sold yet. These are due for delivery in about 38 months, i.e., around Diwali time, 2010.

The basic offering starts at 2,120 sq ft. It is a three-bedroom unit and as far as apartments go, the highest would be a four-bedroom unit with two servant’s quarters. There would also be penthouses. In between is a large enough range that offers options of larger rooms, balconies, terraces, and servant’s quarters. Some apartments would come equipped with ‘sky gardens’, which would have a personal lounge pool.

The highlight of this township would be a 9-hole golf course, which is more likely to cater to recreational needs rather than hosting major international events. This would take up around 90 acres and there would also be themed, landscaped gardens over about 100 acres. There would also be hotels, habitat centre bedsides the usual club and pool facilities. Add up all the other open areas and the project claims an open area of about 93 per cent. Of course the high-rise towers that would come up here compensate that. There would be eight tower blocks and four gateway tower blocks.

Unitech launches two residential towers

New Delhi, April 6 (IANS) Unitech Ltd, one of India's real estate giants, announced the launch of Aqua and Terra - two of the tallest towers of its grand residential project - at a Derby event at the Delhi Race Club here Sunday.

The two towers will be a part of the Unitech Grande, which will come up close to the Noida Expressway and would be spread over 347 acres. The company claims that the two towers would be highest residential buildings in the National Capital Region (NCR).

'Terra and Aqua cater to a fast emerging urbane India. They symbolise panache, opulence and grandeur beyond imagination,' Sanjay Chandra, managing director of Unitech Ltd, said in a press statement.

According to company officials, the size of the apartments in Terra will range from 4,723 square feet to 11,067 square feet, with the choice of simplex, duplex and triplex apartments. In Aqua, the apartments will range from 4,800 square feet to 11,125 square feet.

The Derby event - Unitech Shining Stakes - was hosted by Bollywood's comedy man Sajid Khan and saw a rendezvous of the city's high-profile people, the fashion aficionados and racing enthusiasts. The event was one of the biggest Derby shows in Delhi with the highest stake of Rs.2.5 million.

The event culminated with a fashion show by designer Preeti Chandra, who showcased her spring-summer collection 2008 titled 'Mood Board'. Models sashayed across the ramp clad in sleek and chic shift dresses in Indian textiles tastefully cut to western silhouettes.

In Noida, Unitech has the Grande project, where top-of-the-line apartments sold for Rs 4.5 crore last year. Today, prices are up for these properties also.

The airport site is roughly 50kms south of Noida. Its approval shouldn't affect the project.

Not at all. There are many 60F+ planned/under construction all over Mumbai.

I went to Noida on the 19th. While coming back to Delhi, I visited the Grande site along the Noida-Gr. Noida expressway.

I saw some unitech boards from the service lane and walked across to the site from there. Sorry to disappoint you folks but there was no work going on at the site.
