I think it will get built, but may take years of delaying. Morever, the scale of the project may be much smaller, say just about 40 towers instead of 80.

Unitech to tweak luxury housing project into township

Earlier, the company had planned to build 5,300 flats targeting high-net worth individuals and NRIs for the ultra luxurious project. But, the buyers for the high-end products have vanished from the property market, which is going through a slowdown, forcing builders to change their product mix.

"We are re-designing our Grande project in Noida and will re-launch the project as an integrated townships comprising high-rise apartments, bungalows, villas and developed plots," a Unitech spokesperson said.

The spokesperson said that the company would develop 300 apartments that it has sold in Grande. "These apartments will be developed as per the original plan and will not be affected by the re-orientation of the project. Though these buyers will also be given an option to switch to new format."

Unitech, the country's second-largest realty firm, has launched the plots in the township at Rs 51,000 per sq yard.

While launching the project, Unitech Managing Director Sanjay Chandra had said the investment will be about Rs 6,000 crore and estimated revenue from this project over the next seven years would be about Rs 15,000 crore.

But Rana Rajesh, company general manager who sits at the proposed site, admitted that Unitech is in the process of changing the status of amenities it had earlier promised to potential buyers while launching the project.

The original plan included a Greg Norman 9-hole Signature Golf Course, a state-of-the-art habitat centre comprising an art gallery, a museum, 10 conference halls, an integrated sports complex, premium medical facilities, and schools. However, Unitech officials said the real estate company is now re-assessing these amenities.

In an advertisement on a property site, the company had initially put 2010 as deadline for completion. But barely a year before, there is no golf course, no buildings, and no sports facilities — just arid barren land with a makeshift Unitech site office. General manager Rana Rajesh said the company is launching an integrated township and not a super luxurious township — this, too, will be developed in phases, and not at one go. “The first phase will be completed in two years,” Rajesh said, “but we still do not know the number of flats and plots that will be ready for possession.”

The company, which initially acquired a 347-acre plot for Rs 1,582 crore after outbidding DLF, recently added another 10 acres. “Now, we have total area of 357 acres of prime land,” Rajesh said.

The company is still uncertain about exactly when the project would kick off. “We are yet to identify the architect,” Rajesh said. “The planning will soon begin as we have two more years to launch the first phase of housing.”

“We have put containers in place for digging,” added Rajesh, looking out at the barren plot dotted only with shrubs.

It really loks in a "not ready" state for construction .. thanks to recession and an emphatic failure of gurgaon.

Huh? But this is in Noida. I guess construction of big projects like this will be stalled for at least two years...

Another projects gone. Well here just re-designed. But I don't think it will look as good as the old design.

Ok, so here's the latest on this project. Both Aqua and Terra (45 floors each) are under construction - IR has confirmed it. But apart from them a cluster of 7 towers ranging from 20 storeys to 31 storeys is also under construction. After the global financial crisis, the project is now going to be developed in clusters

great updates IU , i think as the name suggests this will mark the grand success of Unitech when it gets completed in 2015-16 somewhere around..

But IU, if Aqua and Terra are the tallest ones in this project then what about that 60fl building Jai mentioned in Page 1?

That tower has been scrapped..at least for now. When the demand rises we might see it resuscitate since the original architects (Callison) are still on board.

Aqua & Terra will be tallest as of now..they will also be launching a 80 storey tower in phase 2( Confirmed to me by a senior boss in Unitech)...they are waiting for all the concerned authorities to provide them with NOC

Its the best location in Noida and is damn expensive.

Yes, they have been put on hold for the time being as they still are waiting for some clearences and the market response.
